Relax, Refresh and Recharge... Your Home away from Home. Ideally located between the beach and the Town in The Quiet neighborhood of Aldea Zama. Puerta Zama is a gated complex with 24 hour security . This development is the closest to the beach and the Tulum Mayan Ruins. The Beach is 2 miles down the road and Aldea Zama has direct access to a bike path/jogging trail for easy access. The Town of Tulum is only 2.1 miles away making it easy to walk or take a short cab ride. The condo has a private backyard with a jacuzzi tub and a hammock to relax after a long day at the beach. There is a King bed in the master with a 49" Smart TV and a Queen bed in the second room with a 32 " TV both beds with premium Gel Memory foam mattresses. There are individual air conditioner units in each bedroom and in the living room. The Kitchen is fully equipped for 6 people and there's a sectional sleeper in the living room area with a smart 55" TV and internet for your entertainment. Dining room table is for 6 people. There is a washer and dryer for your convenience. We offer self check-in for your convenience. (for check in before 4 pm, please contact me). After you arrive your Local Hosts Mika or Mariana will stop by to meet you . Please note that Tulum is growing very fast and there is a chance of construction around the area and possible noise.
HOW TO MOVE AROUND TULUM We recommend you to use a bike or rent a car. Taxis can get expensive. They will ask for your passport to do the money exchange, I recommend you to have it at the moment.

4. CENOTES How to get to Cenotes? If you want to go on a proper tour we really recommend Agua Clara Diving Tulum, they operate personalized, eco friendly and rush free tours and scuba dives all around the are. You can visit their web: www.aguaclaradivingtulum.com The closest cenotes to Tulum are in to the south: Escondido and Cristal and in to the west, Calavera, Temple of Doom and Car Wash. There are many different types of cenotes, some are like lagoons, some have underwater gardens, some surrounded by mangrove and some are like caverns, recommend to have a look around but really recommend you to visit a cavern one. The only close by accessible cavern (where you can easily get by bike) is Gran Cenote. The nicest one in my opinion is Sac Aktun but its a bit far if you don't have a car. If going to gran cenote really recommend you to get there as soon as they open (8 AM) for avoiding the crowds. Also notice that cenote Sac Aktun is more expensive than all the other ones. Great place, had everything we needed. We rented a car and the condo was a close drive to beaches, cenotes, super market, and restaurants. Loved it here and having the pool right outside the patio door was super convenient!

I LOVED that it had EVERYTHING we'd need being away from home from laundry detergent/ softener with washer/dryer, to all cooking utensils, to ice chest to use for the beach, beach towels, just everything!
Thoroughly enjoyed the property with my two boys. Great to have convenient access to the pool and private hot tub. Location was safe and quiet. Very much appreciated the complimentary coffee and water, and the host was very helpful and responsive in all matters.

We had zero issues with the property. It looks exactly like the pictures! If our group needed anything the host responded back very quickly. Would definitely stay again.
Great location, right in the middle of the beach and downtown. It was very easy for us to find transportation and the front security was very friendly and helpful. The home was clean and looked exactly like the photos. It was a very quiet and peaceful property.

We greatly enjoyed our stay here in the jungle with our two boys! Everything was seamless from check in to check out. The condo was super clean and the pool was very enjoyable, we also loved the water dispenser in the unit! The owner was also great with her recommendations for restaurants, beach clubs and cenote’s to visit! We would definitely stay here again.

We enjoyed our stay. The condo was well equipped and clean. A little far from the beach, restaurants etc but cabs here are easy to get. The complex is secure and other guest are friendly and quiet. I was impressed with the communication with the owner, they let us know exactly what we needed to check in and find the place.

Very nice place, love 24 hrs. Security, very clean and personal very attentive especially Carlos very dedicated to keep Pool, entrence and the Plants. We could use a better blender.

The condo was nice and close to beaches, but we did need a car. Tulum is building and booming with construction almost everywhere. I hope it does not become Cancun...we like the Tulum of past times...a bit more layed back and quieter!

Thank you for the Review Silvia. I do miss the old Tulum too but with the new International Airport coming this year and the Mayan Train, they are building a lot of new places.
Our group thoroughly enjoyed our stay at the condo. Host was very responsive to our questions/needs. The complex was beautiful and secure however it's not the most walkable neighborhood - it certainly felt safe but there's lots of construction going on and not that many restaurants/shops in the immediate vicinity. It was a bit too far for our group to walk to the beach (aprox 20-30mins), tho it's certainly doable.

The closest Restaurant is Aluna 's and it is right next door. There are also a few Restaurants right outside and Inside Aldea Zama ( 10 min. walk)
Downtown is 2 miles from the condo and so is the closest Beach but I understand walking can be hard in the summer months, that is why we recommend having a car or renting Bikes.
I hope you visit us again soon.
The condo is exactly as listed and very comfortable. Great location between beach rd and Tulum main town. Pretty pool is right outside patio door. The owner is very responsive and extremely accommodating. The caretakers check on you to make sure you have everything you need. The security is excellent and everything in area clean and well kept. We will stay here again for sure. This place is excellent for both couples and families.

We loved that the condo was between the downtown area and the beach. It made getting anywhere super convenient. The complex is gated and clean- we felt very safe. The pool is refreshing and clean- and right outside the door of the condo! The condo looks just like the pictures, and super spacious for our family of 4. We would definitely return. Cece's recommendations were wonderful too!

Absolutely loved staying at Terra 105. Great location, walking distance to restaurants and shops, and taxis available right out front. The condo was very well equipped and when we arrived, there was 5 gallons of drinking water already there. The pool is right out the sliding glass doors and the patio is a wonderful place to have coffee in the morning. Any questions I had were answered quickly by management. They were amazing and extremely helpful! Would definitely stay here again. Loved this place❤️

Overall: Great value for wonderful service and accommodations!
The house was exactly as listed - so homey with easy check-in and safety of 24 hour gate security.
Great communication with owner & local host before, during and after our trip. Very responsive through Whatsapp.
The location was centrally located for biking to downtown and beach road. Bonus: The rented bikes were delivered/returned straight to the condo.
There are taxis queued up front - very convenient.

Amazing condo!
Cece's place is absolutely incredible! We have stayed in Airbnb's literally all over the world and this is one of the nicest! The decor is soo great, the private backyard is amazing and the pool is right out the front door! If we needed anything, we got a response very quickly and we loved being halfway between the beach and the town area of Tulum. It's perfectly laid out for 2 couples traveling together. You will definitely need to rent bikes if you stay here in order to get around, but they were only about $6 per day and you can walk to the bike rental place from the condo. If you want to take a cab to dinner, it was only $5. (The security guard at the front was super nice and called us a cab!) Love everything about this place and you will too!

I went to Tulum on a solo trip to celebrate my 50th birthday. This is my 18th international rental but first solo trip. The hurricane passed through 4 days before my arrival. Communication with Cece (owner) and Mika (property manager) was excellent. The condo looks exactly like the posted pictures: Perfectly clean and smelled good. They thought of little things like snorkeling equipment, beach towels, and soap for the washer/dryer. Any hurricane damage had been fixed before my arrival. You couldn't tell that they had experienced high winds less than a week before. The furniture is beautiful and functional, inside and out on the patios. Loved the AC units and fans in living room and bedrooms. Netflix was available for me to watch movies.
Puerta Zama is in a great location within Aldea Zama. It's close to the main road so I was able to bike to Tulum town (1.5 miles), Gran Cenote ($15/3.5 miles), Ahua Tulum (4 miles), and Tulum ruins ($4/3 miles). I went to the beach via Ziggy's Beach Club in the Hotel Zone. I ate at dinner at El Capitain (twice/good), Chachalocos (twice/good and cheap), Curry Po Thai (once/expensive but good) and bought breakfast supplies from the Super Aki grocery store. All had fantastic food. For snacks, I got Slurpees from 7-11 convenience store, Ice Cream from Aldo and the gas station close to the condo. I felt safe everywhere I went.
I took the ADO bus from the airport to Tulum town ($13) and hired a taxi from the station to the condo ($10!). The bike cost a little under $40 for 4 days and Mika took care of the rental arrangements. [Note: You can also rent a bike from the Puerta Zama staff]. On the way back to the airport, ADO doesn't run early in the morning, so I rented a private shuttle ($85) at the very last minute.
If I had (very, very minor) recommendations, it would be that (1) I could have used a map. I found one at FreeTulummaps in the Hotel Zone on my bike journey, which was very helpful; and (2) perhaps post instructions for washer/dryer. To be fair, I don't speak any Spanish. I managed to figure out the washer but couldn't get the dryer to work. (Note: I could have called Mika but felt silly to bother her with such little requests and easily hung my wet clothes on the back patio).
This place is excellent. I'm a Type A perfectionist. Mexico was my 14th international country and I've rented other Homeaway/VRBO places. This is my all time favorite. Do not hesitate to rent!

The condo was amazingly situated near the national park, some of the beaches and plenty of restaurants. The pool is steps away from the back door which was perfect with children. The condo itself is spacious and well decorated. We loved our stay and I would highly recommend it to anyone visiting Tulum!

We stayed at Cece's Tulum apartment from Dec 23-26. It was a gorgeous 2 bedroom/2 bath ground floor apartment at the outskirts of Tulum downtown. We had a car with us, so Tulum downtown was just 10 mins away.
The home in itself was very clean with all the amenities - ample towels, pillows, sheets, hammock and hot tub in the private backyard, plus a cute lanai near the pool.
The owner Cece was extremely helpful and easy to reach. And the local contact Michaela was a lifesaver when we accidently locked our passports in the safe box.
The location is quite secure with gated entryway and away from the buzzing downtown - so no crazy party noise.
Will definitely recommend to anyone planning to stay in Tulum !

Why they chose this property
Tulum has a beautiful Energy I never felt in any other town before. Its Magic will make you fall in love with this Enchanted Boho Chic town . The reason I bought my home in Puerta Zama is because it is ideally located between the Beach Road and the town. There are at least ten cenotes to explore within 10 miles from the condo .The Archeological Sites and the turquoise Caribbean Sea with the most beautiful white sand Palm fringed beaches are only five minutes away. Every time I come back I discover new places to visit and they are all unique and beautiful. There are a lot of condos in Aldea Zama but Puerta Zama is one of the closest to the main entrance making it easy to find when arriving at night.
