You will not be disappointed with this Newly Renovated Home with Garage Parking only 1 block to the beach. This home was completely renovated in 2019 with a new kitchen, bathrooms, dual pane windows, etc. This is not your average 9 month college rental turned weekly in the summer.

IMPORTANT HOME NOTES:

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Must be 25+ Years Old to Rent in the City of Newport Beach.
-Please review house rules regarding noise, day/nighttime occupancy, etc.
-City of Newport Beach Quiet Hours 10pm - 7am.
-No Patio Access after 10pm
-Crib/Pack n' Play & High Chair must be requested prior to your stay.
-This is the LOWER unit in a two-unit building, the 2 bedroom over the garage is also for rent. Each unit will receive 1 parking space in the 2 car garage.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Laundry facility located in the garage is shared.

PETS

This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. These fees will be charged AFTER your reservation has been created and is NOT included in the original reservation price. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.

place has no windows to outside,
there no aces to the patio, onside there was a huge window frame, and the otherside you had to come out to the sidewalk and than go to the patio I do not recommend this place

Fantastic location
The location is fantastic!!! The unit is spacious with 3 bedrooms and 2.5 bathrooms. It sits on a busy street next to a bus stop with traffic day and night. With the sliding doors closed, it is quite. The only challenge is that you can hear everything from the unit upstairs. During our lengthy stay, there was a variety of occupants upstairs. The kid’s running back and forth day and night sounded like the furniture was being moved. The washer and dryer in the garage are large capacity and work great. The amenities within the unit are great. Smart TVs in the rooms so you can watch local channels, cable, and streaming. Although we didn’t use any of the equipment in the garage, there are bikes, a kite, surf boards, etc.

Fantastic Location
Location is amazing. The street is pretty noisy but with the sliding door closed, it’s quiet. When the upstairs unit is occupied, you can hear every footstep. It sounded like they were rearranging the furniture everyday and every night, which was challenging. The bed in the master is the only one we used and it is quite comfortable. We didn’t use anything from the garage but there are bikes, surf boards, a kite. The washer and dryer are full size and work great.

Location
The beauty of the property is location to the beach only. It is by a bus stop so it gets noisy and the occasional straggler likes to yell into the night. The management was great and responded to our needs in a timely manner. The property could use some attention. Initially there was no opener to the garage but the management did come and install a keypad which was an upgrade for the property. The amount of towels for the number of guests and lenth of stay was unreasonable and again the management came through. The place however was in need of a thorough cleaning. The needed fans were filthy and broken which management did replace. On the other hand the doors to the showers for one and other areas of the house really needed attention. There are 3 bikes in the garage which sounds great but one was in total disrepair and apparently the other two are shared with the tenants upstairs? So 2 bikes between 12 people, possibly 14? And one day the upstairs tenanants allowed a visitor to use one and they were gone all day so that left us one bike. Same story for beach toys/chairs. A grill is there to use and we did. The kitchen is only adequate with supplies, nothing special. Bedrooms- furniture is old, bedspread had what appeared to be a red wine stain on it, twin bed in one room was broken. Bottom line is we enjoyed our stay in CA cuz beach was 2 blocks away, management was great, but who wants to spend their days bugging management? Did we have fun? Sure, we make the most of it. Would we stay here again for the price?NO.

The unit is close to the beach but one side is along a busy street with the bus stop outside your window. Lots of traffic noise.
