200 ft of Winnipesaukee Shore with Gorgeous Sunsets in Scenic Roberts Cove

Wake up to the call of the nearby loons, have breakfast on the deck, then relax on the dock as you take in the spectacular views, directly west along Roberts Cove to Rattlesnake Island in the distance. The 2 bedroom, 1 bath, recently remodeled 100-year-old waterfront ranch cottage is situated in a no wake zone at the eastern end of Roberts Cove. This is a great location for swimming, kayaking, and paddle boarding, and allows easy access to explore the rest of the lake. The cottage sits on a level 0.3-acre lot, with a 3-slip dock and 190 feet of private waterfront, adjacent to a 35-foot public access sand beach. There are multiple sandy bottom swimming areas along the waterfront including next to the dock (entered by wooden steps from the dock), at the far edge of the property on the point (entered by rock steps) and at the beach. Try them all and choose your favorite! 1 dock slip is included in the rental so bring your boat, which you can launch from the family-owned marina at Roberts Cove Basin just 500 feet away. A favorite activity for many of our guests is watching the comings and goings from the marina.

This property has the feel of an old-time family summer camp and, as you hear the old wood screen door slam behind you and you walk the few steps to the dock to take in the view, it will seem as if you've stepped into an iconic New England summer vacation on the lake. However, despite the remote feel, this property is conveniently located between the bustling summer towns of Alton and Wolfeboro (filled with delicious restaurants and cute shops), with easy access by car or boat to both.

2 kayaks, a stand-up paddle board and lifejackets are included in the rental so you can spend your days on the lake and explore the cove. Additional stand-up paddle boards, kayaks, canoes, boats and jet skis can be rented in town for the day or the week. And if you're looking for the things to do off the lake, look no further then across the road where you can access a network of snowmobile trails that provide endless hiking and dog walking trails. Starting 50 feet from the front door you can get on the trails to Devil's Den and Merrymeeting Lake. If you prefer to explore on bikes, there are local bike paths and rail trails which wind through some of the most gorgeous parts of the state. And for more challenging hiking, the Belknap Mountains and White Mountains are just a short drive away.

Amenities include: Air conditioning, dehumidifier, small fans, smart TV with Roku connection, and high speed wireless internet. Microwave, electric stove, refrigerator, kettle, toaster, electric drip coffee pot, and french press. Outdoor propane barbecue (propane is not included). Also included are 2 kayaks, 1 stand up paddle board, paddles, life jackets, books, yard games and telescope. One bedroom with queen bed, one bedroom with double bed, and couch with pull out memory foam queen bed in living room.

There is a welcome binder which includes useful information and rules for the cottage/property, history of the cottage and cove, and extensive area information including lists of local stores and restaurants, where to rent water sports equipment, information about hiking trails in the immediate area and further out, day trips, and extensive maps for local hiking and paddling.

The property is not insulated, and the only heat source is a wood stove.

Blankets and pillows provided. Sheets and towels are not provided- you must bring your own. There is no washer or dryer in the cottage, but there is a laundromat a few miles away in town.

Reservations for June and September are 3 day minimum with 4pm check in and 10am check out on any day.

Reservations for July and August are 7 days minimum. Check in is 4pm Saturday and check out is 10am the following Saturday.

2020-2021 Property Updates: Rocks moved from the water front to the right of the dock to create a large sand bottom swimming space. Wood dock stabilized and all wood boards replaced with new composite decking. Large umbrella installed on dock

Absolutely no fireworks, sparklers, or similar sparking material of any kind allowed at any time. Security deposit will be forfeited.

Pets limited to a maximum of 2 dogs only on the property during the week (overnight and visiting for the day) with prior approval. No cats. Pet fee is $150/per dog per stay. Dogs are not allowed on the furniture and must be crated if left alone. Crates are provided. There is a small fenced outdoor dog pen just off the back of the deck.

Fantastic Amenities
The proximity to the lake, dock access, beach access, and ability to use on-site kayaks and paddle board made our trip tons of fun. It is a fantastic place for water enthusiasts. We were left wanting more in terms of not providing bedding or towels, not having potable running water, and the proximity to a fairly busy road isn't ideal. This property is best suited for a small group of adults who spend most of the day in or on the water. The only reason we didn't give it 5 stars is that it's just not ideal for a family with small children, where a larger home with more provided located further from a busy street would have been preferred.

Oh, what a surprise when we walked into the camp and found it was on the main road. There were two boats stationed at the dock apparently a separate rental transaction going on there? A public beach to the left of us abutting the property, with many cars parked in front of our rental as well as beside our rental. Constant noise and tailgating going on. a 100+ boat yard with boats going in and out which became our view all day? The yard was a mess with remnants of dog toys , there were hornets nests on the deck , so we couldn’t sit out. The dock as I said, had two boats constricting our view of the lake. And a 2 Lane Cutthrough road behind us, which made the no privacy. Inside the house was relatively clean, except for the ant problem, which we had to buy ant traps, for the camp itself was cute, but small and the beds were very uncomfortable. The nicest part was the sunsets . I suggest making it very clear of all the above characteristics before you continue to rent again. Thank you, jeanne and June .

Restful Retreat on Roberts Cove
Cozy cottage at the end of the cove, perfectly situated for sunsets. Spent a lot of time on the dock, and our dogs appreciated the outside enclosure. Restaurants, ice cream, a bakery, shops, and a great dog park are 10 minutes north in Wolfeboro, and a full-sized grocery and restaurants are 10 minutes south in Alton. Great hiking in the area: the dogs especially liked the walk up to Mt. Major.

Lovely location
This is a simple but comfortable place to stay. Having air conditioning and dehumudifier were important given the very wet steamy month. Property owners said they will take care of ants, a very common issue at lake camps.

Amazing Winnipesaukee Vacation
The property was exactly as advertised. Beautiful location, sandy swimming areas, centrally located to Alton and Wolfboro. My wife, 4 year old daughter, pup, and myself all had a great time here. Looking forward to renting again next year.

Owners Sarah and Steven are a local young professional couple who share their busy lives with their young son and multiple dogs. Sarah is originally from NY and Steven is originally from Glasgow Scotland. They met in Scotland and lived there for 5 years, before the pull of the Lakes Region brought them back to be near family in 2014.

Why they chose this property

Years ago I was looking for a place to paddle board with my dogs and, through word of mouth, found the little beach in Roberts Cove. I quickly fell in love with the area and have enjoyed spendings so much time exploring the cove. On every visit I would see the little blue cottage next to the beach and think about how lucky the owners were to own such a place. In 2018 on a paddle boarding trip to the beach with friends, we saw the for sale sign and we just knew it had to be ours.

What makes this property unique

Location! The cottage is located on a level lot with 190 feet of private waterfront at the end of a cove in a no wake zone. There is a beautiful view down the cove, and the cove is peaceful with no boat wakes or rough water. It is an ideal location for swimming, paddling and relaxing! The cottage has a very remote feel, however it is only 10 minutes away by boat or by car from the bustling towns of Wolfeboro and Alton. A short paddle or boat ride down the coves brings you past a small island and into a large open area of the lake just south of Rattlesnake Island and between Alton Bay and Wolfeboro. The view from there is gorgeous and provides a 270 degree lake and mountain view. The sun sets right across the lake from here so a quick ride down the cove to watch the sunset is highly recommended!
