Summit 1 BR Sleeps 5 **2 Queen beds in Master** Beach chairs included

Includes FREE beach service 2 padded lounge chairs and large umbrella directly on the beach 3/1-10/31 (subject to beach conditions & weather permitting). A great bonus for our guests, it is up to a $60/day $300/week value. Just tell the person handing out the chair what unit you are staying in.

This is one of several very nice condos we have located at the Summit. This condo was completely remodeled new cabinets, washer, dryer, furniture and a complete new bathroom. It is very clean and well kept. We take pride in the fact that our condos are some of the cleanest and newly remodeled condos at the Summit. The views from the living room and balcony are absolutely spectacular.

All of our summit 1 BRS are beach front with a balcony overlooking the water. They are all the exact same size and layout with the only difference being the furniture.

The Master Bedroom with 2 queen size beds and a flat screen cable tv.

This condo has a wet bar where the bunk beds are usually located and has a set of twin size bunk beds down on the other end of the hallway.

The living room has a queen sleeper sofa and a 55 inch flat screen tv.

The view is absolutely breathtaking from the living room and the private ocean front balcony.

The unit sleeps 5 people very comfortably.

College Spring Break Village is on our beach! Next to Spinnaker Beach Club and Club LaVela Hammerhead Fred's Famous Tent Party is across the Street. The Summit Tiki Bar is by the pool and Bikini Bob's Beach Restaurant and The Summit Snack Shack and Convenience Store are on site.

The Summit has Tennis Courts, Shuffleboard Courts, Poolside Tiki Bar, Bikini Bob's Poolside Restaurant, The Summit Snack Shack Convenience Store & Ice Cream Shop, Parasailing & Jet Ski Rentals, 610 feet of Beachfront, Kids Playground o the Beach, Volleyball,2 Big Pools, 2 wading pools, 3 Hot Tubs, Fitness Center & Sauna, Gated Community with Security and more facilities on site and in the immediate area than any other resort in Panama City Beach.

Wonderful week!

We will absolutely consider staying in this room again! The location was perfect. The room was spacious, clean, fully stocked and had a beautiful view of the Gulf. Check-In was easy and we appreciated the ample ground level parking. We really enjoyed having a set of beach chairs and umbrella every day and our kids really liked the pool deck.

It was a good value for a great view. Condo was nice and clean. The only complaint was the floor boards were quite dirty. The pools were great in the hot tub was relaxing. Only one was available as they were under construction. Apparently they were replacing the banisters on the balconies, which gave to a lot of noise. Also, they’re building a Tooties next-door, which was under construction again, a lot of noise during the day. Other than that, it’s a great place and I would return.

The 4 of us stayed for the week of fall break! Condo has a good supply for kitchen utensils to cook with. Washer & dryer is a huge plus for us! Good view from the balcony! Good water pressure for showering!

The property is significantly outdated compared to the photos. Furnishings are slightly different. Many items are rusted and/or dusty. We lost water for half a day. Contacted the host and was told that was “a facility issue.” There was no assistance or attempt at a resolution or making it right. As you can imagine, having running water at a beach vacation is a priority.

Safe peaceful getaway

The property was beautiful, easy assessable to the beach the only flaw that I did not like is that the pool closed every night way to early @8pm. That was disappointing to my kids. They included beach, chairs and umbrellas was definitely a plus

It makes do

The cleanliness and the location of this property was great. The only thing that was it was hard to get in the shower with warm water. It was always cold 2-3 minutes into the shower. The main bedroom feels a little cramped but it worked for us considering we were barely even in the room unless it was to sleep. It was definitely worth the money, atleast for us.

Nice family rental

We had a fabulous time staying here this past week! My family loved it we made sure and took pictures of anything that was missing and reported it we didn’t have a lot of bed linens for the bunkbeds but we brought extra from home so no problems there. Also there wasn’t a hair dryer but Walmart is very close as well as dollar general. But all and all it was a great trip and we enjoyed every moment of it. The room was very pretty and the property had a bit of construction but I am sure they will have it all fixed in no time.

The condo had a moldy and humid smell. The whole entire condo is old. The furniture is old, the walls are dirty. Water Faucets were rusty. When showering the water will spill outside the floor and make a water mess around the toilet. The shower head had a lot of water pressure. Elevators almost never worked. You had lines of people waiting a long time to get into the elevator. The Summit has a good location. But the whole place is just falling apart. Staff is not friendly or accommodating. I don’t recommend anyone to spent your money here at all. I wish I can get my money back this stay was one of my worst ones and I been coming to Panama City beach for 12 yrs.

Will not stay here again

Disappointed in how dirty the unit was. It really needs a deep cleaning. Mold throughout the bathroom. Went to use a cup (We always was dishes prior to using them to ensure they are cleaned to our standards), when I pulled it out of the cabinet and took the lid off it was obvious it had not been washed. The beds were horrible. I even slept on a bunk bed one night trying to get a good night sleep. The complex was great. I highly recommend the on site restaurant Bikini Bob's for lunch.

The condo was nice but we did have a few issues. The floors were sandy when we arrived. There are no rugs and your feet are constantly dirty. A rug at the balcony door and a runner for the front hall would be a great way to help control the sand. The beds are terrible. No other way to put it. Hard as a brick. The bunk mattresses are so thin that its painful to climb out over the frame to get out. Highly recommend updating all 3 mattresses. Other than that, it was great. Perfect location and lots of nearby places in walking distance. Beautiful view. No issues with waits on the elevators. The tiki bar, convenience store, and grill on property was nice!

Not very happy about all of this

We had to water 45 minutes -50 minutes if not longer to get in our just to get in and they even let us no it was even ready if we didn’t send somebody up we wouldn’t have knowing that it was even ready. They we got up to the room and the door didn’t even lock. Then they brought us an new couch but they left the old one in the living room till the Mantance guys came and got the old one so we had no room to move in the living rooms until then.I feel like we should get some money back on that. Thank you

1st of all listing says we could have 2 vehicles on property when we checked in we were told that we could only have 1. Pictures of the condo VS. the condo in reality very disappointing… Huge hole in the wall as soon as you walk in the door ceiling looks like it’s had lots of leaks or something & not repaired properly… Condo listing stated 2 bathrooms, there was 1 shower with a toilet, a sliding door with another toilet & sink… Roaches in the cabinets…. Entire listing of this condo was removed the day we checked in for some reason???

Unkept & Uncomfortable

Check-in : no problem.Get to the room. The code provided on check-in papers do not work. The code provided in VRBO email did work. Then we could figure out how to lock the door upon our exiting to secure our belongings inside. There were no instructions on how to do so. Called host # and text number given as well. We finally figured the lock out. The host did reach out the next morning to see if we figured it out.The furniture all needs replaced. The couch & chairs have a greasy feel to them and look dirty.The mattresses are all terrible. Squeaky and worn out.The single bedroom is too cramped with the 2 beds, almost no room to walk.Half of the lights didn’t work. No lamps were plugged in, much less finding a plug to try to plug them into was an adventure on its own. Most of the light switches/ plug outlets are not even attached to the wall. I was worried I might get electrocuted plugging anything in.

Great place just needs better upkeep!!!

My family and I stayed for a week in June it was a great week however upon arrival the shower light fixture didn’t work we had to take a shower in the dark we told maintenance however no one ever came back to fix it!! The floors were disgusting as soon as we walked in they felt gross and the bottom of our feet were black!! Burners were out on the stove, mildew or mold was present in the ceiling, the washing machine smelled awful, the dryer vent cover wouldn’t stay on so when you got your clothes out lint was everywhere! The bedroom was so crowded you couldn’t open the closet door all the way it would hit the bed less than half way! Everywhere in the resort their is signs that says pool closes however everyday they closed the pool at 8 that was very disappointing because we always love to swim at night when the sun goes down! The elevator situation was awful waited for a hour to just to go down to the 1st floor!! Things definitely need to be done before we would be willing to come back.

It was ok. Management ECDi was poor and maintenance was deferred.

We first Arrived after driving 10 1/2 hours on the road. The condo was not cleaned and check out is 9 o’clock in the morning at this resort. The cleaners came up and cleaned for a good 45 to an hour. Did a quick bang up job. Once we got in, we noticed all of the deferred maintenance. There was black mold in the shower, and it looked like the sheet rock was rotting away. On the ceiling, there was some black mold around the wash area, and there were bubbles in the sheet rock down the hallway and in the ceiling above. We had an electrical issue where computers got shut off and would not come back on. Cell phone and electronics would not charge correctly or fast. So we figure there was some kind of a voltage issue in the building. Reached out to maintenance through EDCI they responded within two or three hours and then I asked them to call once they sent maintenance up there so I can show them what was happening and never got a response. I would say, being a real estate agent, as far as property management they were poor. Choose wisely.

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: If I could give this rental less than one star I would. The unit was covered in mold due to an unresolved water leak and the company took 5 days to sent maintenance out to confirm what I already knew, yet nothing was done about it. The ceiling in the hallway was covered in mold. The walls in the bathroom and laundry closet were also covered. It was a long miserable week and everyone in my party ended up coughing and congested by the end of the week due to the mold in the room. To top this all off, the couch bed was broken and the twin "beds" that are pictured are little more than a thin piece of foam on a hard bunk. Overall horrible experience in the room and an even worse experience with customer service as they completely ignored my complaints until I started screaming. I do not recommend this unit and I will never rent from EDCI ever again.

Great place for a large family!

We loved our stay! Check in was so easy. You receive a passcode, so no key to keep track of. The view is amazing. Property manager was quick to respond. Condo was as described in the listing. The air conditioning worked great which is a must in the Florida heat. Kitchen was well stocked. The pool area was nice and access to the beach was excellent! The front desk staff was very rude when I checked in to get our wrist bands (which is a $20 fee for wrist bands and parking—it is mentioned in the listing). This is not a reflection of the owner or Emerald Coast Destinations, but it’s just not a good look on the resort. Our condo slept 8, which is why we booked that specific condo. The front desk would only give us 6 wrist bands. They stated they could only give us 6 because of HOA rules and regulations and that it didn’t matter how many our condo said it “slept”, it only holds 6 per the regulations. However, kids under 5 don’t need a wristband, so we lucked out as we have two kids under 5 years old. I mention this because I’m not sure what you’d do if you had 8 people who weren’t under 5 or couldn’t pass for under 5 because security is always lurking. One bed in the main bedroom needs a new mattress, but was not a problem for us as we didn’t need it. The bed by the window was just fine! The couch could also use an update. One thing I would suggest is a lock up high on the door to the balcony for child safety purposes. Overall a great stay!!
