Welcome to our beloved family home backing directly onto lovely dunes and a sandy beach.
There is no better place like home! And here it is, our beach house which is our family place. There is no better wakeup call than the sound of the waves in the morning. In the evening you can sit and relax with a glass of wine right on top of the dunes with the stunning views of the beach. It is a very private and child friendly place. It is like their own little paradise with the beach at the back of the house and an great play area on more breezy days. The enclosed and gated garden is very safe for children (I have 5).
Our home features 5 bedrooms that are split between two floors.
Downstairs has a kitchen with a small breakfast area, living room, two double bedrooms, a shower room, a separate WC, and a great conservatory/dinning room leading out to the garden area.
Upstairs has a king size bedroom, a double bedroom, a third bedroom with two sets of kids shorty bunk beds, and a bathroom which has a bath tub and toilet.
The house has two wide screen TVs, one with all the Sky channels and a DVD player, the other with a DVD player; the house has wireless internet but be warned internet speed is poor on the Romney Marsh.
Outside to the rear is a tiled patio area abutting a large lawn, all of which is fenced in and very private. There is a table with chairs, a gas BBQ and a charcoal grill. You can sit outside and relax while your kids are having fun on the upper lawn which includes a 10m x 2m sand pit (in case you are tired of the real thing). Outside to the front is off street parking for 4 or more cars.
Included are sheets, bedding, and towels (both beach and indoor), as well as ample pots, pans, plates, cups, etc., along with many child safe plates, cups, utensils, etc. In addition to the fridge in the house, there is a freezer in the attached garage.
There are plenty of fabulous places to see and visit for grownups and kids. Examples are Dover Castle, the town of Rye, the beautiful small gauge trains of the Romney, Hythe and Dymchurch Railway, Canterbury, Bodiam Castle, as well as indoor swimming pools at a local caravan park (Romney Sands).

We are three families that get together every year and this property was perfect. The place was spacious, clean and had everything we needed. The beds were comfortable and being right on the beach was such a bonus. Thank you for a great stay.
Brilliant location for mixed aged family group, kids and parents loved the beach.Plenty of rooms and space for the kids to play and older family member to find quiet space.
We had a lovely weekend with 5 x Mum’s and their 12 year old boys. Location on the beach is amazing.
A well catered kitchen, lots to do in the local area
As expected as we have holidays here several times before. Hope the next guests enjoyed finding the decorated stones and shells we hid on the beach and dunes.
We are a family of 13 and get together once a year for a holiday at different locations . This year we went to Greatstone on see and had a wonderful time the property was ideal
Overall a good stay, having the beach close to the house (even in the winter) was a plus.
Some of the broken toys need to be moved otherwise the garden was good for 6 plus children.
Party of 11 hired the house for the weekend. Location was great, right on the beach. House was as described, everything you needed was here. Enough room for us all. Monika was readily available for any questions we had. Check in was smooth. Local restaurants were good, we did book in advance. Would definitely stay here again. easy
If you want a stay with the kids where the beach is literally a few steps from the back gate then you'll be in luck! We had a fab time outside most of the day with the kids playing in between the garden with the trampoline and sandpit and then on the beach with it's gorgeous sand - my top tip is take a kite, we had lots of fun flying them! The house itself is clean, catered for what we wanted - a big table for eating and a bed each! The kids loved sharing the room with the bunk beds, there's also lots of toys in one of the rooms that my son loved playing with (he's 3). We brought a ready cooked meal with us the first night and heated it up and the second night we had fish and chips from down the road which was really nice. There's also a couple of convenience shops nearby if you forget anything. Thanks for hosting us Monika, we had a lovely weekend getaway!

Just a few small things could have made a lot of difference.
Instructions on how to use hob and white goods would save time.
Two bedrooms could benefit from a chest of drawers or wardrobe.
An outdoor tap at the back of the house would save a lot of sand being walked through the house.
That said we had a holiday which gave us so many memories. We had five children who didn’t want to go home.😀
Just returned from a wonderful get together with family for the weekend.
We stayed as 4 generations and the house was well equipped with your daily items - crockery, kitchen equipment, towels etc aplenty. Large fridge and chest freezer. Gas and coal BBQ to use, spotlessly clean and large. Cater well for families with children, they had stair gates at top and bottom, highchairs and travel cot to use.
A selection of games, books etc for guests to use. Plenty of children's toys, books and games as well as lots of garden toys. A few garden toys could do with fixing/updating but there's ample for them to play with regardless! Huge trampoline, climbing, slide equipment and toys for the sand.
The garden is huge, my only negative would be the steps are slightly dodgy for young children/elderly, and the grassy/play area is set up at the top of the steps with no real barrier stopping the drop from grass to concrete area. Fine for 4+ years but smaller ones you'd need to keep a close eye!
The location for the most amazing beach could not be better. Literally a few steps out the back gate and you're on the sandy beach. It was also so quiet on the beach and dog friendly. Perfect for kite flying!
Rooms were spotless and had everything we needed. there is only 2 toilets/bathrooms and one toilet is very small and one bathroom has a bath/handheld shower and the other a shower cubicle but we made do!
Host was great and communicated quickly and helpfully. Look forward to returning!

Great stay at the Toy House
10 family members stayed in this house over a weekend in June. The house comfortably slept us all and we all agreed the beds were comfortable and cosy. The house is well equipped with everything we could want to keep six under 8 year olds happy for the duration of our stay. The garden has plenty of toys and although they are looking a little tired and worn it didn't bother the kids at all. Plus we understand that toys are expensive and can't keep being replaced. The house was clean and had everything we needed. Some of the carpets in the main living areas were looking a little worn but to be honest it made us worry less about the kids bringing in sand; something that is impossible to keep out with the beach in your doorstep and the great sandpit in the garden..had the carpets/furniture been in immaculate condition we would have worried more and had to be much stricter with the kids. The garden was large, secluded from being seen by people on the beach and nice and secure to keep the kids safe. The house is in a brilliant location; The beach is literally at the back of the garden. The kids thoroughly enjoyed being able to go for late evening walks along the beach. The owner responded to all of my emails promptly and was extremely kind in allowing us to check in early and check out late, allowing us to enjoy being with our family for longer. Overall we had an excellent stay at the Toy House and know that the kids have lots of brilliant memories from there that they will remember forever. The only suggestion I have is that there is black out blinds put into the downstairs bedrooms as the rooms were flooded with light very early in the morning and didn't help keep the kids in bed. Upstairs rooms had them just not the downstairs.

Thank you for that; we always struggle about the carpets as well, erring on the side of thinking that being a beach side house means lots of sand (and sometimes mud). We may opt for wooden floors in the fall when the high season is over.
As for black out blinds downstairs, that is an excellent idea and will install them as soon as we can line up our person.
Extremely positive review. Just as description. It has all and more. Plenty of room. Family safety has even been considered by blunting the ends of the cooking knives. All the white goods all seem new. The house was fully equipped, and clean. Quite an achievement as it is directly onto a sandy beach. The trampoline, climbing frame and slide were extremely popular with the children. The garden was secure, although a smaller dog might be able to escape under the gate to the beach. We blocked it off.
The house was a home. Spare linen (including T towels), crockery, cutlery. There was even a brand-new gas barbeque but didn't have time to use it.
The conservatory dining room has tables that make one large or separate into two. Excellent idea.
Books for all, but the board games need replacing. (Maybe a visit to a boot fair is required)
Only a couple of grumbles: The outside tap did not work. The house needs one, along with a hose, so we can wash off sand, mud, and fill a paddling pool.
The other is that two of the double mattresses need replacing as have no substance, and are uncomfortable for adults (maybe ok for children weighing less than adults)
The shower room is a little cramped, but it has a good electric shower.
The main downstairs double bedroom was a real bonus.
Overall, this was an excellent holiday, enjoyed by all members of the family. Set in an ideal location. Loved the sound of the steam train. Communication with the owner was great. Will defo consider returning.

Ideal for families - though toys are looking a little tired and for younger children- but they were well used and loved , particularly the tractor and trampoline...
The accommodation was largely clean but oven and in particular the extractor in the kitchen need deep clean.
All mod cons available and plenty of cutlery and crockery ...

The location and house were ideal for our holiday with our family and dog. Toy House was perfect, clean, basic and well equipped. The kitchen, although quirky in its layout, has everything you need. Bedrooms were spacious and linen and towels were provided. Outdoors, there was lots to keep young children amused and the gate to the beach was the best feature! As it’s a dog friendly beach all year around it was lovely to take numerous walks along the long stretch of sandy beach. We will definitely book another holiday there again!
Adequate accommodation, not really disabled friendly, quite spartan.
A clean and comfortable house, comfortable beds, but very spartan, i.e. lack of any character or charm. Very close to beach, dog loved it. It needs more to make it more homely, like a mirror near the window in the main bedroom, a hairdryer would have been good. The TV in the second bedroom didn't work and the Wifi was non-existent. No instructions about the house or a password for the Wifi if it had been working, but we managed to enjoy our stay.
So lovely to get away and wake up in the morning to the sound of the sea. You simply walk across the garden and you are on the beach. We loved our stay and Monica was very helpful.
We had a lovely time staying at Toy House, it is perfect for children. The garden has so much to entertain them and the beach just feels like an extension of the garden. Will definitely be back.
