LOCATION * LOCATION * LOCATION! A pleasure to welcome guests to enjoy our lovely, private, cottage - located five + min from village of Middleburg and in the middle of most our area has to offer. Open lawns, trees, stream, convenient parking. Upperville is just west and Great Meadows to the south. Vineyards surround the area. Wonderful wedding venues, art museums, horse events, a film festival, breweries, restaurants, shopping, churches, polo during season, Salamandar Spa, Emmanuel Christmas Shop and much more to enjoy around Middleburg. Or, just come to relax in the country. We are an organic property with same owner for greater than fifty years. Be welcomed by a very clean, comfortably furnished cottage, offering twin beds together as a king (ask us to separate if you prefer). Upscale linens, a creative barn door leading to a bath with rain shower. Kitchenette is equipped with stainless refrigerator, microwave, toaster oven, coffee maker, sink and more.... A comfortably furnished sitting room with TV, love seat, comfy chair(s), work/dine table, Starlink internet. Enjoy the flowers, trees, stone walls, open lawn, stream, and country road - perfect for strolling or walking your dog on a leash. (Due to unhappy dog damage, most dogs may not be left without owner.) Note: We also offer a (separate) guest suite with private entrance, queen bed and private bath - attached to main house -- should you wish to bring friends or family. Best suited for mature adults. We are a private home and guest cottage with FIVE STAR ratings by many happy and returning guests. Every guest is appreciated by us. We look forward to welcoming you and sharing our beautiful history & area. Note: Due to high demand - weeks of special events may require a min stay of week +/-. Check with host. My friends and I came to hunt in the plains & middleburg & this was a great location to stay. Sandy was a great host with good communication with us before the stay.
Cottage was easy to find & well appointed. Will definitely stay here again.
Stayed here while I was attending the Middleburg Film Festival with a friend and it could not have been a better fit for both of us. The beds were nice and made up, the kitchen was extremely handy and Sandi was easy to contact whenever something needed to be cleared up. It's a perfect spot for a person or couple to stay at while exploring Middleburg.
We enjoyed our stay at the the cottage, perfect location to wedding venue and after party. Host contacted us with the check in info we needed and answered our questions promptly.

The cottage is in a perfect location! Close to all the major site seeing attractions, wineries, etc. The host was very nice and communication was great.
For coffee users - the house comes with a keurig and the hosts provided k-cups so you don't need to bring your own coffee unless you're particular :)

We enjoyed our wine trip in this cottage which was beautiful inside and out. We loved the hummingbirds. It was centrally located for many wineries. Sandy was an excellent hostess checking on our needs.

This wonderful little cottage is conveniently located in a quiet area just a few miles from the heart of main street Middleburg. The spacious living room boasted comfy seating and beautiful classic decor. The kitchen and bathroom were very tidy and had everything you would need for your stay. The bed was very comfortable and the bedroom was large with plenty of storage.

Charming cottage in VA Hunt Country. Ideal for all horse related activities, as well as touring local vineyards and historic sites.
Comfortably furnished and very pet friendly for Annie, our one year old Labrador puppy, the cottage was well outfitted for our needs.

I rented this cottage for a business associate who came to town to do some artwork for us at our nearby Middleburg property. He said the property was clean, quiet, and so close to us. The host was wonderful to work with. I definitely plan on booking with her in the future.
After car broke down and we had an unexpected extra guest who drove out of her way to help me, host accommodated our emergency for an extra expensive fee. Other than smell of mold the cottage was comfortable and we enjoyed breakfast outside in the garden area. Owner lives on site and is super involved with the guest experience.
My adult daughter and infant granddaughter and I wanted to go to the Christmas festivities in Midldesburg. We stayed at Sandi & Peter’s cozy cottage that is in a beautiful wooded, hilly setting. The cottage had everything we needed to be comfortable. Sandi was quick to respond to any inquiries, provided helpful information on activities and restaurants and had a nice welcome basket of snacks and fruit. The twin beds in the bedroom can be made into a king if a couple is visiting. I hope to come back sometime and would stay at their cottage again if we get the chance.

The Ms. is an active/retired professional born in this area. Mr. Pegg (a Brit) was born in India to British parents, later living in England and Wales. He happily shares stories of his work in Africa where he was game warden of Uganda National Parks. Qualifications and love of wildlife would later lead him to become a safari guide in Kenya. In Middleburg Mr. Pegg owned Pegg Thoroughbred and is noted for the production of a Derby favorite - Bodemeister. Currently, both Mr. and Mrs. are active organic gardeners, campaign for wildlife and are actively involved in anti-poaching campaigns as well as a history in hospital fundraising and other fundraising projects. The summer campaign is against weeds which we hope our guests will overlook if a week when the weeds won. -- We do ask guests to turn lights off when not in use and to recycle. It will be our pleasure to welcome you.

LOCATION close to village of M'burg and all that surrounds area. Sprawling open laws and a meandering stream add to the ambience of this beautiful, private property -- where families have been raised and memories cataloged. During season - flower gardens invite nature including dozens of hummingbirds and butterflies. Hawks call to their mates as a fox sometimes strolls by. Fox hunt horns and the bay of hounds can often be heard in the distance. Fresh air fills lungs in this peaceful setting.
