Carillon Market 305 | Renovated Gulf-Front Escape
A beautiful two-story condominium located in the downtown area of Carillon Beach & Resort, close to shops, restaurants, a gym, a spa, and a yoga studio. The beach is a short walk through the community of Carillon, a gated development situated on approximately 104 acres of beachfront land with 3,900 feet of white sandy beaches on the Gulf of Mexico. A strong sense of community encourages pedestrian, bike, and golf cart traffic. The condo sits just steps from Lake Carillon, a peaceful 13-acre freshwater lake. Carillon is a quiet, upscale community reminiscent of Seaside and Rosemary Beach, but without the crowds. It's a graceful destination for a family vacation. The property features three pools: one gulf-front pool at the Beach Club, another at Bellview Park (which includes two tennis courts, a basketball court, kids' pool, and play area), and an additional pool on the east side of the property. There are eight dune walkovers to the beach, none of which are ever crowded. A centrally located meeting house in the downtown green area offers a non-denominational service on Sundays at 10:00 a.m. The condominium was extensively remodeled in 2019 with custom granite, new windows and doors, and a fantastic bunk room. The first floor includes a spacious living room with an HDTV and cable, Blu-ray player, WiFi, and a new sofa with built-in lounger. The kitchen is well-equipped and features a laundry area with a stacked washer and dryer. The custom bunk room offers a perfect space for kids to play video games and have their own area. Upstairs, there are two bedrooms: a large master with a king bed and private bathroom, and a second bedroom with a queen bed and private bathroom. Both bedrooms have TVs. The massive tile balcony overlooks Market Street, with views of the fountain, the green, and surrounding restaurants. Lake Carillon offers multiple seating areas, a large gas grill, and a dining table. The balcony also has a retractable awning to provide shade on sunny Florida days. During summer months, enjoy live concerts at the green right from the condo balcony. Our home is SMOKE FREE, and small dogs are welcome with prior approval and an additional charge. Reservations are not accepted for vacationing students or singles under 25 unless accompanied by a legal guardian or parent for the entire stay. The condominium comfortably sleeps 6 guests. Please note: The HOA does not allow rented golf carts in the community. There is a 7-night minimum stay during peak summer months, with check-in and check-out on weekends only. We strongly encourage travel insurance during hurricane season (June through September). Stays longer than 14 days require a non-refundable deposit. Parking & Amenity Access Information: Access to Carillon Beach amenities requires a pass, priced at $35 per vehicle. Starting May 1, 2025, all vehicles must be registered prior to arrival. You will receive a registration link via text before your stay. Please note, this pass does not permit parking in residential areas where homes are located. A minimum of one pass is required per group, even if you do not bring a vehicle. Once the pass is purchased, you will receive a QR code required for access to the amenities at Carillon Beach.

Another wonderful stay in Carillon beach! We have been vacationing in Carillon for many years and the community is so quaint and convenient to everything with a beautiful beach. Condo was just as described! The space was clean, beds were comfortable, and kitchen had the supplies we needed for our stay. It's hard to find a nice place to vacay with pets sometimes and this was perfect for our family! Communication with Mitch was prompt for any questions we had during our stay. Will stay again!!
We enjoyed our stay in downtown Carillon. Great location for accessing restaurants and shopping easily. Clean property with comfortable beds and pet friendly.

Great location to stay for any reason. Beach was maybe 5 min walk away. Pools were nice and restaurants right down stairs were great. Only complaint is there was a lot of dog hair in the unit. I know it says it’s pet friendly place but I figured most of the dog hair would have been cleaned up.
Loved the location of this property and the cute neighborhood of Carillon Beach. So close to PCB for the teenagers but close to 30A for the adults. The access to the beach and pools were close to walk to. We had a great time and will be back very soon.

I have stayed in other units in this area - this one was a let down.Kitchen was tiny, lacked enough equipment and the was not storage pantry for food - so we kept it on the counter.Our family is also tall, so the upstairs bedrooms with sloping roof lines was less than accommodating.If there are only 2 people going, then this is fine. Just not for us.

Great family vacation!
We had a wonderful stay at carillon beach with our family!! The only constructive feedback we have is that it was difficult to locate the stairs/elevator to access the property upon arrival. Once we were in the unit, it appeared that the sheets in the master bedroom hadn’t been washed - a quick fix since there is a washer and dryer on site. The showers are a bit moldy, but perhaps that’s expected with the humid environment in Florida.
Overall, we had an excellent time and look forward to sharing this property and Carillon beach with others.

Recommend Warren Beach Rentals
I would recommend using Warren Beach Rentals for your next vacation. I found them to be so easy to communicate with. They will have further conversations with the property owners to ensure your needs are met if you have questions or special requests.
We had a maintenance issue while vacationing and received prompt, professional and highly courteous service.
The employees live in the areas the rentals are located so you are assured that they have knowledge of these resort areas. Not an AI website agency it is a locally owned and operated business.
You will appreciate the true southern hospitality Warren provides.
Overall we enjoyed our stay. I gave it a 3 for cleanliness because it could really use a deep clean (mold on shower curtain, inside of freezer had dead bugs, dirty dishes). If is also good to know that there is no storage for groceries. The cabinet space is minimal and already full. There is not a pantry either. The property sits in an adorable community and everyone was so friendly. We enjoyed the yummy breakfast and snacks at Our Little Beach Cafe. The beach is just a quick walk. We rented bikes from the general store and loved riding around the cute neighborhood. My kids enjoyed spotting all the cats that call Carillon home. Most are skittish but the gray one that likes to stay in downtown Carillon loves pets. It was a great week!
We love staying in Carillon Beach, so we were excited to find this place. It was great. We had three adults and two small kids and there was plenty of room for us. The kitchen was well appointed, much more so than other rentals. I brought a sharp knife and a nice pan and a few other things that are usually lacking in rentals, but this place had it all! It also came with lots of beach toys and supplies. The fold out wagon was a godsend! The beds and linens were clean and comfortable and the nice big porch was so relaxing. The only thing I would change is the cleanliness under the couch. We have a crawling baby, and he was constantly trying to get under the couch and would then in turn get dirty. Also, the master tub didn't have a stopper that worked, making it a little hard to give young kids a bath. But all in all, it as a great stay and I highly recommend this place and would definitely stay again. We had been to the area so we know how lazy and relaxed it is in Carillon and thats why we chose it. Thank you!

While the place itself is adorable and very modern, I’m quite disappointed with the management company. Before our arrival, I had inquired about the availability of TVs and beach chairs. I was informed that the condo had TVs in every bedroom and beach chairs available, but neither was true. Had we known this, we could have made other arrangements, but instead, it led to unexpected expenses.
Additionally, although the condo appeared clean on the surface, we found dirty linens and dead bugs throughout. Hair all over towels and comforter has food on it. We understand bugs are common in the area, but the number of dead ones was gross. I really wish there had been more transparency about what amenities were actually included. I would have understood, but the lack of honesty feels misleading.
After a few attempts to reach the management company they did offer a $200 refund but honestly if I would have known about the cleanliness I would have never booked this rental.

Really. I mean really.
You had asked if there were TVs in both bedrooms. There are. There are 3 TVs in this 2 bedroom condo.
Our listing clearly states that chairs are available to rent at the beach but are not included.
We refunded you $200 which is more than an additional tv would have cost.
Just so frustrating when we have thousands of 5 star reviews and then run across a Karen that just looks for a reason to be mad.

Overall, we had a great stay. 3 stars for cleanliness because the floors felt gritty when we arrived and I discovered a pair of dried up contact lenses in the bedding. (I don’t wear contacts) There were a few other things, like dead bugs on the windowsills, and a dirty lint trap in the dryer, that made me question the thoroughness of the cleaning.
The layout is ok- the bunk beds are on the first level while the other bed rooms are upstairs, some may find that challenging for younger kids. There is a sky light in one of the showers, directly underneath a balcony of an adjacent building. Looking up, this gave a not very nice view of rotted wood… but thankfully nobody seemed to be using the balcony, otherwise they’d also have an interesting view.
The community is great and far less crowded (and less “uppity”) than nearby Rosemary Beach. We loved riding our bikes to the beach, and the ease of access to our choice of nearby pools (none were heated, though).
Beach chairs and umbrellas are available for rent on the beach, and there were no crowds to fight- even at the height of spring break.
There are feral cats everywhere, (clean and friendly) so be advised that your morning/evening walks may take longer if you have kids obsessed with petting the kitties.
Loved the Salty Bottle coffee/wine shop and the Little Beach Cafe for breakfast.
We will definitely visit Carillon Beach again, and would rent this unit again as well.
This is the message that I sent to the property manager last night at 8:30pm. It’s now 8:50am the following morning and I still haven’t heard anything (and today is our check-out date):
“ Hi Mitch,
I wanted you reach out and let you know that we’ve been having issues with the AC unit here in our rental since this morning. I have been in touch with Trent, who is on his way now with four box fan units to help us manage through the night. Before we left the condo the thermostat was reading 82°. Since we’ve been back, the thermostat is completely off and I have no idea what degree it is in here right now, but it’s extremely hot. It feels so much better outside than it actually does in the rental. According to Trent, our AC unit is completely out due to coil issues that won’t be able to be resolved this evening.
Additionally, when we went down to the bike rental store at the bottom of this building, the lady who runs the store said that the air have been out in the building all day. We didn’t realize that it wasn’t working in our unit until about 3 PM, which is when I first reached out to Trent.
I would like to know what compensation (refund) we can expect due to the inconvenience caused during our stay in this unit.
I appreciate your prompt response and attention to this matter.”
I would like to add that neighbors on both sides of the unit said their air was out as well.

I cannot control this. We sent out a person the same night as you called..
The unit was repaired for the entire building the next day.

Absolutely incredible location and property
WOW.. we just found Carillon and this place is absolute Heaven.
Private, quaint, tons of private beach.
The property was gated and had several pools that the kids loved.
They have to have at least a mile of private beach, and you feel like you have it all to yourself.
The condo was quiet, and well laid out. Had a massive balcony overlooking the little downtown Carillon shops. There was even a wedding there one night and we walked down and met that family, they invited us to stay and we danced the night away.. what a memory.
The condo was clean and beds were comfortable.
It was about a minute walk to the beach, but honestly, this was really fun as the homes and grounds were just immaculate.
I cant wait to return.. just and exceptional stay.
The property was great. The shops are convenient and fun. Walking distance to the beach. Very comfortable beds. If you like to cook like I do there’s not much in the kitchen but the basics are there. The listing is exactly as described and we had no complaints!
Overall, it was a good place to stay. Will probably rent a house next time as the condo was a bit crowded for our group. and would prefer closer access to beach. Wifi in house was terrible and we could have used more towels (there were only about 6 provided). Clean unit and kept up.
This condo was in a great location. We loved staying above the market. We were there for thanksgiving and there were a few community events that we were glad we could be apart of. The pool and beach access are a short walk, but worth it! Eat at Gratify in the market…won’t be disappointed!
This property was a great place to stay for my wife and I in carillon. The 3 restaurants, gym, yoga studio, two nearby grocery stores, nearby gas station, and liquor store make this condo very convenient for any and all needs while at the beach. The beach is about a 10 minute walk or do as we did and rent a golf cart to haul all of your stuff so walking back wet and sandy isn't an issue. There are also multiple pools if you're not feeling the beach but they do get crowded unless you go early. Would definitely stay here again.
The condo is as advertised. Nice decor, well maintained. No issues with any of the accommodations. It did take me a minute to find the right condo. There is more than one units numbered 305.

Awesome time with a lovely condo. Great convenient location with great restaurants, bike rentals. The only disappointment was that it is not directly on the ocean. The picture leading to the ocean is actually a short distance away. You also have an elevator that takes you to the first floor and not directly on the ocean. . Maybe I missed that on the website. Other the lack of oven view, it was a nice convenient vacation spot . I’d definitely stay here again.
