CEDAR LANE - Private Cottage, Sophisticated Country Charm
Located just one mile from Middleburg, you’ll find this stunning two-bedroom, one-level house with an open floor plan perfect whether you’re in town for a wedding, a honeymoon, a weekend getaway, or just private accommodations in the country.
Middleburg is in Orange County Hunt Territory and is a horse lover’s paradise, with foxhunting, polo, driving, showing, racing, and eventing all here. Ask about horse stalls and turn out if interested. Our road is popular for walking dogs, afternoon runs and an occasional horse in harness pulling a cart or trail riders.
The area is also of interest to wine connoisseurs, with a number of vineyards nearby that are open for tastings and tours.
Or, you can explore the village of Middleburg, just a 5 minute drive or 15 minute walk away. We are also close to Upperville, Marshall, and The Plains, which have their own unique shops and restaurants.
Whatever you choose to do, you’ll return to your private oasis after a busy day. Gather on the front flagstone porch in the cool of the pine and cedar trees, or watch the sun set as you grill on the new back deck with a view of the stable and surrounding pastures. Slowly unwind as you take in the feeling of a Virginia afternoon fading into evening.
When you enter the house, you’ll be greeted by the open, light-filled living room and dining area.
To the left of the living and dining areas, you’ll find an up to date, fully equipped kitchen with lots of counter space, where you can prep special cuts from one of several local butchers or concoct something delicious with local produce found at the nearby farmers markets.
There are two bedrooms. One King size bed can be broken apart into two XL twin beds if needed.. The second bedroom is set up with a pair of antique cannonball twin beds made up with cozy toile bedding.
There is a very large closet in the master bedroom that that has a window and can be set up with a crib, if desired.
A large and well-appointed full bathroom with large vanity and storage and walk in shower is off the master bedroom. There is another half bath down the hall.

There is a completely separate lower level apartment. Access is separate and car parking is separate and not visible from upstairs. It was once occupied by a senior writer for the Chronicle of the Horse.
This apartment has been remodeled and is available as an add on for this property or as a separate unit. It is has its own living space with small kitchen, large and newly remodeled bathroom with walk in glass shower, and vanity with lots of counter space. The bedroom has a queen bed, walk in closet, washer and dryer and a large desk for a work space.
The parking is tucked away behind a great deal of landscaping and separate also from the upper level. The HVAC units are separate and there is heavy duty insulation between the floors.

We keep a mowed path around the 3 acre property that makes for a nice little walk with a cup of coffee or glass of wine. Parsons Road is another wonderful shaded walk, jog or bike ride.

Why they chose this property
I purchased this property many years ago to protect the land. Over the past year, I gutted it entirely for my mother who has since decided she is not yet ready to downsize. I remodeled it to be something I would love, myself, and have had such fun fixing it up and starting some gardens. The house is conveniently located on the east side of town, which is easy for access to DC and Dulles airport, but we are still a true country house.
What makes this property unique
Being so close to town yet next to open conservation land and on a country road is amazing. My children's grandmother lives over the river and through the woods, literally. If you love birds, the night sky, or small town charm you will love Middleburg.
