The house is lovely and ideally located just 10 minutes away from the center of the Provencal village TRANS EN PROVENCE, in a quiet and green area without neighbours overlooking.

Close to all amenities, just 20 minutes from arcs sur Argens train station and 1 hour from NICE airport, about 40 km from the sea (SAINT AYGULF, SAINTE MAXIME, SAINT RAPHAEL, GRIMAUD, SAINT TROPEZ) and 1 hour from the GORGES DU VERDON, between 10 minutes and 30 minutes from all the villages of the Haut Var and their popular Provencal markets for their tastings of wines, cheeses, tapenades, anchoïades, olives.

The house is surrounded by a vast landscaped garden and many terraces overlooking the pool area of 16 m x 3.50 m and a depth of 1.50 m, heated and fully secured via an electric shutter.
A summer kitchen is available.

Housing :

The house facing south, you can lounge on the deck chairs under the shade or enjoy the sunshine that floods the property. Luxurious interior, spacious and decorated with paintings and sculptures of the owner who is an artist.

The villa is equipped with AC. An EV charger located on the parking can be used (Electric Vehicle)

Fully equipped kitchen, large bright living space with large sliding bay windows, dining room with round marble table, living room with fireplace, all overlooking the terraces and the pool.

With a surface of about 180sqm the villa can accommodate up to 8 people:
• on the ground floor 1 :
double bedroom 1 with AC bed 160x200

a bathroom with bathtub shower and a separate Japanese
electronic toilet;
• the 1st floor :
bedrooms 3 with AC, bed 160x200
bedrooms 4 with AC, bed 140x200
a bathroom with a balneotheapy-bathtub, a shower and a
separate toilet;
• A travel cot for children under 3 years old can be provided at the time of booking.

• The WC and the bathroom located on the ground floor are not specifically designed for disabled people but contain elements facilitating access such as metal grab bars (see bathroom photo).

As for the surroundings:
• Many charming villages and tourist sites are located a few kilometres away, such as: Tourtour, elected the most beautiful village in France which culminates at 635 m with its flowery streets and fountains.
• Cotignac: village of character erected at the foot of a majestic rock from which falls a waterfall. Old houses with facades of the sixteenth and seventeenth, narrow streets, fountains etc.
• Many bike rides can be done from the villa.
• As well as the Var offers many tracks for road bikes as for mountain bikes, including the European way distance of 25 kms from FLAYOSC to SILLANS LA CASCADE.
• For children: an equestrian center located 300 meters away, a nice outdoor skate park south of Draguignan, many water activities in the surrounding area and the Fréjus zoo towards the beaches.

The calm and beauty of the area will allow you to spend a relaxing holiday.

REMARK
The other months of the year, the owners / people living in the villa have a cat and a small dog so traces of cat hair may be present in the house. The villa is therefore not recommended for people allergic to pet hair.

Pets allowed
Garden and pool regularly maintained by professionals. The pool is working with salt, is heated with a heat pump and start heating from May onwards.

DANGERS AND INTERNAL REGULATIONS VILLA RENTAL:

• FIRE RISK: DURING STRONG WINDS IT IS STRICTLY FORBIDDEN BY PREFECTURAL ORDER TO MAKE FIRE, WOOD BARBECUE, PETARD, FIREWORKS. WE RECOMMEND VIGILANCE WHILE HANDLING CIGARETTES, ASHTRAYS AND CANDLES, BOTH INDOORS AND OUTDOORS. A FIRE EXTINGUISHER IS AVAILABLE IN THE KITCHEN IF REQUIRED.

• THE CABIN CAN BE USED DURING THE DAY BUT NOT AS A BEDROOM FOR SECURITY RISK.

• IT IS ALSO FORBIDDEN TO SMOKE AROUND THE CABIN (WOODEN STAIRS/ TERRASSE/ INSIDE THE CABIN)

• THE USE OF THE POOL AND THE HOUSE IN THE TREE BY CHILDREN CAN ONLY BE UNDER THE SUPERVISION OF AT LEAST ONE ADULT. IT IS ESPECIALLY RECOMMENDED TO BE CAREFUL WHEN DIVING (DEPTH 150CM). WHILE ON THE CABIN TERRACE, IT IS ADVISED TO NOT TO PUSH THE WOODEN PROTECTIVE RAILING. The WOODEN STEPS ARE ALSO VERY STEEP.

• TOWARDS THE CAR PARK IS A LARGE YUCCA FILIFERA. BOTH CHILDREN AND ADULTS SHOULD PAY ATTENTION TO ITS THORNY LEAVES.

• THE PROPERTY OWNERS CANNOT BE LIABLE IN THE EVENT OF AN ACCIDENT IN THE PROPERTY, WHICHN INCLUDES THE POOL AND TREE HOUSE.

• IN CASE OF LOSS OF KEYS OR REMOTE CONTROLS THE REPLACEMENT WILL BE THE RESPONSIBILITY OF THE TENANT.
