Stunning Fire Island Pines Oasis!

This beautifully maintained home is just a 5-minute walk to the famous ocean beach and a 10-minute walk to clubs, restaurants, and shopping. Full air conditioning is often not needed due to many casement windows, patio doors, ventilating skylight, twin ceiling fans, and the cooler than mainland temperatures and sea breezes. Set in lush grounds, this fully appointed 3 BR/2 bath home with a pool, hot tub and outdoor shower is sure to make your stay a true dream.

IMPORTANT INFORMATION

There is a fixed-view, motion-triggered SECURITY CAMERA viewing the front yard to the balcony border. 10" clips are recorded when motion is detected. Tampering with this camera is a violation of the lease and subject to damage claims. Auto Geofencing based Home (Off) mode possible.

We require, for legal and communication purposes, the names, ages, email addresses, and cellphone numbers of ALL members of the guest party, and the legal mailing addresses of all lease signers.


THE SPACE

A spacious, sunny living/dining area with a cathedral ceiling with glass side walls shows the deck, pool and garden through large patio doors and picture windows. Twin ceiling fans with synchronized, variable-speed controls often make the AC unnecessary. There are an LG 4K 55" OLED "smart" TV (connected to both the Internet and satellite TV with 4K service and whole home DVR), Apple TV, and Roku (bedrooms). But if you have a media source that has an HDMI output, our HDMI switch box can connect it to the living room TV, or plug it directly into any bedroom TV.

Exiting through the sliding patio doors, there is essentially a second, outdoor living room - a large covered deck, fully furnished for entertaining, and set in beautiful, lush, private garden with pond. Complete kitchen with granite counters and high-quality appliances. Outdoors, there is a full laundry, pool, outdoor shower, hot tub, and Weber gas grill.

The first-floor bedroom features a full XL-sized bed. A large, elegant first floor bath features matching marble counter-top and walk-in, glass-door shower, with a second sliding glass patio door giving access to the outside walkway and garden.

The mirror-image second-floor bedrooms, with either a king or full-size beds, share a large, skylight-lit bath with a walk-in shower. All rooms include ample storage. All bedrooms have satellite TV with DVR capability and at least one legacy Roku box which supports HDMI.

No smoking in house.


BOOKING: From mid June through mid September, 7 day minimum stays are the rule, but for weeks other than other those containing July 4th, Pines Party, and Labor Day, we may accept a 3 day minimum if booked later than 21 days before check-in.
The preferred check-in and checkout day remains Thursday, although other days may be possible on a case-by-case basis unless they conflict with other rentals.

We will greet and do a walk-through orientation tour, remain available by phone, text and/or e-mail during your stay in case of difficulties, and do a post check-out inspection.

A signed, seasonal short-term lease is required with booking

A security deposit of $1,500 is due before check-in, and is fully refundable after inspection of the premises following checkout.

All rentals are subject to a weekly pool/hot tub maintenance fee of $175 and a cleaning fee of $225, payable in advance.

Utilities in excess of $200 for any week will be deducted from the security deposit.


HOUSE RULES

- Not safe or suitable for children (0-12 years) - Narrow walkways without handrails; pond and landscaping with large, sharp stones and other potentially dangerous objects. No pool fence.

- No smoking in house; no smoking materials discarded on grounds or decking; Town of Brookhaven law prohibits discarding cigarette butts on walkways or on the landscape.

- No flushing of dental floss or other material not classified as safe for septic systems.

- Town of Brookhaven noise ordinances in effect prohibit excessive noise disturbing neighbors.

- Not suitable for pets.

- No parties or events; maximum of 20 people in any gathering; maximum of 6 overnight occupants.

- Avoid shoes or sandals in the house to minimize sand and dirt accumulation.

- Shower using soap and washrag and remove sunscreen or other material before using pool or hot tub (outdoor shower is very near).

- Use foot shower along entry walkway to remove all sand from feet, legs and sandals before going to house; remove sand from beach chairs and store only in provided shed.

- No wearing of footwear or sharp accessories or glass or metal dishes allowed in the pool, and no jumping or diving into this 5-foot deep pool to avoid personal injury and vinyl liner damage.

- NO movement of the wall mount or of the 55" OLED, 4K TV in the living room. It is very easy to crack this incredibly thin screen.

- Downstairs bathroom shower used only with the exterior patio glass door open until exhaust fan is completed.

- Fire Island Pines is a gay-dominated and governed community which nonetheless welcomes all individuals. However, any overtly anti-gay activity or agitation is not welcome and would be grounds for immediate cancellation of the stay without refund in the event of any documented complaint.

- Garbage is collected only twice weekly, with separate days for garbage and landscaping, versus recycling and bulk debris, so it is very important not to miss a collection and to place out the appropriate waste material due for collection to avoid leaving a mess for the next occupant. Regular and landscaping waste is collected on Mondays and Thursdays; recycling and bulk items are collected on Wednesdays. The collections are done starting at 6:00 A.M., so it's best to put everything out the night before. Regular garbage is placed in an opaque bag and deposited in the 2 TAN Rubbermaid trash cans with ANIMAL-PROOF lids in the garbage enclosure outside the front gate. It is VERY IMPORTANT to place the lid fully onto these trash cans and fully raise both handles to lock in place with the rubber latches to avoid animal access. Any torn bags will NOT BE COLLECTED. Recycling goes in a TRANSPARENT plastic bag, and is placed in the GREY Rubbermaid RECYCLING can with wheels and a lid in the same enclosure. Accumulating recycling is stored during the week in transparent bags in that same can parked beside the door to the laundry shed.

- Appropriate bags for regular garbage and recycling are stored on the shelf of the kitchen waste cabinet and beside the can or below and to the left of the sink.

- No foreign liquids or other materials allowed in the pool or hot tub to preserve the pumps and filtration and safeguard personal health. Avoid swallowing water from either source. Report any contamination promptly so proper corrective maintenance can be done.

- Never leave candles burning unattended, and turn off all electrical appliances or heaters before retiring or leaving the house. This includes the clothes dryer, a source of several house fires here recently.

- Please use place-mats, coasters, etc. on the glass dining table, and exercise precautions to protect the hardwood floors.

- The user manuals for all appliances are located in a white binder, located with the cook books in a cabinet above the kitchen sink.

- Use beach towels when lying on the cloth deck furniture cushions, especially when wearing sunblock or other lotions. To avoid soaked cushions that are slow to dry and foster mold growth, please move all furniture to a place near the wall of the house under the canopy when it's raining or rain is predicted.

- This is an owner-occupied house which also has other seasonal tenants, although NEITHER will be present during your stay. You will be shown the space available for storage, and the linen and other supplies available for your use. Please DO NOT touch others' or the owners' belongings. The space and supplies provided will be adequate. Notify us if this is not the case.

- The waterfalls in the pond are a mosquito abatement feature. Please turn off the waterfalls each night, using the circuit breaker switch labelled "Pond" when retiring, and turn them back on in the morning. Report any problems or significant decrease in water flow promptly so it can be corrected and the protective effects maintained.

- All light switches are labelled. Please turn off any unused lights, and all lights when retiring.

- The season housekeeper must be contacted for post check-out cleaning before checking out and before the damage deposit is refunded; her contact information is included in the full, printed version of house rules and tips provided on premises, and also available digitally.

- This and all other contact information, and a complete version of these house rules and tips will be forwarded digitally to tenants, who agree to read and adhere to the same.

I am a semi-retired physician who enjoys this wonderful home with his husband, Fred, when we're not at home in Brooklyn Heights. We also enjoy sharing our refuge with guests who value it as much as we do, and will take good care of it and benefit from all that it has to offer. We can be as involved in showing visitors around as they wish, but will also leave them on their own after an introductory orientation tour of the home.

Why they chose this property

We had been renting on Fire Island in Cherry Grove for 15 years, and finally decided to put down roots. Fire Island Pines, with its excellent housing stock of architecturally and amenity rich properties, was a natural choice. After looking at many other homes, this place captured our hearts as soon as we walked through the front gate. Look at the video and you'll see why!

The house is very well situated to enjoy all that Fire Island Pines has to offer. Being in the middle of the east end of The Pines, it offers easy access the beach and for walks along the beach to neighboring areas and beach-combing. Of note, the beach is wider and more stable here, on the east end of Fire Island Pines!

It is an easy 10 minute leisurely walk from the center of town, but far enough away that any noise from the frolicking partying going on there is not audible.

As it is situated in natural wetlands, you may even see our occasional snapping turtle guest (but keep fingers away!), and the Comon Eastern Garter Snake is native to the area. The variety and quantity of birds, butterflies, deer and other local wildlife is amazing! Raccoons and foxes are not rare. Of course, it is wise to avoid direct interaction with these and the deer!

What makes this property unique

The architecture is at once intimate, but also imposing. The floor plan flows naturally from the entry foyer, past the kitchen, full bathroom and downstairs bedroom, through the great room with cathedral ceiling and stairway to the second floor bedrooms and bathroom, and out into a wonderfully cool (and dry!) canopy-covered deck area which is essentially a second parlor and dining area.

From there, but also through the generous casement and picture windows, the English style natural garden is soothingly beautiful and calming. Plus, the herbs come in handy!

The kitchen is fully appointed and stocked with all the basics, tools and utensils needed. And the Weber grill does a great job too.

The bedrooms have shades and individually controlled AC that make getting a good night's sleep easy.

The home is well insulated, and stays surprisingly cool with only natural air circulation and the fans, due in large part to the ocean breezes and the central ceiling hinged skylight. Of course, the AC keeps things cool in midday and hotter periods. But sitting on the canopy covered deck is quite pleasant even in the middle of summer!

The welcoming swimming pool, sun area with chaise lounges and deck umbrellas, and hot tub put the icing on the cake!
