3. Garbage pickup is at the main gate, daily. The property is fumigated, but please place your trash in the bins at main gate daily.

The casita has everything needed for a short stay. All amenities are as described on VRBO website. The property is well maintained.
Great location - less than a 5-minute walk to the lake boardwalk.
It was a fantastic getaway. Being able to walk and shop in the area was very convenient. Being gated made us feel very secure. Loved the salt water pool.
We couldn't have asked for a better property and location for our first visit to Ajijic! The casita and grounds are as advertised! We enjoyed the beautiful gardens and pool. The casita had everything we needed for our 10 day stay. The communication with Franz was excellent and Reyna was a phone call away if we had any questions. The location was perfect! About a block from the malecon which easily took us to centro and the Ajijic plaza. A short walk to Seis Esquinas which had everything we needed...tiendas, tortilleria, panaderia, and an excellent taqueria (Taqueria Pillos) a few short blocks away.

Yes, it can be difficult to find wholly reliable help in Mexico, especially after many 'broken telephone' type conversations. I do believe that your complaints were minor as you and I were in touch as well as your immediate contact with staff on the ground. They usually get a very solid 5 stars but things sometimes fall through the cracks. I am glad you had an enjoyable stay all the same and we will make staff and management aware of your very just complaint.
Our small house was too small to accommodate three guests, and this turned out to be a much appreciated alternative. The location is fabulous, a quiet respite just a couple of blocks from the west end of the malecon, and a couple of blocks from the heart of Six Esquinas. Close to the center of town via waterfront walk. The house is spacious and in good condition, the hosts are friendly and helpful, and it is a relatively very good value.
Our first time in Ajijic and we couldn't have chosen a better place for our stay. We had a wonderful time staying at Alex's inviting casita; it's comfortable and well-maintained. Alex was helpful starting from our initial contact. The location within Ajijic works out very well in that it's in a quieter part of town yet close to the Malecon and easily walkable to anywhere else. The gated neighborhood is a big plus. The grounds are a beautiful, a literal botanical garden professionally maintained by Eduardo. Reyna, the maid, greeted us upon our arrival and was very helpful with acquainting us with the place. The beds are comfortable and "back friendly", plus you get to wake to the wonderful songs of the local birds greeting you in the morning. We would definitely stay there again.
What a charming casita! A darling two bedroom home with a lovely living room (with fireplace!) and a nice, modern kitchen with all amenities. The bonus was the exterior - beautiful, secluded garden with a salt water swimming pool. This lovely casita was nestled in a quiet "Old Mexico" gated community where the homes and surroundings, with all its lush vegetation and beautiful flowers, made the experience of staying here so relaxing and peaceful. Another bonus was the wonderful communication from Alec! His follow-up to us was impeccable! He was responsive to every need we had - a wonderful feature when traveling abroad. His staff, Rejna and Eduardo, were especially wonderful too and took extra time to ensure that we were comfortable and happy with our temporary home. I would highly recommend this wonderful place to anyone who wants to take in Ajijic in a beautiful, peaceful and cozy casita. One note: be prepared to hear the roosters wake you up in the morning! I loved it! Ah, the charm of being in Mexico! Thank you, Alec for being a superstar host!

Carmen was pleasant and available for a late check in as we had transportation difficulty. I stayed in touch and she met us to deliver keys and instructions. After that we had poor communication with property manager and no action/response regarding a toilet that didn’t work, (day 5 we had a response) and no running water last day with no explanation or work attempted until the night before we left. No response until day 5 to simple things like no coffee maker, supplies, drinking water.

Water supply failed in parts of town on last day of stay. (Day of the Dead celebrations increase demand). Ordered private water delivery same day. Staff came to repair 1 (of 2) toilets - guest decided not to proceed - (inconvenient). Alternate toilet and washbasin made available. A reported broken, coffeemaker was being replaced but guest said French Press was found on shelf. (We found it broken).
We apologize for inconvenience and did all we could to mitigate. Substantial, voluntary refund was accepted.
This little spot makes for a lovely getaway for two. Ajijic is adorable, affordable, and fun. We shopped, strolled, hiked in the mountains, listened to live music, ate great food, got massages, and all within steps of our place. Our host connected us with great information and was responsive if we had any needs. Que bueno!!

Why they chose this property
We tried hard and could find no better property or neighborhood in all of Ajijic. The property was in the family but in need of total restoration. In the end, that is what we did.
We live in the Casa (large house). When we are not there we rent the Casita (guest house). We had it restored for family and friends and to live in ourselves while the Casa was being restored. It is a great place to live and spend time, airy, cozy and comfortable.
What makes this property unique
Large very secure and tranquil property with mature gardens and a natural bird sanctuary. Bird-watching and hiking groups are quite famous here as well as the Festival de Febrero, an eclectic classical, jazz and 'other' music festival attended by musicians from around the world. And when you tire of that, relax in the 34 foot salt-water, heated pool. We are also a walk away for the renowned Day of the Dead festivities in November.
Though central to the village of Ajijic, you might never know it. It is that quiet and peaceful.
