Perfect!

This was our third year in a row to stay at this condo. It’s cozy and perfect for couples or small families. The patio makes it feel much larger and provides the perfect place to sit and enjoy breakfast, lunch, dinner or just chilling late at night listening to the waves. The room was clean and had everything we needed! If you are considering this place, don’t overthink it. There’s literally no place quite like it on 30A.

Perfect Location & Helpful Renter

This condo has a perfect location for 30A travelers. The beach was quiet and clean, and all our favorite spots are within easy driving distance. The large deck made for a great place for our kids to remain outside even when we came in from the beach. During our stay, we had an issue with the AC going out. Nancy was quick to respond and had someone out to repair the unit the next day.

Nice but get ready for a fight for your spot on the beach

While the property is nice and right on the beach be prepared to wake up on your vacation at 6:00 am to put out your personal belongings if you do NOT rent the chairs from a rental company. We had to fight for a spot on our private beach that we paid $4,000 to stay at! Apparently the chair rental company and a contract with Leeward I and according to Nick (at the rental place) she forces these kids to put out rental chairs because she doesn’t want people’s personal belonging on the beach! IF sweet tea provided these chairs then you won’t have a problem but sweet tea doesn’t provide chairs unless you rent them. All week long it was a battle to sit where we wanted!! Another issue is the shower door doesn’t stay shut so the bathroom floor get SOAKED! Upon arrival we thought the door was locked and could not get into the room and had to call the after hour property manager. He called us back and informed us that maintenance had installed the door handle upside down!! After a LONG day of driving that was the last thing we wanted to encounter upon arrival. One more thing if you want to eat out be prepared to drive an hour (bc of traffic) back into Destin bc this place is located around nothing but a Tom Thumb! For the money that it costs to stay in a room/kitchen the fight and headaches were NOT worth it!!!!!!!

Location can’t be beat. Perfect place for a family with young kids to stay. The deck was ideal for dropping all your beach gear. Just plan on renting chairs and an umbrella from 30A Shade. The chairs at the condo were ripped and rusty. No beach toys for the kids, so we bought some and left them for the next guests. The condo was clean and in good shape. Towels and linens were nice quality. Overall this property exceeded my expectations. We would love to come back again next summer.

Wonderful Stay

We loved our stay at this condo! The private beach was absolutely amazing, and with only 9 units in the building, every guest had access to oceanfront seating — no crowding at all. One thing to note: beach service was not included with this specific unit, while it appeared to be included with others in the building. Adding it on ourselves ended up being a fairly significant extra expense for the week. That said, the ground-level location was a major perk. We had our own personal deck with direct beach access right out the back door — no need to fuss with door or gate codes. The deck was perfect for relaxing in the evenings, and we appreciated being able to leave our paddle board out overnight with ease. Overall, a fantastic experience in a great location!

Adorable and convenient

The rental was adorable and very conveniently located to the beach access pier. We rented for a beach wedding that we attended. There was plenty of room in the living area for hair and makeup prep. Instructions for the rental were clear with expectations of paper products we would find in the unit. I would rent again!

Great Place to Stay

We absolutely loved staying at Sweet Tea. The location was amazing. First level beach access was definitely a plus! We had a great time. The neighborhood was very peaceful and quiet. We had a great vacation and would definitely book there again.

Perfect location! Steps to the beach. Needs some updates, outdoor furniture and cushions could use a cleaning, and the mattress on the pull out couch is odorous, but we didn’t spend much time inside when the beach is steps away! Would rent again.

Came in leeward II for the 3rd or 4th time. Love that location close from everything. Best private beach. Not packed at all. Sleeps 6 comfortably. That unit with the patio is so practical right on the send. Will come back for sure.

Fantastic Condo on the beach!!!

We rented Sweet Tea for 7 days and could not have been happier with the accommodations. The condo is perfectly situated right on the beach with a fantastic deck that looks out at the ocean with two lounge chairs and a four seat dining table. The unit was very clean and modern and had all the amenities we needed. The beach chair rental kiosk was just outside the property which made it very easy to rent beach chairs/umbrellas. I gave this an overall rating of 4 installed of 5 for two reasons: 1. The shower door does not shut completely which floods the bathroom floor and rug. You have to point the shower head basically against the wall to reduce the amount of water that goes outside of the shower. 2. The bed and mattress in the bedroom needs to be replaced. The bed makes all kinds of noise any time you roll over, waking your partner. And there are huge divots in the mattress that you roll into, making it not very comfortable. Outside of those two issues, we had no complaints!!!

Did not enjoy this unit

This unit does not have much good I can say about it. The shower floods the bathroom unless you turn the shower head to the corner and then you have to crouch down to wash. A simple fix is to put a rub strip on the bottom of the glass shower door to keep the water from running out. There are no towel bars for you to hang your towels to dry, it appears there once was one on the wall but I guess they can’t spare 5 minutes to put it back up. The rugs should be thrown out as they are falling apart. There were giant 4” palmetto bug roaches to which I called about and was told they aren’t roaches. The reply I was given was that she would call the HOA and tell them they need to spray, a little too late for that!! I didn’t even want to be in there after dark let alone sleep there as I was petrified of these critters and I certainly didn’t want any bugs coming home with me. The outside deck is being held together by quite a bit of duct tape and the outdoor rug is shredded to pieces. All of these things are super simple and very inexpensive fixes. The only thing this has going for it is the beautiful beach that you just walk down to from the deck. We stayed on the beach from sunrise to sunset and that was wonderful.

Awesome Beach Access

Our top priority is convenience to the beach. Sweer Tea II exceeded our expectations. The unit is cozy and well furnished. It could stand some paint touch-up and a few other deferred maintenance items being addressed. A basic TV cable package would have been nice. My wife and I are not big into streaming. Also, if you are supplying your own chairs you will battle the "beach service company" for a prime water front location.
