Needs TLC and maintenance
Dan the property manager is very cordial but this property desperately needs some TLC and maintenance. To list a few examples, the screens are torn, the sliding doors work poorly, the bathrooms are rundown and in need of new toilet seats, the walls need painting, the carpet is filthy, the blinds are the old cheapest plastic type and don't work properly, the kitchen range doesn't work properly, the kitchen floor needs replacing, the towels are mismatched and stained, the grounds are unkept and full of weeds, there is a non-running car in the driveway taking up one of the parking spots, there are no ceiling fans, and the lighting in most rooms is inadequate.

Wow. I had no idea Ken was so unhappy here.
I checked in every day and asked if everything was OK and if they needed anything.. He kept telling me everything was fine.
I had to contact them late one night because a neighbor was complaining about noise. I wonder if that set this off?
To respond specifically: The blinds are 2" Bali blinds and were not cheap. I checked every window and, with one exception, they work properly. The exception was one blind in the master bedroom where the top slat was jammed against the window. preventing this blind from closing all the way. This probably was annoying because it's the window through which the sun shines while rising in the morning. Ken and his brothers were in town for Kaboo Music Festival, were up late, and probably wanted to sleep in. I un-jammed that top slat and now it opens and closes properly. All other windows work.
We have a new style blind in the master bathroom which opens and closes by being pushed up or pulled down rather than the conventional strings and they might not have know how to use this (Ken arrived a few hours after check-in and wasn't present for the walk-around).
My MBZ was parked on the side of the driveway but there were still two parking spots, plus virtually unlimited and unrestricted on-street parking in front of the house.
We purchase new towels on a regular basis and have replaced some that had been stained with bleach, by a prior guest.
We clean the carpets at least once per month as people aren't always as careful in a vacation rental as they are in their own home.
I I agree the kitchen flooring needs to be replaced and have already purchased the materials. Two workers are scheduled to work four days this week as we are between rentals and this flooring is at the top of the list, along with a few other items as we are always having to keep up with the heavy usage as a successful and typically booked vacation home.
I checked all three toilet seats and we did replace one, which had a small crack. I suppose that's what he meant.
I found one tear in the screen door at the front door.
The sliding door to the patio works fine, but it does require adjustment from time to time.
There are lights in every room but I'll purchase a couple more. This is the first time anyone has complained about lighting but this way there shouldn't be any future complaints.
I disagree about the yard. It's a beautiful & green half acre yard, which is extremely rare this close to the beach in La Jolla Shores.
I should have been suspicious when the owner didn't allow inspection of the property before renting and the payment was listed as non-refundable. When we arrived we were surprised to find how run down and shabby the property was. The highlight is the grass area behind the house but the house itself is a tear down.
Then the furnace quit during a very cold time. Dan told us to look up how to light the pilot light which we did and we worked to get heat following all his and the internet's instruction to no avail. We FROZE for two of our three nights and Dan never showed up nor did any repair people. He later claimed we had turned off a switch which caused the problem. All possible combinations of switches, pilots, etc were tried over a period of hours and nothing worked.
We asked Dan for a day's refund and he didn't even respond. This is a bad property and a dishonest property owner in a good location. RENTER BEWARE!

What a nasty and insulting "review".
You know how sometimes as soon as you meet a person you get the feeling you want nothing to do with them? This was one of those experiences for me.
His son, who's supposedly taking a course to learn appliance repair, tried lighting the pilot on my furnace. The problem: It had an electric igniter.
He melted the entire wiring harness and almost blew my house up.
I had to spend over $3,000.00 on a new furnace.
This gentleman had the nerve to demand money from me under threat of posting a negative review.
Obviously I didn't pay him.
The initial problem with the heat: the thermostat was turned to Off.
The only good thing from this experience is that now the house has a brand new high capacity furnace with the capacity to add air conditioning.
It's experiences like this that make you think twice about staying in this business

Pros
1. Property is huge with a big lot area
2. Located in a nice place and close to LaJolla shores
3. Sufficient to sleep 8-10 people
4. Worth the price and minus the cons

1. Not maintained properly- backyard needs some serious cleaning
2. BBQ was so dirty that we had to drop out plan for bbq
3. Not everything that’s mentioned online would be available - the hot water tub wasn’t clean, wagon wasn’t available, surfboard was in a bad condition
4. In 3 days, came across living rooms lights not working, toilet over flowing

The Summerhouse features a large, 1/2 acre yard with a grass volleyball court and children get very excited here.
Akash is a nice guy and told me his group had a great weekend here. But he brought a VERY large number of friends and family members to the house, in excess of what he contracted for and in excess of our maximum capacity.
Overcrowding a house causes problems, For example, they clogged the toilet thereby flooding the hallway, allowed small children to swing a bat and bash in the side of a brand new (3 days old) storage shed, behind a closed (but unfortunately not locked) gate.
The hot tub started out clean, as it was cleaned on their arrival day. But they had lots of very energetic children running around all weekend, which is fine, but can lead to damages and impacts such as sand and / or leaves in the hot tub if not supervised, as in this case.
We keep spare lightbulbs and can install upon request, if necessary, but prefer to not enter while occupied during COVID.
It is possible the cleaners missed the BBQ, even though it's on their worklist. I spoke to them about this to make sure it's always clean.
If Akash had mentioned this during his stay we would have come over and cleaned the BBQ, as we always want our Guests to have a completely clean property.
We don't offer surfboards or a wagon, but we do have beach chairs, umbrellas, boogie boards, beach toys, coolers and more.
We had an amazing experience with this home and homeowner Dan! The property is set up perfectly and the pictures don’t do it justice. We loved the location and restaurants nearby. Also, the hot tub was incredible after a day at the festival. We were a 15 minute uber from downtown. The neighborhood is very nice and is in a good location. While the home is older, it is in great shape and met our needs perfectly. Dan was extremely nice and always responded quickly, just an all around great guy. We will definitely consider booking here in the future!
Had a good stay with our family. Dan is attentive throughout your stay if you need anything. Nice location and our kids had a great time exploring the grounds. The house could use some updating however after seeing the ad and reading the reviews we weren’t surprised by anything and overall was good.

Great for group fun
We stayed for three nights while attending our son's military bootcamp graduation. The property is what made the weekend so fun. We played volleyball with our new Marines, and their families and our friends, while grilling and making cocktails all evening. Later in the evening we all went hot tubbing, while all the teenagers (6 of them) hung out at the fire pit. The next day we all walked to the beach, 11 of us, which was a very nice walk about 5 blocks thru beautiful La Jolla. We had dinner and walked back. It was so fun and the teens talked about making it an annual trip. Great location too. I think the property is what makes this rental special. It reminded me of an old lake house. Which made the whole experience really neat!

Affordable, great location and clean.
This is a great family vacation house for a family or large group of people on a budget in the super expensive area of la Jolla. Location is great and plenty of space. If your looking for something newer with updated decor or furniture, this place is not for you.

Comfortable property with a great yard!
My family and I stayed at the property for three nights in March of 2015. We had five adults and two small children in total.
There was plenty of room for everyone, although we decided not to use the sleeper in the foyer as it wasn't exactly a private space. The house is an older property, and had some minor issues, but the host was very attentive and did his best to fix anything we asked him to as quickly as possible. During the day the property does get quite warm, and we couldn't figure out how to cool it down effectively, but it wasn't a major problem as we were out of the house most of the day. For the price, it was a good value overall, and I would recommend it to others.

Great stay! Amazing host!
We rented the place for a girls weekend/bachelorette! It was a great experience and everything went amazing. The house has a lot of space and easily accommodated our large group. Dan was great and available at all times to answer our questions.

Great place for a group gathering
We had a big group come for the weekend and had a great time. The BBQ's, jaccuzzis, and volleyball court were perfect for coordinating group activities. Everyone had plenty of space and a bed. And it was truly a five minute walk to the beach, which was a nice treat. There are lots of good restaurants nearby and it is a short Uber from many places with nightlife.
