Beautiful 2 Bedroom, 1 Bath back Apt of and Oceanfront property!

This home has absolutely EVERYTHING you need from Air-conditioning, in home washer and dryer, Smart TV and Wi-Fi, Beach/Bath Towels, beach chairs, boogie boards, kitchen essentials, and yes Garage Parking!

Home professionally managed by Tower 17 Properties located in Newport Beach CA.

IMPORTANT HOME NOTES:

Adjacent Construction throughout 2025.

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

-This backhouse does not have a patio or ocean view.
-This home is located on the 2nd Level of a duplex property.
(You will not have access to the Oceanfront Patio or Right 2 Car garage)
- Home has (1) sets of stairs to enter the unit above the garage.
- You are provided with 1 garaged parking spot. This garage space is not suitable for a large truck or SUV, compact recommended, Garage measurements are opening 6 ft 10 in tall, 7ft 4in wide, and 14ft 9 inches deep.
- Fireplace must not be left unattended while ignited for any reason

Location, Location, Location

This property was in an amazing location. literally the home is on the boardwalk and just steps to the sand. There are a few things that I would like to mention - first, the garage that they state is for a small or medium size car is actually designed for the size of a mini cooper, a medium car like mine would not fit at all, this should be changed on their description. I was able to park on Balboa Blvd for free, but that gets tricky, and the neighbor was so kind to give me advice on this. Also, the beds (3) are all very uncomfortable; it's like they bought the cheapest beds possible. The 2 twins rolled around the entire room whenever you moved on the bed, which made for a restless night's sleep. The queen was hard as a rock. The kitchen items were very sparse. Oddly, standard kitchen staples like. a colander and cookie sheet were not provided i'm pretty sure all of the utensils were purchased at the dollar store and very cheap. Despite the above the location was incredible. If you like to cook I would recommend bringing some of your own staples.

Issues

First, we couldn’t check-in at 2pm the way we were supposed to. The cleaning company was running late so we couldn’t check-in until closer to 2:30pm. Next, a couple of pots were filthy, there was lack of serving bowls, no cutting board, no dish soap, etc... We also found a partial opened feminine product. The next day, we ended up not having hot water. A plumber had to be called out the following morning to fix the problem. That same day, when that issue was fixed, around early afternoon, a child in the front unit broke the spigot to the shower/bath and they couldn’t stop the water flow. Therefore, the property management had to shut off the water for the entire building until yet another plumber showed up. We finally had water around 6pm. The next day, the A/C unit in the family room broke. Property management came out again, but couldn’t get it to work. They ended up going out to purchase a fan for us. Overall, not a pleasant stay by any means, especially for the money we paid. Property management was extremely responsive and sympathetic. The only advice to them would be to perhaps have better control over the owner and make sure he/she/they realize what needs to be done to their property in order for it to be rent ready, and take the advice/comments to heart from their renters.

great location unit needs some work

The location cannot be beat. But the unit itself is in need of some work and amenities are lacking. I understand its near the beach but within minutes our feet were black. The floors have not been cleaned thoroughly in quite some time. The kitchen amenities were bare minimum. If you want to cook a meal you wouldn't be able to do so. The bikes are 10 speeds and in dis-repair so if you are going plan to rent some bikes. I understand the draw is the location, but I expected more for the price.

Clean property Easy check-in/check-out Excellent location - walk everywhere Garage is a parking lifesaver - read dimensions of size carefully! Our 4 door Accord barely fit with the bikes in there too.

Spring break Family Vacation

Overall experience was excellent! We enjoyed the convenience of having a garage for the rental. That saved us on the parking expense. The beach/sand was literally a short walk away. We appreciate the use of the beach chairs. Definitely will consider this property on our future vacation.

My husband and I, my teenage son, and his friend really enjoyed our 4 days at this location. There were 2 beach bikes, 2 boogie boards, 3 beach chairs, and 5-6 beach towels which was a plus. This rental has a garage, also a plus. At this beach there is a lifeguard station, volleyball nets, and a bathroom house. Fry’s market is right around the corner, where you can rent more equipment (bikes, boards) if needed. Overall, we had a great time and would definitely come back.

Brandon, the property manager was incredible! Extremely helpful and responsive. Location is great! We loved having bikes to ride everywhere and the kids loved the boogie boards!

This property is exceptional!

Our son moved to Newport approximately 3 years ago and we traveled from Florida to spend Christmas with him. Everything was perfect! Brandon, the property manager, was quick to get back to us and answer any questions that we had. The unit was meticulously clean and I loved the decor. My husband enjoyed sitting by the fireplace in the evenings. Walking 10 steps from the unit we were able to walk and bike on the boardwalk and catch amazing sunsets. I couldn’t be happier with choosing this unit and will definitely be back again!

Enjoyed our stay. Impressive beach just around the corner. Unit was cleaned and well stocked with items we needed to include beach chairs and towels. Suggest updating the cable selection to include more sports channels.
