Ground Level: On the ground level, the home features a spacious garage with a beach cart, beach chairs, and kids' beach toys for your convenience. The back of the ground level under the house showcases a gorgeous, sparkling, heated, and private pool, surrounded by a beautiful paver patio. The pool area is perfect for relaxation, featuring comfortable outdoor seating, including an outdoor sofa and chairs, hanging swing chairs, and sun loungers. Enjoy al fresco dining with a dining table, and cook up a feast on the propane Weber grill. For added ambiance, the outdoor patio is illuminated with charming cafe lights, creating a cozy atmosphere for evening gatherings. The space also includes a fire pit table, perfect for unwinding after a day at the beach. Take the elevator from the ground floor up to any level of the home for easy access and comfort!

First Floor: Features a romantic master bedroom with a large KING bed, flat screen TV and a full bathroom. The gourmet kitchen features a large sink, double oven, stainless hood, granite counter-tops, tile backsplash and a large island with 4 counter stools. The kitchen is fully equipped with all the cooking utensils you need for the week including a toaster oven and a starter set of trash bags, detergent and paper towels. The living room and dining room are an open floor plan featuring 12 foot wide sliding glass doors that open up the first floor to a large screen porch with relaxing views of the freshwater lagoon.. The porch features plenty of lounge furniture.

Second Floor: Features a master bedroom with a luxurious king bed and large flat screen tv. There is also a pack-n-play with a 3" mattress in this room. A door in the master suite leads you to a large private porch for enjoying morning coffee! The oversized master bath is spa like with plush robes, a large tiled shower, and dual vanities. Also, on the 2nd floor are two additional bedrooms. One bedroom has a QUEEN bed, flat screen tv.. The other room is another KING bed and with flat screen TV.. Those two rooms share a full bathroom with a tiled tub/shower combo,. This floor also has a full size laundry room with washer and dryer.

Top Floor: Features a large bedroom set up hotel style with 2 QUEEN beds, flat screen TV, and a full bathroom. And finally, a place the kids will never forget. A large kids bedroom and playroom featuring 2 sets of full over full bunk beds.. each with twin size pull out trundle. There is also a play table for coloring and reading books , a playhouse to hide or sleep in, a game table, tons of games and cards, a large flat screen tv and many other unique surprises in this fun and festively decorated retreat.

Golf Cart offer: Beach House Boutique offers 6-passenger electric golf carts that can be transformed into 4-passenger + cargo.
Golf carts can be parked at the public beach parking. You can also drive golf carts to nearby restaurants, bars, and grocery stores.

Beach Access: The property is located in the Folly Field area. The closest beach is Folly Field Beach. There is a dedicated paved path from the house all the way to the beach and it is less than a 10min walk. There is beach parking for golf carts and vehicles with 51 metered parking spaces and 3 ADA-accessible spaces available on a first come first served basis.

Folly Field Beach Park: Folly Field Beach Park is a gorgeous stretch of shoreline that is known informally by residents and long-time visitors alike as a "local's beach." Seldom overcrowded, with parking spots that are almost hidden by a line of live oaks and squat Palmettos, the park is a favorite for new and seasoned vacationers alike, and features ample stretches of shoreline located just a stone's throw from the wooded park's entrance. The park features restrooms and outdoor showers. A short boardwalk connects the main parking area with the shoreline, and "beach matting" Is laid down at the end of the boardwalk seasonally, making the route to the shore handicapped accessible. Seasonal lifeguards are also on site, generally from Memorial Day until Labor Day.
Folly Field Beach Park is well-known in local circles as a gorgeous, and very convenient, beach access point, and newcomers would do well to find this almost secretive spot for a fun day at the seashore. With a fantastic, close to the oceanfront locale, and all the little amenities beach-goers need for an extended afternoon or daylong stay, Folly Field Beach Park is a perfect example of Hilton Head Island's longstanding reputation as a gorgeous, and generally sparsely populated beach town.

Your property will come stocked with a STARTER set (you will need to buy more) of paper towels, toilet paper, dish detergent, laundry detergent, garbage bags.

Pets: This property has a (1) pet maximum, dogs only. Must be pre-approved at the time of booking. All dogs must be 60lbs or under, at least 2yrs of age, and fully trained. Policies may vary property to property. Pet fees are as follows: $350 per dog (1-21 nights), $500 per dog (21-60 nights). This fee is not included in AirBnB total and will be added once your reservation has been made. Additional fees may be incurred if there is significant wear or damage of the property. If any pet is found on premise without advanced approval from Beach House Boutique, guests will be assessed a fee of $200 per night per pet of contracted rental agreement dates AND be asked to vacate the property without refund.

CANCELLATION POLICY
To be eligible for a refund, you must cancel at minimum 60 days prior to check in.
In the event you, the Guest, needs to cancel your reservation and the reservation is applicable to a refund, the funds will be sent back to the you in the same manner they were received. All cancellations are subject to a $350 administrative fee. There are no exceptions.
Guests are encouraged to purchase Trip/Travel Insurance at the time of booking. This is offered through a 3rd party vendor. Beach House Boutique does not issue refunds due to acts of nature such as weather, road conditions, power outages, security, travel warnings or political unrest. *
