Casale Colle Lupo is a fully renovated and super comfortable holiday villa with full privacy, while also being within walking distance to one of the most beautiful villages in Italy. Unlike many other dark and poorly furnished villa's in Italy, Colle Lupo is light and has high standard and design fittings. The property consists of a main house and a guesthouse, as well as a spacious 6x12m private pool with large, VIP sun loungers, umbrella's, an outdoor dining table with chairs, BBQ etc. The grounds are private (2ha) and gated and are easily reached from the village of Panicale where the restaurants and bars for a capuccino or a gelato are a 10-15min walk away. You will love it! The main house with its 3 bedroom, 3 bathroom, large living spaces and open kitchen with cooking island, offer the perfect holiday relaxation. It contains all possible comfort with WiFi Internet, Home Cinema surround system, DVD's, book etc. A guesthouse located next to the house and pool, contains an additional double bedroom and bathroom, to provide a total of 8 people accommodation at the property. For guests staying longer than one week, we also provide additional cleaning at the end of each week at a cost of 100 Euros. This is mandatory and involves cleaning the bathrooms and providing new linen.

Gorgeous villa near a delightful village

Lovely light airy roomy property. Very well furnished and comfortable beds. The owners worked hard to tidy the garden before our arrival as they had been let down by the gardener due to illness. Although the road isn’t the easiest to navigate and quite steep in places, it’s really easy to reach Panicale and the villas location means it has stunning views. We saw lizards, dragon flies, a family of deer, fire flies and wild bore. Amazing!Panicale is one of the prettiest villages we have ever visited and the people there were incredibly friendly. I cannot recommend the location enough

Beautiful villa close to Panicale

Beautifully renovated villa. Great light, well appointed kitchen. Four couples (all family) stayed here for a week and it was very comfortable, overall. I think we were the first guests of the season, so there were some hiccups, and 4 couples had to share two remotes for the gate, which was inconvenient at times. Nice cheese, wine and salami provided at check in.

Excellent house with quality and comfort. Shame about access road condition. Some maintenance needed..eg water pressure downstairs, and we missed the pool lights. Overall a very impressive property with a great pool.

The hot water went out the first night which got fixed a day later. The oven did not work the whole time. We had meals planned and were hoping to have cooking class at the residence which could not happen. My group was not happy...

Beautiful Villa

The property is very private and vistas from the upstairs public spaces are quintessential Italy. The house itself is beautiful, with an appealing mix of rustic and contemporary. The location is ideal for exploring Umbria and Tuscany by car. The pool was very well maintained and a welcome relief from the heat wave during our visit. Property contact recently changed, so the arrival and check-in was a bit confusing. And the property does not have air conditioning, so would suggest the owner provde more (and much better quality) fans.

Fantastic Updated Open Airy Villi, pool, bbq and more...Short walk to Panicale cafes & restaurants!!

I can't say enough good things about this property, and its owners! We stayed for 17 nights, and it felt like home from day 1. Everyone who saw it was impressed! The home is open and airy with high ceilings and lots of windows looking out onto gorgeous views. It has a great kitchen and is well equipped. Bedrooms are very comfortable and also well equipped. It stands up to its photos - and more!!Local trips to the lake, Assisi, and wine tastings were easy. Communication with the owners was excellent! From the initial booking, to my request to stay a few more days due to a medical issue, Roland and Monique responded quickly and kindly to all my messages. I am ever so grateful this was the Villa we chose Panicale and am sure to return!! Don't hesitate on this one.

Hard to get to

The property is lovely. They didn’t mention that the road to said property is a dirt road with rocks and pot holes. Very hard to navigate especially in the dark. The bottom of our rental car was scraped as we drove . Property was lacking basics such as only 1 dish towel, broken coffee maker and no pot holders.

Perfect vacation in Umbria!

This is the most beautiful house imaginable, and we were so happy there! The house itself is a recently remodeled stone farm house, with lovely furnishings and an enchanting garden surrounded by olive trees. It is completely private, no other neighbors or buildings in sight. You feel that you are in your own private paradise. The kitchen is quite large and fun to hang out in, and also complete with not only pots, pans, and a range of gadget and utensils, but also outfitted with handsome china and glassware. The living areas are spacious and welcoming, the beds are comfy, the windows look out on glorious views of the countryside. The house is down a very bumpy dirt road, and one evening we had to stop for a small flock of sheep to cross over, lovely! You can walk to the charming town of Panicle, where there are several restaurants and bars, in about 15 minutes. It is also a central location for day trips to beautiful Umbrian towns, such as Perugia, Orvieto, Gubbio, Montefalco, etc. The train station at Lake Trasimeno is less than 15 minutes away. We hope to return soon, perhaps during the summer when we can make use of the gorgeous pool and outdoor dining/grill area. I would suggest that it is not the best house for small children, as the living room furniture is pure white!

Mehr Schein als Sein

Leider war die Unterkunft nicht in dem Zustand, den wir erhofft haben. Der Boden war nur rudimentär gereinigt, d.h. er war mit Krümeln und Staub bedeckt, in den Fensterbänken lagen tote Insekten, der Toilettendeckel in einem Badezimmer war zerbrochen, die Stoffbezüge auf den Stühlen in den Schlafzimmern waren ebenso fleckig wie die Tagesdecken auf den Betten. Ein Kochtopf stand total verunreinigt im Schrank und auch das Porzellan war teilweise nicht sauber, d.h. wir haben als erstes Porzellan, Töpfe usw. gereinigt. Die Küchenausstattung insgesamt war in Ordnung bis auf die Tatsache, dass die Nespresso-Maschine nicht richtig funktionierte. Als unsere Tochter eine starke allergische Reaktion auf einen Insektenstich zeigte, haben wir die zur Verfügung gestellten Notfallnummern angerufen, mussten aber leider feststellen, dass diese nicht aktuell waren. Letztendlich haben wir unsere Tochter mit dem Auto selbst zum Arzt transportiert. Die Glühbirne über dem Tisch auf der Terrasse funktionierte leider auch nicht. Ansonsten war die Außenanlage einschließlich des Pools sehr schön und auch hervorragend gepflegt. Das Verlassen des Grundstücks ohne Auto war dagegen nicht ohne weiteres möglich, da vom Nachbargrundstück immer 4-5 gefährliche Hunde angerannt kamen (zur Information: wir sind selbst Züchter und Halter von Jagdhunden und können die Gefährlichkeit gut beurteilen). Obwohl wir die Eigentümer wegen der Mängel kontaktiert haben, bekamen wir keine Rückmeldung.

Tolle Lage

Objekt liegt super schön in die Natur eingebunden, der Pool ist riesig und gut gepflegt. Das Objekt selbst bräuchte grundsätzlich ein Upgrade, Kommunikation mit dem Vermieter klappt sehr gut und schnell und die Anmerkungen wurden aufgenommen.

Tolles Erlebnis in Mitte der grünen Oase Umbriens

Wir kommen bestimmt wieder und hoffen, dass die Zufahrtsstrasse zum Haus noch besser unterhalten ist. Es hat uns gefallen, in den Zimmern würden wir uns fürs nächste Mal etwas mehr Stauraum wünschen! Katia als Gastgeberin ist genial und die Region zauberhaft, grazie 1000 :)

Quelques remarques à apporter

La maison est charmante et meublée avec goût. Bonne literie ! Le chemin d’accès est très pentu et en mauvais état. Nous étions 8 adultes et il y avait seulement 8 fourchettes de table; peu de plats, un percolateur défectueux. Nous l’avons signalé le lendemain de notre arrivée et nous avons reçu un nouveau, la veille de notre départ. Il y avait 6 chaises longues autour de la piscine pour 8 occupants.

Wunderschöner Aufenthalt

Meine Tochter und ich waren vom 3. - 12.9.22 in dieser Villa. Es war ein wunderschöner Aufenthalt. Die Villa ist perfekt für einen entpannten Urlaub in Umbrien. Der Pool ist traumhaft und die Sonnenschirme sind perfekt platziert - man hat den ganzen Tag Schatten, wenn man will. Innen ist die Villa mit viel Liebe hell ausgestattet. Einfach zum Wohlfühlen!

Great location for a Tuscany / Umbria vacation

Villa is located close to the fabulous village of Panicale. We had a very relaxing holiday exploring the surrounding area and it was great to return to a nice villa and a great pool. One morning I even managed a sighting of a family of local wild boar just outside the garden fence.

Riktigt bra hus

Huset är väldigt bra planerat med sovrummen på ett våningsplan och gemensamhetsutrymmen på en våning. Pool och pergola är toppen att umgås vid. Hög standard överlag i huset. Myggnät i alla rum ( mycket bra) utom i gästhuset vilket innebär att det blir väldigt varmt i gästhuset på sommaren då det inte hår att ha fönstren öppna på natten.

Umbrië in februari

Panicale en dit huis zijn de perfecte uitvalsbasis als je Umbrië wilt leren kennen. Wij waren hier voor een maand op huizenjacht en het was een heerlijk verblijf. De stilte, natuur en dichtbij het mooie burcht stadje Panicale. Het huis is een mooi huis, goed ingericht en gezellig.

Traumhaftes Haus in ruhiger Lage

Wir haben eine Woche mit 2 Familien in diesem wirklich wunderschönen Haus verbracht und haben die Zeit sehr genossen. Alles wunderschön und mit viel Geschmack eingerichtet, alles vorhanden, was man braucht. Gute Betreuung vor Ort durch Katia und ihren Mann und Panicale und die umliegenden Dörfer sind sehr idyllisch. Nur die Zufahrtsstrasse ist nicht optimal und im Juli&August sollte man vorab reservieren, wenn man in den Restaurants der Umgebung essen möchte. Insgesamt aber alles perfekt! Wir werden wieder kommen!
