Surrounded by a well kept park, for your private use only, it offers all the peace and tranquility that you look for during your holidays. Casa Baiocco sleeps up to 7 people and if you wish we cater for you as well. Or perhaps you'd just want to be left alone, than we'll guarantee absolute privacy. Excursions, personal trainers, chefs - all can be organized, just let us know what your needs are.

All bedrooms have a bathroom en-suite. If you are traveling in a large group, there won't be any fights for the showers - an important aspect for relaxing holidays.


Only 1 km from this private oasis - walking distance if you're the sporty type - you find the stunning medieval town of Città della Pieve. In spite of its walls dating back to the 13. century, you find everything needed for a modern life: Internet Cafés, supermarkets, plenty of restaurants and bars cater to your needs. And all packed in true historic charm.

Swimming Pool: The swimming pool is open from the last Saturday of April until the first Saturday of October, located in a carefully manicured garden at 20 meters from the villa. The rectangular measures 10 x 4 m, with a depth of 1, 40 m. The area bordering the swimming pool is terracotta pavement.

Escape to Umbria

We had a party of six and stayed for 2 amazing weeks. The villa was clean and comfortable. Our concierge, Alice, was knowledgeable, friendly and fun. Our drivers, Gianni and Natacha were easy to work with and very nice. The transportation was punctual and accommodating. The happy hour and villa prepared dinner were very enjoyable as were the many tours we booked through the villa.

Wonderful Stay

We spent the month of October in this house and we couldn’t have made a better choice. It was impeccably clean. The location was ideal both for relaxing and for visiting the area. We just loved Citta Della Pieve where we spent quite a bit of time. We had friends and family members come through snd everyone was comfortable.

Beautiful home

The home was beautiful, clean, and spacious. The pool was lovely. Great location to use as a base for day visits, but also to visit the beautiful town of Citta della Pieve. Communication was easy and quick. Friendly service. We did the cooking class which I highly recommend as it was one of our favorite meals. Would definitely stay here again!

Perfect stay in Citta Della Pieve

Our group of four adults thoroughly enjoyed a 2-week stay. Check in was a snap, and communication during the stay was effortless. The area is gorgeous and the town is very sweet. There are many excellent restaurants in town as well as a few grocery stores, and it’s a fairly short walk into town. Our hosts recommended a few local wineries that we visited too. The location on the Umbria/Tuscany border makes an ideal homebase for day trips in the Val d’Orcia and throughout Umbria. Highly recommended!

Everything was beautiful. The area is truly amazing. The villa was spotless. We had a few issues with the water pump, no water on a few occasions, but once shown how to fix all good. Same with fuse box. Pool area was spotless and clean. Checkin Alice came to meet us on arrival and was extremely helpful during our stay.We visited a number of local towns and villages and their were activities most evenings in Città della Pieve. Through Alice we organised a dinner at the villa one evening which was fabulous and a day visit to vinyard near and winery in Montepulciano.A point to note the villa is set in the grounds of a larger property so not completely secluded and not mentioned in the description. But this did not spoil our stay as it is seperated with own pool etc. Would recommend, perfect location for visiting this beautiful area and you could walk into Citta della Pieve, with lovely restaurants, bars and amazing buildings.

Fun family vacation

We stayed in the small villa in early August and loved it. We are a family of 4 with two children 11 and 13. The villa is beautiful and well maintained with a great pool and outdoor eating area. It provided a great base to explore Umbria and Tuscany. It is also a short walk from the walls of Citta de la Pieve which is a delightful small town with many restaurants. There were few tourists around. Our week there was the highlight of our trip. Jacopo is very accomodating and we would highly reccomend this to any traveler.

Beautiful Villa with Stellar Host

From start to finish our experience was first rate. Jacopo's property is in a beautiful setting, with views of the olive grove below and the valley across the way. Communication with him and his property manager, Alice, was always excellent and prompt. We stayed for three weeks and are already planning our return trip. We walked into the town of Citta della Pieve many times and loved its beautiful winding streets and alleys, artwork and restaurants. Highly recommend!

A slice of heaven in Umbria

We had a tranquil week in the 3 bedroom villa. This VRBO can plan meals, tours and events for you if you choose. Any needs we had were promptly attended to by the staff. Our cooking class fun and the meals that the staff prepared were first class. Chef's kiss! The tours are superb. Highly recommend as an easy and efficient way to see central Italy. Citta della Pieve was a 20 minute walk and has great restaurants, stunning views and interesting history. Thank you for pampering us. This is not your average VRBO.

Lovely, spacious villa in Umbria

We loved staying here. The property is spacious, indoor and out. We thoroughly enjoyed the pool since it was very hot the week we were here. We scheduled a cooking class with Francesca, which we thoroughly enjoyed. We were eating leftovers all week!Alice was there to greet us when we arrived, which was very nice. But it would be helpful to have written instructions for us Americans who don't know how to use European appliances and air conditioning.It was a surprise that we had to pay additional fees for air conditioning and tax. The listing stated that heating would incur extra fees, but not the AC. Minor issue: the listing included 'shampoo.' There was only a small sample package. The kitchen was well stocked with dishes and cooking implements, as well as some basic food items.

Beautiful, peaceful and perfect

The villa was superb and Jacopo could not have been more helpful. We were one short on a lounger cushion and emailed him in the morning and by the afternoon a new cushion was delivered to us. The pool area is really private surrounded by lovely gardens and tall hedges, unfortunately this meant you lost the sun by about 6.30 which was a shame as it was so lovely we wanted to stay out longer. The leisurely walk to the town took us about 20 - 25 minutes, but it was well worth it as we found some lovely places to eat. We had a really enjoyable holiday

Excellent Villa close to a lovely hilltop town

This was one of our best holidays in Italy ever! Right from the beginning Jacopo showed his customer focus by being flexible enough to meet us on a very late arrival - and we were even personally guided to the property by Angela. The Villa met all our expectations and was completely private from the adjoining property. Jacopo was most helpful throughout our stay and not only organized an excellent tour to a winery in Montalcino (the Brunello is excellent by the way!) but also helped us in many other ways during our stay. Citta Della Pieve is a wonderful town with excellent restaurants all at very reasonable prices. We have no hesitation in recommending this property for a vacation you'll never forget. Wonderful vacation!

Just returned from vacation at villa Baiocco. What a beautiful place! We enjoyed it all, from the warm welcome by Jacopo and Angela to the last minute we spent at the villa! The villa is located in the beautiful medieval town of Citta dela Pieve, which is within a couple of hours drive from Rome, Florence and Siena. We visited all cities, so it was perfect location for our needs. The villa is very spacious, 3 levels and it could probably easily fit 6 people. It has 3 bedrooms, each with in-suite bathrooms and queen beds. The kitchen was very well equipped, and we use it quite often. The only minus in our opinion was that there is no A/C; so we opened the windows at night to cool off the house. Loved the pool and surroundings! All of us really enjoyed it. Overall it was a wonderful place to stay with an excellent service. Thanks Jacopo!:)

Absolutely Amazing!

We had a wonderful stay at this villa in the Umbria/Tuscany region. We booked it because it met almost all of our requirements: size, cost, flexibility, niceness, and special organized events. The property has the main house and a guest house. We had the guest house for a week which had 3 bedrooms and 3.5 bathrooms (a good ratio so that couples did not have to share bathrooms). The property is very pretty and quiet. Close to the small town of Citta della Pieve for quick groceries and close enough for day trips to Rome, Florenze, wine tasting, etc....There is free wi-fi, 2 pools, a pool table, and a private drive. We did the "welcome dinner", Italian cooking class/dinner, and a wine tasting trip through the owner (Jacopo). All of them were great and reasonably priced. The welcome dinner was a prepared dinner for all the people on the night we arrived. A couple of ladies did all the cooking and cleaning! The food was delicious and it was great to not worry about all of that stuff when just showing up. He has his own line of wine and olive oil from his property which great. He leaves wine there and operates on the "honor system". Nice when you need an extra bottle or two. One note: there is no way to play music from phone or computer. So if you want music, bring a speaker or something. It would be pretty quiet without one. The main house is huge and I think has 9 bedrooms. I also had my luggage lost flying to Italy and Jacopo was also very helpful making phone calls to the Italian company and trying to get the bag back to me. I'd definitely recommend this villa to anyone.

After I became a father at age 20 I decided to leave my job as a bartender and throw myself in this new adventure. At the beginning it was certainly hard, as I was trying to rent my properties through agencies, but in 2009 I decided to try a more personal approach and started working with HomeAway.
Thanks to my guests word of mouth my villas are always full of new clients and, as I'd like to consider, friends.

After two years of hard work I'm happy to announce that our brand new Villa Febea is available for rent. I cured every aspect and detail of its restoration and I hope you love it just as much I do.
