Location: Walk to Paciano’s cafés, food shops and trattorie.
Setting: Edge-of-forest panorama over the rolling Tresa Valley.
Perfect for: Families, walkers and anyone who wants to be connected to a town on foot whilst being in a secluded location.
Why you’ll love it
A villa you can walk to town from.
Paciano’s cobbled lanes, cafes and evening restaurants Yes, the return is uphill – but the views at the villa are worth every step.
Views you’ll remember
Tartagli Alti sits just outside a protected forest, so nothing interrupts the sweep of wooded hills that folds away into the distance. Sunrise breakfasts on the front terrace and sunset aperitivi on the balcony feel almost cinematic.
Poolside privacy
The pool terrace is completely hidden from the outside world – sun-loungers, dappled shade and enough space for the kids to splash without disturbing your novel.
Walks and rides from the gate
A marked trail starts at the driveway. Hire bikes in Paciano or follow woodland paths on foot straight from the house.
Lake Trasimeno in easy reach
Beaches, ferries to the lake islands, sailing, windsurf hire and lakeside towns are 13 km away – close enough for a spontaneous afternoon dip.
Inside the house
Ground floor – Spacious, homely living room with sofas, board games, music system and TV, opening to a panoramic dining terrace. Modern granite-topped kitchen with dishwasher and direct access to a fig-shaded breakfast patio. Twin bedroom and shower room also on this level.
Upper floor – Two bright double bedrooms (each with French doors to a long balcony), a snug single bedroom and a brand-new family bathroom with tub/shower.
Day trips & discoveries
The A1 Autostrada is only 15 km away, placing you within an hour or so of Montepulciano, Cortona, Orvieto, Perugia and Siena. Closer still are the Etruscan museum at Chiusi, perfectly circular Cetona (lunch Da Nilo is a must), medieval Panicale and fresco-filled Città della Pieve. Wine estates, fashion outlets and food markets dot the surrounding countryside.
