Stunning Views in the Serenity Western NH

Welcome to The Barns of Page Hill! Stay in our renovated barn property in the heart of the Lake Sunapee region. Minutes to Lake Sunapee, Mount Sunapee and downtown New London, ski or spend the day on the Lake or enjoy the quiet on the deck as you watch the sunset over the view of Mt Ascutney, VT.

The Barns of Page Hill has 4 bedrooms and 3 baths. Downstairs is an open and bright kitchen and living area with beautiful views of the property.

If you love to cook and get excited about new cooking experiences, the kitchen boasts the AGA stove. A gas, cast-iron stove that is an adventure in cooking as well as a cozy place to dry your ski gear or warm up your slippers on a winter evening. The kitchen counter has bar stools that are perfect for gathering while you make a great meal or just gather for a happy hour snack. The living area has a gas fireplace and the most comfortable couch to relax in front of a streamed movie.

This home has a separate living area in the back of the house for extra space to spread out and find quiet. Near the back living area, there is a separate full-sized fridge which you can devote entirely to keeping your thirst quenched.

The cupola at the top of the house is the highlight of the home. It’s a hike to the top, but once you’re there, you have 360 degree views of the property and can see all the way to downtown Newport.

This home is a perfect place to relax and play while enjoying the wonderful Lake Sunapee area!

Above and beyond all expectations!

My wife and I planned a Thanksgiving stay in New Hampshire to see her family and enjoy the Holiday away from Arizona. We were impressed with the pictures of the Serenity VRBO and booked a 8 night stay. So very glad we did! The check in process was smooth, the country setting and home was above and beyond are grandest hopes and the AGA oven was fun and easy to learn. The host Erin responded instantly to my only need, which turned out to be just a wall switch we must have bumped. The beds were very comfortable, the house nice and warm and the countryside setting was storybook. Cannot say enough about this wonderful home and stay and we have already booked our next trip back!! Thank you Erin for the stay and memories with more to come!

A beautiful time on the hill!

Wow what a beautiful home! The layout and bedrooms worked out very well for our group. Everything was clean and welcoming. The environment was homey and just right and the view from the deck and cupola room were beautiful sights to see every day! We also enjoyed cooking in the kitchen - the AGA stove was intimidating at first, I'll admit, but we quickly fell in love! The host was communicative and cared about our experience. Overall, we loved our time here.

Wonderful stay

The house was beautiful and clean. We had 4 adults and 3 children and never felt like we were on top of each other or out of space. Really enjoyed coffee on the deck every morning.

Lovely. private, and peaceful

We spent our Christmas week here and had a fabulous time. The location is private and serene, yet close to skiing at Mt. Sunapee. The fireplace and the AGA kept it nice and toasty! The AGA stove was so much fun to use - don’t be intimidated! Overall a lovely place to stay and Erin was such a great help and communicator!

Exceptional Lodging and Host!

If you are looking for a perfect spot to stay in the Lake Sunapee area, look no further! Our month long stay at this lovely Newport, NH location was wonderful. This home was beautiful, comfortable, and had an incredibly well equipped kitchen. The AGA stove, although a bit intimidating at first, was pretty cool to use! The open concept kitchen/dining/livingroom was perfect for entertaining guests and the large wrap around granite counter with additional bar stool seating allowed for more intimate conversation during meal prep. All the bedrooms had comfy beds, space to spread out and the bedroom in the cupola with 360 views of the area was spectacular. The bathrooms were modern and had terrific showers. The beautiful new balconies and new sun shade awning on the larger balcony off the living-room was a bonus on sunny days. The outside space was quiet and the large yards around the home were beautifully landscaped and maintained. Our host Erin was terrific! She responded quickly to any questions or concerns we had and made sure that we were happy and comfortable during our stay. This truly was the best VRBO we have ever stayed in.

Wonderful, felt like home

From the first moment we walked into this beautiful home, we felt a sense of joy and happiness the homeowners instilled. From the amazing kitchen to the multiple sitting areas to the spa-like showers, we had the most enjoyable Christmas and ski vacation. We didn’t want to leave.

Thanksgiving Week

It was our first time hosting Thanksgiving away from home. Everything we needed to cook a Thanksgiving dinner was there including huge turkeys walking through the yard almost every day in case we forgot ours and fresh hebs in the garden.. The 22lb turkey cooked in the AGA oven overnight and came out perfect. It's a nice farmhouse style house on a hill in a farming area with up to date modern conveniences. There's a very big yard and the house has beautiful views from most windows. The house is in a very quiet setting. You can't even see a neighbor. Erin responded immediately with any questions we had. The house was equipped with everything we needed and more. It's a nice place to get away and relax any time of the year. It was fun cooking there and our dog loved running around outside in the big yard. Thanks Erin, we enjoyed our stay.

Great Home!

This house was wonderful, and the owner Erin, a dream to work with. We have an almost 4 year old grandson, who was delighted with all the toys and games available. We enjoyed the beautiful setting, inside and out. The only complaint was that the house is a bit more remote than we thought, but that was on us, NOT the house. There is a Shaw's close by where you can get everything you need to make great meals. All in all, a fantastic vacation spot!

A Great Place to Be for Vacation

The Barns at Page Hill Road is an amazing place. Flexible and ample sleeping space, an open kitchen, two (you might say three) indoor living rooms, various locations for quiet reading and a great AGA stove. The views are fantastic, and Claremont, Newport and Lake Sunapee are all only minutes away. Claremont is also a regional "market town" with Home Depot, Market Basket, Walmart, Runners, etc. The best part is that our host was helpful, always ready to provide support and easy to communicate with. I'll give her six stars! Charlie

I give a C minus

Upon entering, we noticed it had everything we could possibly need. Well stocked. However the upstairs king bedroom with the trundle bed....the room was gross. The carpeting needed replacing and there was a weird smell in there. We didn't use the upper deck cause the railing looked unsafe. It needs a lot of TLC. We spent lots of time watching Utube videos on how to use their AGA stove. While it was lovely, not being able to adjust temp accordingly was frustrating. It was a great location and we had fun, but I wouldn't book it again. The owner was very nice.

Wonderful stay in Newport.

What a wonderful property. It was just like the pictures in the VRBO ad. The views are spectacular, the location is secluded and private, and it's close to everything we wanted to visit; the Lake, shopping, recreation. Our puppy enjoyed the wide, open field for running and exploring. The beds were comfortable and everything we needed was supplied. We look forward to coming back. And Erin was very accommodating.

There were five of us up for a ski trip and family reunion. It was very cold, so we spent most of our time I. Front of the fireplace or in the kitchen by the AGA stove

Wonderful NH Winter Escape

We loved our time at the Barnes home in Newport. What a beautiful setting with the most gorgeous views of the surrounding mountains. The house has a great layout with an open concept kitchen, dining and living area to host plenty of people. Erin was always quick to respond should we have had any questions. We hope to stay at the house again - our kids are already asking!

Home Away From Home - Best Rental Experience We've Ever Had!

We stayed at Erin's lovely family home for a month. The entire process was a breeze. Erin is the ideal communicator and was very flexible and patient with our extremely unpredictable travel plans. The house is gorgeous, felt like home, and had everything we could have possibly needed - even some niche items specific to cooking Thanksgiving dinner. Beds were comfortable (rare find!), there was plenty of space, and it was just private enough without making it difficult to get Amazon packages! It has truly been a blessed experience from start to finish and made an uncomfortable personal situation much easier to work through. I cannot recommend this house and Erin enough! You will be very lucky if you book a stay here. <3 Five stars!

Comfortable, fun, interestingly decorated house with beautiful views and grounds.

This is a cool house, and wonderful for our group. Erin was easy to communicate with, and the internet did indeed work well for the majority of our group that needed it on week days. There were plenty of spots in which to work, the bedrooms were comfortable, and the mini-split A/C units allowed everyone to choose their temperature. My daughter stayed in the cupola with amazing views, and loved it! We were disappointed that the hot tub didn’t work - not sure whether that was listed in the description, but know that it was on our list of requirements. And although we all had fun cooking on the Aga, it kept the kitchen hot, and on the hot days it was difficult to cook there. As an environmentalist, it troubled me to turn on the A/C across the way in the dining room to counteract the Aga, but sometimes we had to! The kitchen was well stocked, perhaps overly so, as it was hard to find things. Also, while I didn’t investigate, the kids had trouble with the shower (not the “yellow room” shower, which we loved). Overall, it was a great house for a great time.

Charming holiday getaway

Had a wonderful pre-Christmas getaway at this picture-perfect property! We arrived a few days after 3 feet of snow snow fell, making for a gorgeous backdrop, along with the surrounding mountain ranges. Inside, the updated farmhouse was super warm, cozy and comfortable. We had so much fun learning to cook on (and warm up by) the AGA stove and ended our stay as big fans! Each upstairs bedroom has its own charm, and the beds were very comfortable and warm, each one outfitted with a nice warm comforter. The house was clean and tidy. Would love to stay again!

About the host

Hosted by Erin Barnes Nicoletti

Host profile image
We are a family taking care of the home. This is our family home still owned by my mom Lori where we (Erin, Renee, and Kirt) grew up. Both my mom and I (Erin) live in Scottsdale, AZ. Lori is an RN who grew up in New Hampshire and moved to Scottsdale in 2012. I am a portrait photographer and with my husband Rob and two little kids. My sister Renee and her husband Randy are physicians who own a winery in Southern Illinois. My brother Kirt is an aspiring actor living in LA. We are all pretty spread out, but love coming back to New Hampshire when we can to get together at our family home.

Why they chose this property

This home was purchased in 1988 after my father finished medical school in Memphis, TN and my parents had decided to return to my mother's home town to be closer to her parents and my father could practice rural medicine. The property is just 1/4 mile down from my grandparents -- a very convenient place to grow up! The house itself is a renovated barn. The original farm house was on top of the hill and the intention was to build another home there again, but after three renovations over 30 years, the barn remains the permanent homesite and we love it.

What makes this property unique

The Barns of Page Hill is a place of utter tranquility. The views from the western side of the house are spectacular. The home is close enough to all things you'd like to explore in NH -- from skiing and boating to hiking, antiquing and farmers markets, but you feel a million miles away in your own little world when you are here. It is the perfect place to escape a busy life and relax. The home is a great place for any family to come together. It has a great main area for gathering together, but plenty of little spaces to get away and have your own space.
