Welcome to Jeff’s Riviera Villa Penthouse, an extra-spacious, top-floor corner one-bedroom located directly on the sand along Sail Bay. With unobstructed views to the north, west, and south, this rare penthouse offers a front-row seat to sunrise, sunsets, and nonstop coastal activity—right from your private balcony.
Wake up to sweeping bay views, sip morning coffee overlooking the boardwalk, and watch paddleboarders, sailboats, and catamarans glide past throughout the day. Take a leisurely ride around the bay on the two included beach cruisers, or stroll across to Mission Beach for surf, sunsets, and ocean breezes.
Inside, the condo is bright, open, and thoughtfully appointed with:
• Hardwood floors throughout
• Gas fireplace
• Large flat-screen TV in the living room
• King bedroom with 10” Tempur-Pedic memory foam mattress and flat-screen TV
• Queen Murphy bed in the living room for added flexibility
The fully equipped kitchen features granite countertops, real wood cabinetry, and updated appliances. The bathroom includes dual sinks and a large jacuzzi tub with shower. A coin/app-operated laundry room is located just steps from the unit.
Natural ocean breezes keep the space comfortable year-round; a portable A/C unit is available for an additional fee upon request.

• Seasonal Policies: We have minimum stay requirements that vary by season.
Summer (Memorial Day–Labor Day): 5 night minimum, no arrivals on July 4th (Independence Day)
Holidays: 5-night minimum. A single reservation cannot span both Christmas and New Year's unless it is 14+ nights. No arrivals/departures on Independence Day, Thanksgiving, Christmas, or New Year's Day.
• Check-In/Out: Check-in is 3 p.m. (4 p.m. in summer). Check-out is 11 a.m.
• Group Travel: We manage multiple units in this building. Please inquire if you need more space for a larger family or group.
• Property Note: This is a privately owned vacation home. Furnishings and decor may occasionally be updated and differ slightly from the photos.
• Pet Policy: Pets are NOT permitted.
• Rate Policy: Rates fluctuate daily. Pricing at the time of booking is the confirmed rate.
• Age Policy: We typically do not rent to guests under 25 or to large groups. Please contact us prior to booking if your group requires an exception.
• Climate Control: The condo does not have central A/C. It is equipped with electric wall heaters for cooler evenings and enjoys a wonderful ocean breeze.
• Laundry: Coin-operated laundry machines are conveniently located down the hall from the unit for your use.
• Beach Gear Provided: We provide a variety of beach accessories, including beach chairs, beach umbrella, boogie boards, and bikes.
• Starter Kit: We provide a starter supply of paper towels, toilet paper, soap, and detergents. All linens, bath towels, and beach towels are also included.
• Traveling with Children: Baby equipment, including a pack ‘n play, high chair, and crib, is available to rent for your convenience. Please inquire for details.
We recommend a car for navigating San Diego, but public transportation is just a couple blocks away. If you`re planning to stay put in Pacific Beach, there is no need for cars! Just ride our provided bikes or walk the neighborhood.

Gather used towels
Remove personal items, remove leftover food and drinks and take out the rubbish
Turn off the lights, lock the doors and return the keys
Return one set of the building key to the lockbox in the garage. Leave the second building key and garage remote on the kitchen counter
Failure to complete these may result in a negative review from the host.
