The property lies in Umbria at 14 km from the town of Todi, 40 km southern of Perugia (airport) and 130 km northern of Rome. It is characterised by a well-maintained garden with a 12x6 swimming pool, all for your private use. It's a quiet area with nice panoramic views. The property is suitable for up to 12 people. There are 5 bedrooms, all with en-suite bathroom and air conditioning. There is also sofabed in the living room of the tower. Cot available on request. On the ground floor there are: porch for outdoor dining, well equipped kitchen with table for 10, 2 bedrooms each with en-suite bathroom. On the first floor there are 3 bedrooms with en-suite bathroom, porch. The last room is in the tower and it has a cooking corner, dining area and single sofa bed. Broadband Wi-fi internet connecion available for free.

If interested, it’s possible to have additional services on spot as: cook and/or cooking lessons, maid service. We have also local contacts for bike and vespa rentals, horse riding, wine and food tasting, tours of Umbria and hot air balloon experience.

The nearest restaurant/pizzeria (Al Leone) lies at 3,5 km from the property. Other nearby restaurants we suggest are Osteria Novecento (5,5km), Villa Selva (9km). The nearest winery (cantina Signae) is at 12km and there are many more around the old village of Montefalco (24km). To buy groceries, there is supermarket at 4km open all days from 8 in the morning to 8 in the evening (on Sunday only in the morning from 8am to 1 pm. If you like to buy food from local farmers we suggest Fattoria Luchetti and farmer Alessandro Ricci (near Papiano) for fruits and vegetables. There are also 2 fruits and vegetables shops on the road to Marsciano. Hospital at 3km (hope you will not need it…).

Truly amazing villa!

9 of us stayed at the villa Roseto and had the most amazing week. The owner was very helpful, easy to contact and went above and beyond to ensure we had a wonderful stay. The villa is beautiful, the setting is breath-taking and the pool is perfect! We had two meals prepared at the home (pizza and typical Umbrian food) and they were truly spectacular. Centrally located to be able to access all of Umbria within a short drive.

Bellissima vacanza

La villa e' molto bella. la posizione sicuramente privilegiata. Abbiamo visitato facilmente Todi, Spello Perugia, Orvieto e Spoleto. Abbiamo usato il bbq e il forno a legna. tutto perfetto. pochissime zanzare. Qualche vespa in giro alla piscina. La priorieta' e' suddivisa in tre ville con antrate separate e ben divise. Abbiamo sentito un giorno i ns vicini la mattina quando probabilmente facevano ginnastica con musica dance. Fresco la sera e ventilato di giorno. veramente un ottima vacanza. Torneremo sicuramente.

A magical Umbrian holiday

The villa exceeded our expectations. We were immediately made to feel that this was our home for the week. We had access to the garden's produce; the clean, refreshing pool; and the spa shared with two other villas. We were offered ideas for tours and activities that we had not considered prior to arrival. The villa's location was perfect. We could get to any of the wonderful hill towns within an hour's drive and train stations were easy to access for exploring Rome and/or Florence. We could see the town of Todi from the villa's upstairs veranda. With eight adults, we had bedrooms for everyone (3 couples and 2 singles) with ensuite bathrooms and air conditioning. The beds were comfortable, clean and felt like home. The kitchen table sat at least 10 so there was room for all of us to share evenings together over dinners of fresh Umbrian vegetables and meats. We will never forget the views of the Umbrian countryside. The first morning after our arrival, there was a hot air balloon festival. The sight of balloons floating over the countryside was truly magical and set the tone for a holiday that all eight of us will never forget.

Great place!!!!

We rented the property together with two other families (6 adults and 6 children). We enjoyed it !!! Nice pool with nearby bbq. Air conditioning in the whole villa very appreciated seen the hot summer. The property lies at 10 minutes driving from the highway, so it's easy to visit the region and there are many charming villages in the surroundings. Very friendly and professional owner. We have arranged through them cook for a couple of dinners and bike rental. Strongly adviced to every one!!!

You will enjoy the quiet and peace, the panoramic views on the landscape. From here you can easily visit charming villages as Bevagna, Montefalco, Spello and many more....cities as Todi, Spoleto, Perugia, Assisi. We suggest to visit the wineries around Montefalco (well known for the production of Sagrantino), the Marmore waterfalls.
It's possible to organize cooking lessons directly at the rented villa, hire private chef's, rent bikes & join local tours (visit of local villages and wineries...all by bike), organize visits of local farms.
