Excellent Mountain Views and Short Walk to Downtown Asheville
Welcome to the Overlook on Beaucatcher Mountain, a fully remodeled unit with approximately 1500 sqft overlooking downtown Asheville. The space includes 2 large bedrooms with high end queen mattresses, 2 gorgeous bathrooms with spacious showers, pool table room with dart board and bar area, living/den area with stone wood burning fire place, and kitchenette with mini fridge. The space is so nice and comfortable, some guests decide to spend more time at home versus going out.
I have put extra effort in the remodel and furnishing process to help ensure your stay is private & comfortable. The inside of the rental unit gets plenty of natural light from four large sliding glass windows and one glass door, all of which have privacy blinds. The entire space is decorated with art which illustrates Asheville and Western North Carolina.
This rental is located on a unique 3.5 acre lot in downtown asheville that is approximately half way up Beaucatcher Mountain. This larger piece of property allows for more privacy from neighbors, it provides plenty of grassy areas and is home to some magnificent trees where plenty of birds live. There is designated parking for guests in the upper gravel drive that will easily accommodate three cars. Next to the parking area there is an observation deck with two patio chairs that is a perfect spot to relax while looking at the mountains or watching the sun set.
A short walk down a gravel path leads you to the guest patio and private entrance behind the house. The patio has two sitting chairs facing the decent sized grassy back yard. Recently we installed a roof on the deck above the guest patio to help ensure guests can stay dry outside when it is raining.
From this guest patio and private entrance, you will walk into a large living room area that has a comfortable couch that sits in front of a large stone wood burning fireplace. There are comfortable throw blankets and a wooden glass coffee table to help ensure you can relax while watching the TV or a fire while reading a book. There is a small round dining table with two chairs that sits right in front of one of the living room windows with great views. We also have added a filtered water dispenser that has a 5 gallon container for fresh drinking water in this area.
The Kitchenette area is connected to the living room area. It has a small bar top with two stools where guests can eat or use as a cooking prep area. The Kitchenette has a mini fridge, two burner plug in stove top, air fryer/toaster oven, microwave, electric tea pot, french press along with coffee grinder, old school drip coffee pot and other essential kitchen cooking supplies. Please note this is not a full kitchen even though it is very adequate for cooking quick and easy meals.
One of the bedrooms sits off of the living/den area and the other one off of the game room area. This adds for some extra privacy because the bedrooms are not right next to each other and there is even a middle door which can be closed. Both bedrooms have queen size mattresses on sturdy, wood bed frames along with night stands with built in USB ports. Both bedrooms have sitting chairs and also closets with fold out luggage racks . The larger of the two bedrooms off of the game room also has a dresser and TV.
The game room area has a pool table, dart board and a bar top with two stools. There is a brass sink in the mini bar countertop. There is also a second mini fridge in this area and another TV. I also have added another Bistro table near the dart board with two more bar stools. This is a great room for hanging out and having fun. Also plenty of space to work on a laptop computer with room to spread out.
Both bathrooms are luxurious with large walk in, tiled showers with thick glass doors. The front bathroom has a hand held shower head with multiple settings, a built in soap/shampoo/conditioner dispenser and a niche/shelf. The back bathroom shower has a bench, two shower heads (one handheld) with multiple settings and a niche/shelf. Each bathroom has a 4 foot sink vanity with plenty of counter top and cabinet space for guest bath supplies. There are fan vents and heaters built into the ceiling lights, plus both showers have their own can lights.
Other amenities include:
Two mini split HVAC units with remotes and one Air Handler allow you to control and reach your desired temperature throughout the space.
There are a total of three TVs which include Direct TV and Roku accessibility - 1 in the living/den area, 1 in the game room/bar area and 1 in the larger of the two bedrooms.
The floors are all beautifully sanded and stained cement. There are nice rugs in the living/den area, the game room and both bedrooms. The bathrooms also have nice bath mats in front of shower and vanity.
The wood burning fireplace can be utilized for an extra fee of $25 which includes paper, kindling and a bunch of wood for one or two fires. More wood can be purchased for $1/log. This cost helps us pay for the wood I provide, prep time and the cleaning of the fireplace/hearth. Please let me know before your arrival if you would like to use the fireplace.
I do love hosting families with children and I can accommodate a family of up to six. Please inquire if you are in this scenario. Extra guests, above 2 people, are $25/guest per day regardless of age.
And for the pet lovers, pets with are welcomed - $100/pet fee will be required for one pet and $150 for two which must be paid before you arrive. Pets are not allowed on the furniture and ideally must be in a crate if left alone at the house. I do provide dog blankets for guests traveling with pets.
Guests are welcome to access the yard near the parking area and the backyard. There is plenty of room to move around and the majority of the yard is grass.
Other things to know about the rental unit:
I live in the upper portion of the house and have an active lifestyle with children. The city is also very close and sometimes you can hear music or emergency vehicles. It seems pretty quiet to me and at the same time I understand people have different preferences. Therefore I installed two layers of 5/8 sheet rock along with other sound insulating products during the remodel. Both bedrooms also are equipped with sound machines. To date I have not had any guests complain about noise.
I do have several goats that live on the property and help me with landscaping. They live behind a low voltage electric fence that is approximately 100 feet behind the house. You will often see them grazing behind the fence in the early morning or late in the afternoon. Please let me know if you would like to feed the goats.
Please note that the $25 dollar extra guest fee is per person, per night regardless of age. Please be up front and let me know before arrival if there are more than 2 guests in your party and I will modify your reservation accordingly.
Please let me know before you arrive if there are any specialty items which you might need during your stay, like a pack and play, blender, or anything else. I will do the best I can to accommodate your request.

• Please do not eat full meals in the bedroom - snacks/munchies are cool.
• Please do not flush anything other than toilet paper down the toilets.
• Please turn off lights and mini splits when you are not at home.
• Please no hard drugs of any kind - alcohol and weed are ok.
• Absolutely no smoking in the house and if you do smoke outside, please be courteous and clean up your butts/ash. Ash trays are located on all decks or porches.
• Please always lock the entrance door when you leave and make sure to leave the key in lock box upon your trip departure. Non returned and/or lost house key will result in loss of deposit.
• Please be courteous to any neighbors and respect our neighborhood.
• If anything breaks, spills, stains, etc. please let me know ASAP. Small issues we can figure out best way to handle with your consent. Any significant damage will result in the loss of security deposit.
• There is a $100 pet fee for one pet and $150 pet fee for two pets which is to be paid before arrival. Please make sure the pets stay off all furniture/beds and ideally are in a crate if you leave them at the house alone. Please help me continue to allow pets by following these rules plus cleaning up any mess inside and poop from yard.
• If you elected to use the fire place, please be extremely careful. If you need extra wood above the $25 dollar starter bundle please text me and I will deliver it to you - $1/piece which will be handled with cash.

My name is Ryan Pickens and I have lived in Asheville in this same neighborhood for 20 years - five different houses. I am originally from Atlanta and but have also lived in Nashville and San Francisco. I graduated from Vanderbilt University in 1994 and got a masters degree from the California Institute of Integral Studies in 1999. Why they chose this property
I have lived in this neighborhood for 20 years in five different houses and believe this neighborhood is the best place to live in Asheville. I love it because of the following reasons:
1. The proximity to downtown while still being in a residential neighborhood cannot be beat. All parts of downtown are very accessible from this neighborhood by foot or bike.
2. The neighborhood is also very close to what I call Chain Land - every kind of chain store you could imagine plus the Asheville Mall is on the other side of Beaucatcher Mountain which is accessible through the Tunnel. All within 1.5 miles or less.
3. The views are incredible and there are plenty of places to hike. From our property you can see the Biltmore Inn, Mount Pisgah and parts of downtown Asheville.
4. There is a lot of public land, including: several play grounds, two stadiums which host semi pro soccer team and a single A baseball team, and a softball field with two disc golf baskets.
5. Wildlife is thriving for being in a city - I have seen turkey, bear, fox, groundhogs and a plethora of birds in this neighborhood.
