Jan 2020 vacation at Ocean Sands, Madeira Beach

I give this unit 4 1/2 stars, The owner was great to deal with - very timely responses. The unobstructed view of the Gulf of Mexico was an 11! The condo was clean and had a large balcony the width of the unit. Master bedroom was large and also overlooked the Gulf and had patio doors leading to the balcony. Second bedroom was a decent size. The unit was half renovated - new flooring throughout and freshly painted. It didn't bother me much, however, at the price being charged many people will want a unit with the kitchen and bathrooms updated - including replacing the appliances especially the very noisy refrigerator. The building is about 50 years old and is quite 'bare bones - outdoor pool and hot tub but few amenities. Be prepared to get your exercise walking the beach as the building does not have a fitness room. Very convenient to have a grocery store and a drug store within a 5 minute walk as well as a few restaurants - all other shopping was a drive - 10 minutes +, which is why I rated the location with 4 stars. If the beach is all you want - then the location is 5 star.

These are all good points that I share. For the sake of information, Pinellas County property taxes on beach properties are extremely high and together with Tourist and State tax they represent about FIFTY percent of what the guest is charged for. Utilities and maintenance fee are not even considered at this time. If you want to get more for your rental dollar, condos across the street or several streets will offer more amenities and better value. But, one must always remember the old slogan : LOCATION, LOCATION, LOCATION ! Ocean Sands trumps it!!
