Welcome to Villa Malecon and the beautiful village of Ajijic! Located in close proximity to the lively center of town with breathtaking views of Lake Chapala, you are within short walking distance to the lovely shops, many restaurants, the walking path and park of the Malecon, and the Lake Chapala Society. We hope you enjoy our beautiful, spacious 3 bedroom/3 bathroom home with pool, numerous outdoor areas and the garden. In addition, we have garage parking for 1 car, housekeeper, gardener, and pool caretakers to provide for your comfort.
We offer a spacious and well equipped kitchen with views over the yard and pool. Large dining area with a Malecon and Lake view terrace for morning coffee. Gracious and amply sized living area with fireplace for cozy evenings and mornings. Three Outdoor terrace areas providing you with various choices of views, sun, shade and privacy. Two master bedrooms with King sized beds and ensuites. An additional third bedroom with queen bed and ensuite. Pool with outside shower and gazebo at the back of the property.
We supply starter amounts of staples such as coffee, sugar, toilet paper, dish soap, etc, but long term stays resupply their own after that.
This home provides a front row seat in understanding the heartbeat and soul of village Ajijic! If you only have a short period of time, this is your space.

Iconic Property on the Malecon
This is a 1960’s architect built property that was perfect for us. There is an entry courtyard up a short flight of stairs from the door on the street. Each of the 3 en-suite bedrooms enters off this courtyard. The kitchen/great room is large and spacious. The pool is welcoming, and the gardens are lovely and well-maintained. All issues with the house were immediately taken care of by Oscar or Jose. The noise from the Malecon is not understated in the other reviews, but all the bedrooms have their own air conditioning and white noise machines. The noise, in our opinion, was a fair trade-off for an absolutely fabulous location. So, rent this house for your adventurous group, and bring some earplugs!

Nice house in a location close to everything
We (2 adults and one child [5]) stayed here in March of 2022 with another family of three. It's a lovely house full of Mexican art and decorations, very colorful. The rooms were well equipped, all with en suite bathrooms. There's a 4-6 person porch overlooking the "Malecon," giving you a view of the activities on the lake. There's also a patio with chairs and a table between the bedroom doors and the entrance to the living space. The pool is set next to the outdoor patio with a table and chairs and a small yard. We enjoyed our stay there, and we're grateful for the attentiveness of the property manager Oscar when we had questions or concerns. I'd suggest the owners work on a couple of items to make the stay even more comfortable. One of the shower heads was clogged up, and even with the property manager's attempt to make it better while we were on-site, the water pressure was inefficient. A replacement shower head should do the trick. The inside of the house was clean, yet the outside window sills, roof overhangs, and outdoor furniture had a lot of cobwebs and evidence of bugs. Although not a huge deal, a quick cleaning of the outdoor spaces would've made the house stay even better. The location is terrific, but with anything, there are tradeoffs. We stayed in the house for a week, including two weekends, one of which was a holiday weekend. The activity on the streets at the Malecon was bustling with families enjoying the outdoor space and lots of parties with loud music. We knew there would be some noise based on the reviews, but the parties went well into the following morning, making it difficult to sleep the first couple of days. There was still party noise on the weekdays and the next weekend but much less than the holiday weekend. All in all a nice house with attentive staff in a location that is accessible to all the terrific restaurants and shops in Ajijic.

Magical City
The location is everything mentioned in the property review and then some. After our five hour drive from PV to Ajijic were greeted at the home Oscar who was amazing. Beside the great welcome and tour we were greeted by this beautiful Christmas tree which Oscar and company took the time to set up for visiting guests. This made it so very special. We traveled with my 91 year old mother and she loved the location, sitting out every morning on the balcony overlooking the lovely cobblestone street and Malecon activity. The pool was lovely for cooling off during the day! We also used the services of Laura, who is one amazing cook. She prepared three dinners for us which were amazing. We had family from Guadalajara who came to visit and they raved over her Posole and Mole: they are Nationals so know that it was amazing. I would highly recommend using Laura she is good and reasonable! There are amazing places to eat walking distance from the home. The little French Bistro was quirky and fun. We actually watched an old French movie in the garden. Fun place and good food, great croissants. Would stay here again, it is lovely! Would only caution those who are sensitive to noise, this beautiful home is built Chapala style(open courtyard surrounded by the bedrooms) is literally across from the Malecon. This is the place where the locals and people gather for their enjoyment. It is not the U.S. and local police here view things differently. It may be noisey with loud music some nights. We understood that this problems is out of Oscars' control. I believe it is something the city of Ajijic must demand of their municipal police department to enforce the existing 11 pm curfew. Once again. We need to remember that we are guests in a country that has very different norms and customs than the U.S. thank you Oscar for an amazing stay!

Beautiful home
We had a great stay. The location is ideal for easy assess to near by restaurants, bars, shops, and boardwalk . Beautiful home! We were there during the day of dead, so the town was busy and a little noisy. We would stay there again. Our host were very friendly and let us check in a couple of hours early. The backyard and pool area is amazing! We enjoyed sitting by the pool and watching butterflies, birds , dragonflies fluttering around. Very peaceful.

Great place, but not for everyone.
This property is awesome in so many ways. The management staff is top notch and very communicative. The house itself is wonderful, very well equipped, lacked for nothing. The large garage with secure parking is a big bonus. The pool, the deck, the patio, all 3 bedrooms with their own bathrooms, fabulous. The location of the property puts it in walking distance of everything in Ajijic, shops, restaurants, the Malecon right outside your window...but, it is a loud property. The location of being on the Malecon, gives great access and views but the Malecon is also the local gathering place for locals and residents of Guadalajara that come down for the day. There is constant noise from the Malecon that starts early in the morning and never really stops. At night the locals have their loud stereo contests that run until 3 or 4 in the morning. The house does provide white noise machines in all the bedrooms, but it is hard to sleep when the windows are literally rattling and the bed is vibrating. Unfortunately this happened every night of our 2 week stay. The constant noise during the day did make it hard to enjoy the houses wonderful outside areas. We got to watch a mama Hummingbird tend to her nest with eggs that she built in a bush right on the deck, everyday. The house is also located at the main intersection for the exit of the Malecon, so 99% of the cars that come down to the Malecon will drive by the house on their way out. It is a busy place. The dust from the intersection is also an issue, although the cleaning staff do a marvelous job of taking care of the place. You cant just open all the windows and walk away. This is a wonderful property in a spectacular location, you just need to be aware of the noise and decide if it is something you can deal with or not.

Three of us—-husband, wife and sister of wife—-own the Villa Malecon. We live in Nashville, TN, have travelled extensively, and have owned other houses, but we were captivated by the town of Ajijic and this particular property. We spend several months a year here and have tried to furnish the villa for our own comfort and enjoyment.

Why they chose this property

The reasons that you would enjoy this house are the same as ours. All of the village of Ajijic is within easy walking distance. Our balcony gives you a front row seat to the community park, the Malecon, and Lake Chapala. You can watch families gather, social occasions (including lots of friendly dogs and well-groomed horses), and the movement of the sun on the land and lake from rising to setting. Then, in contrast, you have the quiet and beauty of our enclosed yard, pool, and garden, with their lovely view of the surrounding mountains. Few places offer such a combination.

What makes this property unique

This may be the preferred rental property in this truly unique location. The common areas are roomy, airy, and comfortable. All has been furnished for comfort and livability. Each bedroom has a private bathroom, heating and air conditioning, and a television. The kitchen is fully equipped, although many of the best restaurants (as well as the plaza and the village shops) are within easy walking distance
