Beautiful Provencal villa of 150m2, air-conditioned, quiet in a residential area of Cagnes-sur-mer 10/15 minutes walk from the beaches and all amenities: train station, bus, shops, bars, restaurants.

Within a radius of 35 km, you can visit, even without a car, the French Riviera from Cannes to Monaco.
The villa is located 5 minutes walk from the first shops and 10/15 minutes walk from the sea (900 m) and the Cros-de-Cagnes district with its shops, beaches and restaurants and its small port. fishermen.
A CAR IS NOT ESSENTIAL, if you don't mind walking a bit.
A little further, 5 minutes by car or 25 minutes on foot, using the seaside promenade, you will find the animation of the port of Saint-Laurent du Var with its bars, restaurants and dancing.

Even without a car, you can easily take the bus or train to Nice, Monaco, Cannes, Antibes, Juan les pins, ... The Cros-de Cagnes train station is a 15-minute walk away. Nice airport 5 km away which you can reach by bus 94, 200 and 400 on the avenue de Nice, stop "les Tritons". Buses are on Avenue de Nice, a 12-minute walk from the villa.

- 3 bedrooms with a double bed
- 1 bedroom for 4 people (one double bed and 2 single beds).
- 1 office with a convertible sofa (on request).
 3 bathrooms, 3 toilets, a fully equipped kitchen (American fridge, freezer, microwave, toaster, coffee maker, Nespresso machine, gas stove, etc.), a living room opening onto a south-facing terrace through which you access the garden.

Possibility of providing one or two baby cots and one or two high chairs.

It should be noted that there are stairs to access the bedrooms and the living room.
Therefore, the villa is not to be recommended for people who have difficulty getting around.

The swimming pool is protected by an alarm. However, careful supervision of children is essential.

Philippe is an amazing host and the property is as described and meticulously maintained. There was plenty of room for 8 adults giving us common areas as well as separate bedrooms to retreat to for quiet time. He is extremely knowledgeable about the area and openly shares this information with you upon arrival. We could not get over how extremely quiet the villa was even though it is located so close to a grocer, restaurants, etc. We highly recommend this property!

We had a wonderful stay with the family (6 persons). Philippe is a great host and gave plenty of tips. The house is very complete and the location is convenient for visiting the Côte d’Azur as well as to go to the beach or take a stroll on the boulevard of Cagnes sur mer. The pool is great to cool down before or after visiting a neighbouring city. I do highly recommend this house.

Nice home great outdoor area

The property was our home base for 4 days while we explored many of the typical sites. It was a quick 18 min walk from the train station which took us to lots of sites. Plenty of space for 6 adults. A wonderful bakery just a 5 minute walk away. Wish we had more time to enjoy wonderful outdoor area.

Beautiful property Charming neighborhood

This was a beautifully maintained villa in a quaint lovely neighborhood. Our host Philippe was absolutely a wonderful host. The set up of the house bathrooms were a bit unique, but our family of five adjusted well. The Villa was conveniently located in walking distance of several bakeries, grocery stores, shops and restaurants in walking distance. We were easily able to take tours to Monaco, Monte Carlo, Saint Tropez, Cannes, and a charming train ride into Italy’s Ventimiglia..all from this Villa! Hopefully we will have a chance to visit Nice, France again..and we will look forward to staying at this villa again. Happy Travels!

Great stay for families with private pool, close to Nice

Overall, we enjoyed our stay with 2 families, especially the large space in the kitchen and living room and outside area with garden lounge and pool. Most kitchen utensils and accessoires were available and the fridge was big enough to store all our food incl. freezer. An Intermarche is a short drive away, so is the city center, gas station, boulangerie etc. The airport and Nice are 15mins drive away and there's parking space for 2 cars. We couldn't stay outside much because there are many mosquitoes. The bedrooms all have AC and the 2 master bedrooms downstairs have access to the terrace. Towels for both personal use and beach towels were provided. Plenty of space for storage and hanging clothes. One thing we didn't like was the room set up, as it made it difficult for us to split up - one bedroom is right in front of one modern bathroom, which people from the other bedroom have to pass to use the bathroom. The other master bedroom has a bathroom without any doors / curtains, which has to be shared with 2 people from the backside bedroom. This shared bathroom does not have a toilet, which is a tiny chamber in the floor across the backside bedroom. Upstairs, there is a small bedroom, which gets hot during the day, which our elderly aunt and uncle stayed in - it is connected to a large bathroom with bath tub and laundry machine. The bedsheets smell funky (like they've been stored in a cupboard for some time) and are super thin, not the best sleeping experience we've had.

Magnifique villa qui nous a permis de nous réunir en famille pour Noël. Nos hôtes avaient pris soin de décorer la maison, c’était féerique. Notre chien avait même son tapis et son coin repas qui l’attendait. Cette villa est spacieuse avec ces chambres avec salle de bain, son grand séjour, cuisine. Il nous faudra revenir dès les beaux jours pour profiter des extérieurs et de la jolie piscine. Quartier très calme et proche des commerces et mer non loin. Moderne og flott feriehus i to etasjer, med et utrolig godt utnyttet uteområde. Godt med plass i huset for 8 personer. Tre bad og nok soverom for to familier med flere barn. Og med sommerens hete var bassenget et «must»! Kun 10 minutters gange unna rivieraen. Huseier var også på tilbudssiden, og veldig fin å forholde seg til. Anbefales på det varmeste!

Fantastic family home in quiet neighborhood close to many attractions

Cagnes Sur Mer is a delightful town with a medieval center, a modern downtown, and a beach boardwalk community, between the busier centers of Nice and Antibes. Philippe's home is just a 10-15 minute walk to the beach, train station, 5 minutes to a full service supermarket and bakeries, yet in a quiet dead end street perfect for a family gathering. The house itself was perfect, with a great kitchen complete with every needed item for cooking and enjoying the property. Outdoors there are numerous comfortable seating areas perfect for finding shade at any time of the day, as well as awnings and tented areas for dining. The pool was perfect for cooling off and playing anytime. It was unseasonably hot in June but the air condition kept us comfortable day and night. Everything was as pictured and we could have stayed all summer. Only minor issue was the difficulty finding taxis or ride shares - It was difficult to get a taxi or ride share and several canceled on us abruptly making it a challenge to get around reliably with our luggage however with perseverance we all got the transportation we needed. This is only an issue for airport transfers as the location is perfect for all other tourist activities. Cagnes Sur Mer itself is charming and well worth the time exploring off the beaten track of the French Riviera which can be somewhat overwhelming and overrun. Access to the train station was quite easy with a short walk down the hill and along to a small train stop that was 10 to 15 minutes away from the larger towns along the French Riviera. Philippe was very prompt and accommodating, responding to questions and recommendations for area restaurants and sites. He even came by to clean up the pool and sweep the outdoors to keep it looking beautiful for the course of our stay.

Wunderschönes Ferienhaus, perfekt gelegen um die Cote d'Azur zu erkunden

Wir haben insgesamt eine Woche in diesem Ferienhaus verbracht. 2 Familen mit 2 Kleinkindern, einem Baby und einem Teenager. Alle hatten genug Platz und Philippe der Vermieter war so nett und hat uns Babyreisebetten und Babyhochstühle gerichtet. Es war wirklich alles da was man benötigt. Waschmittel für die Waschmaschine, Shampoo und duschgel, Kaffee kapseln für die Kaffeemaschine, Spülmittel, sogar Getränke waren kühl gestellt. Man hat sich sofort wohl gefühlt. Wir hatten eine lange Anreise und waren wegen starken Verkehr erst sehr spät angekommen, doch Philippe war so nett und hat sich trotzdem so viel Zeit genommen uns alles zu erklären. Er hat uns über alles informiert was man wissen muss. Er hat uns auch seine handynummer gegeben und wir konnten ihn immer erreichen falls wir fragen haben sollten. Er kam auch nach 3 Tagen und hat den Pool gereinigt, es war alles sauber und perfekt. Es gibt 2 Parkplätze auf dem Grundstück. Es gibt einen großen Pool, einen Grill, Klimaanlagen in allen Zimmern und ein Kamin. Die Lage ist wirklich perfekt, mit dem Auto konnten wir so viele Städte an der Küste entlang erkunden! Wir waren sehr begeistert und werden auf jeden Fall wieder kommen !

Séjour très agréable. Les propriétaires nous ont accueillis très chaleureusement et nous ont fait confiance pour la remise de clé (out). Nous sommes ravis de la maison avec une décoration chaleureuse et conviviale. Plusieurs chambres décorés avec goût et climatisations réversibles. Les extérieurs sont bien entretenus et il nous a été agréables de faire un barbecue un midi de décembre avec une petite pétanque. Merci à nos hôtes que nous recommandons vivement.

Great place to stay

The property is as described on the web site. It is in a quiet location but shops, restaurants and public transport are all within walking distance. There were 6 adults and 2 children we only hired one car, and in fact the 4 that travelled by public transport from the airport arrived at the property before the 4 in the car. Philippe the owner was there to welcome us and show us around, also suggested places to visit, including Antibes, which we visited and was very nice and to be recommended. In fact the train is an ideal way to travel up and down the coast as the service is very regular, therfore a car is not necessary unless you want to explore inland. All in all it was a very enjoyable ho;iday.
