Charming cottage near Kingsbridge, Salcombe and in the heart of the South Hams
The Linney is a little gem of a cottage with every modern convenience. From the recently refurbished galley kitchen with its microwave, dishwasher, fan oven and ceramic hob to its gleaming bathroom with a full-sized bath and powerful shower over, to its comfortable lounge/dining room complete with log-burning stove and surround sound TV, the Linney offers comfortable, centrally-heated accommodation for four people (2 double bedrooms) all on ground floor level, excellent for those who find stairs difficult. With its own dedicated parking for one car immediately behind the cottage, and plenty of off-street parking nearby, the Linney can accommodate all your transport needs. However, as it is also on a direct hourly bus service which serves Plymouth and Dartmouth, and nearby other local rural buses, there is even no need for a car!
Situated in the small village of West Charleton, less than two miles from the pretty town of Kingsbridge, with its pubs, shops, restaurants and supermarkets, the Linney is well-placed for enjoying the nearby South Hams' beaches of Torcross and Beesands, and the towns of Salcombe, with its beautiful sandy beaches, and historic Dartmouth.
Apart from its proximity to the South Devon Coast Path, and a number of National Trust properties, there is a great selection of footpath walking straight from the door with close access to the peaceful Kingsbridge/Salcombe estuary and some equally delightful inland footpaths. A paradise for bird-spotters (there is a nearby village hide available for guests to use), the area is renowned for its flora and fauna. Just a 50 yard stroll away is an excellent pub, The Charleton, serving local beers and good food.

Location also great just 10 minutes one way a beautiful stretch of beach (at Torcross) and nature reserve (at Slapton) and 5 minutes the other way to Kingsbridge with its lovely harbour. Everything was very close - Dartmouth also not too far and we found lots of very pretty bays within close proximity."

A former teacher and educational manager for many years in a large Devon comprehensive school, in the final years of my career I decided to make a real leap of faith and work for the Royal Navy, training young Naval officers at the historic Britannia Royal College in nearby Dartmouth.
Why they chose this property
As it was too far to commute daily from my home town in Tavistock, Devon I purchased the Linney and my daily commute was the road from Charleton via Torcross to Dartmouth. Do please follow my route if you stay at The Linney, as the views are awesome... even better on the double decker bus which passes hourly through the village of Charleton on most days!
