Mayan Princess 118 is a beautifully updated 2BD/2BA 1st floor end unit with a convenient and private entrance from the parking lot. There's a short set of stairs to the entry. Comfortably sleep 6 with a king bed in the master and a full sized bed in the guest room. There is also a sleeper sofa in the living room. Walk just minutes to the beach via a dedicated boardwalk or soak up the sun in three tropical pools. Interior highlights include an in-unit washer/dryer, an upgraded kitchen, streaming TV in all the bedrooms, tile flooring through out, and an extravagant master suite. All custom cabinets, granite, and hand finished knotty pine doors match throughout MP118! Drive 9 minutes North or South for a smorgasbord of dining options and convenient amenities in Port Aransas or Corpus Christi. Mustang Island State Park is just 3.8 miles away.

Living Area

The living area is exceptionally spacious and tastefully decorated with great beach colors and décor. There is a sleeper sofa, and occasional chair to kick back and enjoy a movie on a 65” wall mounted TV. MP118 has cable service in the living area as well as a dvd player. Guests have access to extra hdmi inputs to allow for Fire sticks and Roku boxes. Floor to ceiling window walls and sliding glass door to the patio create a seamless indoor/outdoor flow. The UV solar shades offer privacy during day or night.

Kitchen & Dining

Mayan Princess 118 has been outfitted with beautiful custom cabinetry, granite counters, and an extra deep composite stone sink. Furnished are full size kitchen appliances with an ice maker in the refrigerator. Standard small appliances include: toaster, blender, tea kettle, a 12 cup and Keurig coffee makers. The kitchen is generously stocked with cooking amenities and complimentary supplies to get your vacation started.

Primary En-suite

The primary bedroom has a comfortable king size bed, wireless controlled ceiling fan, and streaming service on a wall mounted 42” television. An eye catching feature in the master bathroom is a glass block surround around the shower and two person Jacuzzi style hot tub. The cabinets and granite carry through the condo into this luxurious master en-suite.

Guest Bedroom

The guest bedroom has a full size bed, an added ceiling fan (unique to this two bedroom condo), and a 42” streaming television. Around the corner is the guest bathroom with a remodeled tub/shower combination. A custom hand finish door separates the vanity sink from the lavatory/tub/shower.

Outdoor Areas

Take in the coastal air on the patio, furnished with seating for two. As a guest at the Mayan Princess Condominium Resort, you'll enjoy access to several amenities, including an outdoor hot tub, private boardwalk, and three tropical pools (the deeper pool is open year-round and heated during the cooler months).
The Private Entrance is a great feature and highly convenient for loading personal belongings into the condo.

This ground-level condo is accessible from the far right parking spaces and up a small set of stairs to the entrance. MP 118 is a favorite for honeymooners, those celebrating anniversaries, and families who prefer to have reasonably close access to the parking lot.

Great Place to Stay!

Loved Loved Loved the location!!!! The condo was so clean and very spacious! We did have an issue with some leaking the last evening there, but the owners were very receptive and said they were working on it! Would for sure stay there again!

We had a great time even though the weather was unseasonably cold. We still found shells on the seashore with the kiddos. Hot tub was our haven! Very nice facilities and very clean! Thank you for the hospitality!

Overall, we enjoyed this beachfront condo property with our family. The condo decor is welcoming & furnished comfortably. The full kitchen contained everything you could need or want. The quantity & selection of towels in the bath areas were great with a good variety of toiletries-soaps-shampoo, etc. available. Each time we called the owner, Courtney, we appreciated that she was both readily accessible and absolutely helpful to us as she could be. We had a few hiccups that we wished could have been different. Even so, we could definitely recommend the property to friends & family. The trundle bed in the guest bedroom is a furniture re-arrangement challenge; the bedroom pillows in the master bedroom were thin & over used (recommend investing in liner cases for pillows in the future if retaining them that long, but personally prefer more refreshed options); the blankets in the master trunk were kind of smelly & had not been cleaned in awhile. We liked the Mayan Princess pool options (heated) & non-heated, plus hot tub. We really liked this beachfront location away from all the commercial areas. The beach area was very nice with clean sands and not too congested. We liked that the property is fenced and has semi-gated access. And yes, we would definitely be interested in staying at this property again in the future. Lastly, Port Aransas offered a nice selection of seafood restaurants, shops & grocery. We also enjoyed Mustang Island State Park being so close to the condos.

Warning! String smellI

The booking is not as stated in the description. It’s part of a resort and is walking distance to beach but there is NO view. Additionally, the place has water damage with a strong musty mold and sewage smell. It’s terrible and got worse the hotter the weather became. The management company (Courtney) was awesome and relocated us to a another unit. Courtney gets 5 stars. This property gets 0!! Don’t stay here until they fix this smell or unless it’s free.

Not what i expected

TERRIBLE SMELL of Musk and Mildew when you walked in . The latch on the door was broken so we could not lock our doors. The view of beach was obstructed by a hill. The BEDS were horrible, could feel the springs in our back. Could not wait to get home. We let the property manager know we needed to be able to lock the doors and to address the smell and nothing was done. Maid service came in at 9am on our last morning there which was annoying and distruptive .

Excellent unit. Was just as described. The location of the condo was perfect. Half way between Port A and Padre (less than 15 min either direction). Few other properties nearby means lots of room on the beach. The location of the unit itself was awesome. Good parking near front door. Short walk out of the back to pool and beach. No waiting on the elevator! We were missing the coffee pot when we arrived. The machine was there. I sent an email to the owner and in less than an hour there was someone at the door with a freshly washed pot! Awesome service! Overall great experience and would certainly book this unit again!

Anniversary weekend

My family really enjoyed getting away for a weekend during a pandemic. The resort was no over crowded. We hardly ran into anyone. Most of the time we had the pool to ourself. Even the beach wasn’t over crowded where the resort lets you out. Would definitely return.

Nice beach property in a great location

The condo was very pleasant inside. The owners have done a remodel on the inside and it looks great. Loved the outdoor pool area as well. Good for little ones and adults too because of the design that somewhat segregates the two. We were a little bummed that there were flying black insects that kept buzzing all around us at the pool area in the morning. We had to head to the beach to get away from them. Not sure there is much the management can do about those, ....spraying, etc. We loved that we could drive down the beach in our Jeep. Very relaxing! Would definitely go again!

Beautiful condo, completely updated, and great beach access right out back

Stayed for five nights and really hated to leave. We only needed to bring beach towels; everything else is there, including a blow dryer, shampoo, and soap. The beds are comfortable, the a/c was nice and cool, the beautiful kitchen had everything you could want including lots of wine glasses (yay!), the unit was spotlessly clean, and the décor is comfortable and beach-themed. The in-unit washer and dryer was handy for salty clothes; I'd brought some Tide pods but there was laundry detergent already there. Little things like that made our stay really pleasant. Oh, and there's good Wifi, too. Two reasons for four stars instead of five: 1) No walk in shower. There's only a tub/shower combo in each bathroom which can be a problem for anyone with mobility issues or knee/hip problems (and no grab bars or tub mat plus a slippery tub made it hazardous for me). 2) The hot water is non-existent unless you open all the taps in the entire condo and let it run full blast for at least 15 minutes. We had hot water on demand on the morning we were checking out, presumably because others at that end of the building were, too. Aside from that final day, bathing was really an annoying procedure. I suppose if it's really hot out, a cool shower would be nice but in early April it was more like camping...especially since it was difficult to get in and out of either tub. (I realize not everyone will find the lack of a walk-in shower a problem, but for older folks it really is one.) Over all we very much enjoyed our stay, and I have no qualms about recommending this lovely condo for an upscale vacation. Just know that you need to plan waaay ahead for bathing, and be careful getting in and out of the slippery tubs. To be fair, the unit is NOT listed as handicap-accessible so it was not misrepresented in any way, and the owner gave me a head's up in advance about the short flight of five stairs into the unit. For most people it's a fabulous place to stay!

This condo is beautiful! The pictures on this site do not lie! Courtney & Kelly provided surprising details such as coffee, cream, laundry soap, salt & pepper, and beach chairs!! We stayed from Sunday - Friday and it was so quiet. It felt like we had the beach and the pool all to ourselves. Thank you for sharing your beautiful home away from home!

Wonderful Property - Highly recommended for families with kids

PROS: -Fantastic Location: the condo property itself is located at almost the exact midpoint between SPID (road to Corpus) and Port A. It will take you about 8 min to get to either. -Proximity: the beach and the pool are literally only steps away from the back door. - So Welcoming and Comfortable: everything from the decor to the cozy layout create an extremely comfortable, homey, and warm feeling. We really felt like we were at home here. - Kid Friendly: We stayed here with our 1 year old and it was very safe for him. No sharp edges and very few exposed power sockets. - Easy Access to the Front Door and around the condo itself: My elderly father was recovering from a stay in the hospital while we were here and it was very easy for him to move around and get in and out of the condo. Only a few stairs to the front door (I think 4 to be exact) and a very study hand rail to help with those few stairs. - Communicative Owners: We had a few curveballs in our vacation plans and Courtney and Kelly were very responsive to my contacts both via email and phone. -Easy Check in /out process: the condo has a keyless entry that was extremely easy to use. This allowed us to "check in" late in the evening with no problem. CONS: -Hot Water: you have to run the hot water in the kitchen, shower, and bathroom sink for 10-15 minutes before it gets hot. This has to be done every time you want hot water. So either plan on everyone taking a shower at one time, or be ready for a 15 min prep period before you are able to jump in.
