Grade 2 listed, the renovation retains some quirky and cosy features from the original building; exposed beams, low ceilings and round rooms. There are 2 beautiful bathrooms, a very large double bedroom and a decked area outside, for returning guests, there is no longer a hot tub available at this property. You are tucked away off a quiet lane in the owners estate, within walking distance of a restaurant. There is a large paddock for your enjoyment in addition to the area next to the cottage. If you are looking for a character building with charm and quality then look no further. Wi-Fi Broadband and off road parking for 1 car included. This is a character property so there are some low beams and doorways which add to the experience, just watch your head! REGRET NO CHILDREN UNDER 7 including babies.
Hallway to stairs with small night lights on each step lead to a very large double bedroom with king-size bed and en-suite luxury bathroom in the roundal. A fully tiled shower nearly 2.5m long with quality fittings. Rolltop bath, w/c and feature basin. Downstairs offers a shower room with large corner shower, w/c and basin. Good sized tiled kitchen dining area, again, letting in good light, offers all mod cons, including a dishwasher, full size fridge and freezer, washing machine and ceramic hob. The lounge is in the roundal and has a hand made sofa to suit the curve of the room, with a pull out segment. Lay back comfy with your feet up or use like conventional sofa. Flatscreen TV with freeview TV.

We spent a very agreeable week in a lovely little house well equipped, very functional and located in a nice and quiet countryside, however not from the pretty town of Tenterden. The bathroom is spacious, beautiful with modern equipment.
Property is well kept and has everything you need for a stay long or short. Was clean and underfloor heating was great. Lovely pub a few minutes walk away. Great location for many local vine yards and picturesque villages.
My only negative was, hot tub is placed on the drive way for this and the neighbouring property.
We had a wonderful time and our stay, although short, was delightful. It's hard to find fault but we would recommend some sort of lighting for the steps to the hot tub. Otherwise, no complaints, and we were very happy. Would definitely consider coming back.
On arrival, entrance to the property was very easy and Tim was there to greet us. The inside of the oast was pleasant and clean. Unfortunately the internet wasn't too good, I know it's rural, but it could be a lot better, we never used the hot tub as there wasn't much privacy, lighting outside wasn't very good either. Overall it was a nice stay with a lovely pub a five minute walk away.
Lovely place to stay; very clean, comfortable and fitted out to a high standard. Comfy bed, blackout blinds in spacious bedroom and adequate hanging/shelving. Great to have downstairs shower room as well as en-suite. Hot tub and outdoor furniture very good quality and nice space to relax in. Very low ceiling height in kitchen area so be aware if you are over 6'. Great location with local farm shops stocking great produce. Couldn't find any fault with it and I'm very fussy. Highly recommend.
My husband and me had a fantastic time at the Oast House. The accomodation offers a high standard and quality. The linen and towels are cosy, fresh and changed after one week. Caroline and her lovely family are most helpfull, friendly and courteous. Our stay exceeded our expectations. We'll surely come back. We love the Kentish Countryside and though the Oast House is a quiet place, there are a lot of things to do around: Sissinghurst, Great Dixter Gardens, Chartwell, Scotney Castle, Hastings, Battle with its Abbey, Hever Castle, Greyhound Racing at Sittingbourne, the Bakehouse Café at Bittenden and Miss Mollett`s High Class Tea Room in Appledore. Coming home from our trips, we always had a wonderful, relaxing time in the hot tub and the most comfortable bed we could imagine.
In terms of ESC, we'd like to say: Our 12 points go to most friendly Caroline and her lovely Oast House in Kent!!!
Overall a very pleasant stay and very restful. A little remote, but very quiet, and if peace and total quiet are what you seek then this is a recommended retreat.
Well equipped property with all the amenities that you would need and we found nothing lacking in that department for the whole week of our stay.
The WiFi is very haphazard and very slow at times with the connection dropping on a fairly regular basis, we were aware of this up to a point before our stay, but did not realise it was quite as bad as it was. We both had work to do as a carry over from our daily lives and we were unable to either transmit documents via email a lot of the time, or in my case, I could not download documents from my personal work server. A little frustrating to say the least at times.
The only other issue was car parking. The parking space is under some tress and my car experienced a lot of bird droppings on it during the time we were there. If the trees were pared back or a fence erected in place this would be a far better prospect as I can imagine that some of these droppings could affect the paintwork of a car particularly if the birds have been eating fruits or other food that contains acid.
All in all happy to go back again though and we would recommend this property for a nice quiet getaway.
There is a local pub that serves good food within walking distance which is useful for those not wishing to go too much down the self-catering route.

I am sorry to hear the experience with the WiFi, as with many rural areas, these are often not the speeds you can expect in town, however, the network is being upgraded all the time and there have now been some improvements in this respect. Having said this the owners are constantly looking into alternatives to boost the connection at the same time. While nature cannot be tamed fully, we have also taken note of your feedback with respect to the parking situation.

Attention to Detail…..
On arrival there was some confusion gaining access as there was no internet in the area so we couldn’t gain access to the information on our phones so would recommend that you print everything off prior to your stay. The advertised pictures of the place is not a true reflection of expectations, the pictures must be from when the place was first restored, the decor is becoming tired, the dining set is chipped and the plastic glasses are faded with no pint mugs, we dis leave a glass pint glass behind for the next visitors. The welcome basket had apple and rhubarb drink along with some crisps and some bread sticks that looked like they had been there a while, no bottle of wine as per the advertised pictures. We didn’t use the outside facilities as there is a house next door not in the advertised pictures that overlooked the hot tub etc, we were not sure if it was occupied or not also the patio furniture was all bunched up covered in leaves and cobwebs and looked like it could do with a good clean. Take your own cleaning products as there aren’t any albeit we did leave some washing up liquid behind. The towels although clean were once white but are now showing their age. The upstairs shower looks amazing in the pictures however the shower head needs either cleaning or replacing as it’s clearly blocked with lime scale etc. Overall it’s a lovely place, a great location but needs some serious TLC and attention to detail for the price we paid.

Please do ensure you know where to go and how to access the property before you set-off as, being a rural location, strong mobile phone signal may depend on your provider! The pictures were refreshed well after the property was first completed - we are currently mid-season so it is difficult to make any major updates in changeovers and the condition can be subject to how well it is looked after by previous guests. The owners will be refreshing the property, taking into account what you have raised, as soon as there is time in the calendar to do so properly. The welcome pack was a small gesture from the owners, we do not advertise this as being included. The cleaner has been notified of the towels, shower head and outdoor spaces.
We were sorry to hear that your stay was less than perfect, but thanks again for the feedback.
It was a lovely little getaway for 3 nights. Ramsden Oast was a refreshing experience to escape the noise and busyness of day to day life. My wife and I could not recommend this location more highly. The only down side was the lack of lighting surrounding the decking area where the hot tub is located.
Cute property, perfect for two. Well sited for getting out and about and exploring the area. Well resourced but limited storage for clothes. Hot tub lovely and clean but take own towels for this. Welcome box a nice treat.

Thank you for a wonderful weeks break. The Oast is immaculate. Decorated and kept to a very high standard. The hot tub was great to get into after a day spent exploring around Kent. Just be aware that the ceilings are quite low downstairs, if you’re over 6ft, and there’s a low beam to avoid going into the bedroom. This, in no way, spoiled our stay, just added to the character of the building.
I would definitely recommend a stay here.
Great property in a fantastic position for heading out around Kent. Hot Tub was great and lots of garden furniture for your use. Everything we needed in the property.
We have just returned from a wonderful break at Ramsden Farm Oast House. The property was just as described low ceilings and all. My husband and I are both over 5’ 9” but we managed fine.
My only concern was the towel radiator in the upstairs bathroom. I read the caution in the details and saw the note on the radiator but when I carefully went to switch the radiator off I accidentally touched the radiator with my hand resulting in severe blisters (even though I ran it under cold water straight away). This may be something that needs to be checked as surely it shouldn’t get that hot!
A TV in the bedroom would be a personal improvement and some instructions on how to get the downstairs tv to work, but overall loved it. Thank you very much!
Had a fabulous weekend, Oast house was perfect for a relaxing getaway. Hoast was very friendly and the welcome pack was very thoughtful. Hot tub was fantastic to relax in after visiting local attractions (Leeds Casle). Accommodation was very clean and very well equipped would highly recommend.
Absolutely lovely stay! The property is lovely and really cosy and the hot tub is wonderful. There is a pub that is walking distance away and the food was great. Overall we really enjoyed our stay.
