223 Pools Rush Inn is a five-bedroom lodge in a private resort in Cosby, set up for the size of group that usually has to split across two houses. Fifteen beds and four and a half bathrooms, sleeping up to 30.
The indoor pool is inside the lodge and heated making swimming year-round a reality.
Three of the bedrooms are king suites, each with its own bathroom. Another is a bunk room with hand-hewn log bunks, which is the room the kids will claim before you've finished unloading the car.
There's a movie theater and a separate game room. Eight flat-screen TVs around the lodge, and a stacked stone fireplace in the living area.
Outside, the hot tub sits on the deck looking out over national forest. You can hear the creek from up there. There's a fire pit with a picnic table next to it if you'd rather eat outside, and a wide front porch for the slower part of the day.
The kitchen is fully equipped with a dishwasher, and the dining table is long enough to actually seat the group. Feeding thirty people in restaurants three times a day adds up fast. There's a washer and dryer, a charcoal grill, central heat and air, and free parking on site.
Dogs are welcome.
Your stay includes $940.00 in complimentary activities. Just by booking with us, you’ll receive free tickets, every day of your stay to top activities like Dollywood, Ober Gatlinburg Aerial Tramway, and more. (One free admission per activity, per day)

Worth knowing before you book
- Cosby is the quiet end of the area, so the Parkway attractions are a drive rather than a walk. For a group planning to spend most of its time at a lodge with a pool and a theater, that's the right trade.
- All guests review and sign a rental agreement before check-in, and we recommend travel insurance. Hot tubs are drained, sanitized and refilled between stays, so yours may still be warming on the first night.
**Magnolia Vacation Rentals is not liable for any disruptions, damages, or cancellations caused by acts of God or weather-related events. In accordance with health and safety regulations, all hot tubs are drained, sanitized, and refilled between guest stays. As a result, the hot tub may require additional time to reach optimal temperature and may not be fully heated the first night of your stay. All guests are required to review and sign a renter’s agreement prior to check-in. We strongly recommend purchasing travel insurance to protect your reservation against unexpected changes or emergencies.**
