~POOL & HOT TUB ACCESS: The non-heated swimming pool is only open from the last weekend of April – last weekend of September, while the hot tub is available year-round.
~PET POLICY: Pets are only allowed for reservations of 30+ nights (strictly not allowed for reservations of less than 30 nights): If you wish to bring a pet for your 30+ night reservation, please request this via writing so we can communicate the requirements and provide approval. Evidence of unapproved pets will result in removal and cancellation without a refund, along with a violation charge of $750.

Located in a quiet neighborhood in Decatur GA. This property is very convenient and centrally located inside the perimeter (ITP) right off the major 285 Highway leading to the airport and around Atlanta. With less than a 30 minute-drive to most of Atlanta’s hot spots and restaurants in Midtown and Buckhead, and major attractions in Downtown where you can find the Georgia Aquarium, World of Coca Cola, CNN Center, Georgia World Congress Center, and the Mercedes-Benz Stadium.

*As preventative measure against parties and neighborhood complaints, and possible city fines, we have 1 outdoor security camera on the front exterior wall facing the driveway/front door, and 2 outdoor security cameras on the back exterior wall facing the entire backyard, pool and hot tub area. There’s 1 NoiseAware sensor inside, and 1 outside by the seating area.
Please note – We strive to keep our property peaceful and safe for everyone. No parties, large gatherings, or loud groups are allowed. Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. The property “SLEEPS” 8 guests in beds, and the total maximum occupancy—including visitors—cannot exceed 10 individuals. There is an additional charge of $25/per person/per duration of your stay (= total nights on your reservation) over 8 people up to the maximum occupancy.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules may result in a $750 penalty and immediate removal without refund. Quiet hours are 11 PM–7 AM and strictly enforced per county regulations.
