Welcome to our vibrant lakeside retreat, meticulously designed for unforgettable family getaways. Our cheerful cottage is a haven for all, boasting thoughtful features like bunk beds, board games, and more.

The open main floor offers stunning lake views, providing the perfect backdrop for family activities. Cook up a storm in the well-equipped kitchen, equipped with a gas range, dishwasher, and all your culinary essentials. Dive into relaxation under cozy blankets while Netflixing on the smart TV, or groove to your favorite tunes through the in-ceiling speakers.

Step outside to your lakeside oasis – sip coffee in Adirondack chairs overlooking Perkins Pond, roast marshmallows in the Solo Stove fire pit, and enjoy the private dock for swimming, fishing, and exploring Perkins Pond in our red canoe.

Upstairs, unwind in our renovated full bathroom and retreat to the light-filled master bedroom with scenic views, a Casper mattress, and a work-friendly space. The second bedroom is a kid's paradise with bunk beds and a memory foam queen bed.

For dog owners, we happily welcome your furry friend with bowls, a crate, and a 20-ft lead. A $50 per-pet fee ensures a clean space for all.

Group size is flexible – up to 8 for families with children. Please specify when booking.

Must be 25+ to rent. No parties, smoking, or fireworks. Treat our home with care, leaving it as great as you found it. Your perfect family escape begins here!

JULY & AUGUST: Weekly rentals only, Saturday-Saturday.
All other months are a 2-night or 3-night minimum as noted in the calendar.

Keyless entry. We'll provide the code before you check in.

Other things to note:
• $50 one-time fee per dog to cover additional cleaning. Pets MUST be disclosed during booking. Up to two dogs permitted.

• We have security cameras outside that monitor the property.

• Cell phone service is very unreliable at the cottage. Depending on your carrier, you may not have any cellular reception. Connect to our free WiFi for calls and internet access.

• The cottage is in a natural setting, so you should expect spiders, mosquitoes, ants, and the like to occasionally make their way inside the home.

• The lake is home to fish, turtles, birds, crayfish, frogs, and other creatures who may pop by to say hello. You may want to wear water shoes if you don't like the squishy feeling of lake weed between your toes (that's what I do!).

• There's a welcome book for guests with a copy of the house rules, information on WiFi access and how to use appliances, and local guides.

• Fun fact: there is an unfinished artist's studio on the property that will greet you right when you drive in - it's a big tarped foundation - so you can use that as the marker that you've found the right spot, but then quickly forget about it and get distracted by the view of the pond.

wonderful week on the pond!
Everything was easy….from renting, to checking in and out. There were useful binders of information, spices and staples making the kitchen functional. The neighbors are friendly and the house is lovely, with plenty of outdoor seating to enjoy the view. The pond is pretty quiet with a few motor boats or jet skies. Overall we had a very relaxing week. Thank you!!!

We loved our stay at this house. Everything was so well organized, clean, comfortable and we loved being right on the water. The pond was great for swimming, kayaking and paddle boarding and the views were terrific. Very dog friendly as well!

Why they chose this property

As a child, I spent many vacations at my relatives' former Perkins Pond cottage and made great memories swimming, water-skiing, and cross-country skiing on the lake. It's been my lifelong dream to own a lake house in New Hampshire! So, after renting this very same Perkins Pond home as guests in 2019, we jumped at the chance to own it ourselves a year later to create the ideal vacation home for our family.

My husband and I have two children who love to swim and fish at the cottage and ski at nearby Mount Sunapee. Our dog, Sadie, is a big fan of the local ducks and chipmunks.

We're in a unique position of being both guests and hosts of the same property - and we're excited to welcome you to create wonderful memories of your own.

What makes this property unique

What drew us to this home - first as renters, and then as owners - is the open concept main floor with high ceilings, and floor-to-ceiling windows looking out over the lake. Even if you're washing dishes at the kitchen sink you still have an amazing view! It's so relaxing to watch the ducks float by, or take the canoe out for a trip to the lake's lone little island.

Additionally, the location can't be beat for 4-season family fun. In warmer months there's boating, waterskiing, swimming, and fishing on the lake, and in the winter you can cross-country ski on the frozen lake, ice-fish, snow-shoe, or drive just a few minutes to Mount Sunapee for downhill skiing. Not only that, but it's just two miles down to quaint Sunapee Harbor where you can hang out by the dock while eating a delicious ice cream cone.
