Nestled in peaceful green surroundings, this beautiful private villa offers the perfect blend of Italian seaside living, relaxation, and easy access to Rome. Located just 500 meters (a short 5–7 minute walk) from the sandy beaches of Fregene, and Rome is easily accessible by direct bus (about 40 minutes to Cornelia Station), with the bus stop within walking distance of the villa. Alternatively, the train from Maccarese–Fregene Station reaches the Vatican in just 20 minutes. the villa is ideal for families and groups seeking space, privacy, and comfort.
A true highlight of the property is its private wellness area, designed for year-round enjoyment. Guests can unwind in the indoor Jacuzzi whirlpool, relax outdoors in the large heated Jacuzzi with hydromassage (not suitable for swimming), or recharge in the large Finnish sauna—perfect after a beach day or sightseeing in Rome.
The villa comfortably accommodates larger groups with five bedrooms and four bathrooms, spread across three levels to ensure privacy and quiet for everyone.

GREAT STAY!

We had two families of 5 stay at Villa Simonetta and the house was perfect! It was a perfect mix of beach town living and a short train ride from downtown Rome for sight seeing. Highly recommend getting the bikes and the local wine tasting, we loved our time there!

Beautiful family-friendly spot

Simonetta’s Villa is beautiful, spacious and in a great location for a relaxing family get-away. The outdoor space is amazing - with a hot tub, ping pong table and bikes to keep our children entertained for hours. Everything we needed was within walking distance (grocery store, coffee/gelato shop, beach) which was awesome as we didn’t have to rent a vehicle to get around. The rooms within the house are also spacious and comfortable for a larger family. I would definitely recommend Simonetta’s Villa to any families/friends looking for a place to relax.

Beach and Tourism Combination

This is a unique place to stay when site seeing in Italy. The chance to combine a recreational beach vacation with tourism is rare. Our hostess and her staff were particularly accommodating with helpful recommendations to assist with our interest in traditional tourism and access to points of interest rarely seen. We as a family highly recommend this villa for any age traveler.

Wonderful

We had a big family group and we were very comfortable here. We walked to restaurants and beach and drove into Rome. Our host was very helpful with any questions and provided us with many options. For example my granddaughter had her birthday and we used Maurizio Guerrazzi an excellent chef our host recommended. We ate it all and the beautiful birthday cake. The house was very clean with several amenities like hot tub and sauna. We would stay here again.

Perfect house, perfect location.

Simonetta made our experience more than wonderful by providing bikes for getting to the beach and around town and hooking us up with a personal chef for an evening. The house is very spacious and only 5-6 blocks to the beach and a huge assortment of beach restaurants. We went to Rome one day taking the train from Maccarese only a 20 minute train ride. We also took a sailing lesson on a Hobie Cat. Our family of eleven had a wonderful vacation!

Special home in a beautiful location

This home was perfect for our multigenerational family of 10 with comfortable beds for all and plenty of bathrooms. The kids enjoyed the ping pong table as well as the TV with Netflix access. The adults loved the hottub and proximity to beachside restaurants. Simonetta was great with communications and fulfilling special requests like bike rentals and baby needs. Fregene is a lovely beach town little known to western tourists but with close proximity to Rome and the airport. Our family would love to return one day to make more wonderful memories.

Great Host

Simonetta was extremely friendly and helpful. Lovely villa with great access to the beach. Very comfortable. We had the recommended chef come for an evening and it was great food. We also did the recommended winery tour and Christian was an outstanding host. Awesome hot tub. Only difficulty is transportation to nearby train station. Taxi and bus are not fully reliable. Need to plan accordingly.

Italy trip 2021

We had a wonderful stay in Simonetta’s villa! The communication with Simonetta was outstanding, really responsive and super helpful and great advice and tips! We really enjoyed our trip and definitely would consider coming back. The house was very comfortable, great accommodations in every room. In the Master Bedroom there is a great tub although take a shower was unexpected unless you use the downstairs shower. The jacuzzi and sauna were a very nice treat and overall we had a fabulous time and very comfortable stay. Thank you Simonetta, your a fantastic hostess and you made our trip a great success!! Thank you!!

Wonderful Villa in a wonderful town

Villa Simonetta and the town of Fregene lived up to all our expectations. The Villa had everything we needed. We were two families travelling together. It had enough room for us all to have our private space but could also accommodate everyone when we hung out together. We spent most of our time in the backyard. Adults around the large dining table and kids playing ping pong and taking a dip in the Jacuzzi hot tub (which was cooled down for the summer) - we also enjoyed the outdoor shower as a quick way to cool off when coming home. The kitchen and bathrooms were well appointed. And the linens were high quality. The AC worked very well. Despite being at the Villa in August, we were very comfortable. Most days we just had the large sliding doors and windows open and this kept us cool. The location of the Villa was perfect for us. We wanted a beach holiday with a few days in Rome. We rented bikes, but often just walked. Beach clubs were a 15 min walk and the town centre (with stores and restaurants) a 12 min walk. There is a well appointed grocery store 7 min walk and a cafe with gelato/coffee/baked goods a 5 min walk We had an amazing dinner by chef Maurizio - very reasonably priced for what you get and the food was the best we had all vacation. Make sure to use Maurizio the driver. His prices were cheaper than taxis and he was very nice and reliable. Simonetta was a great host! Made us feel comfortable in her house and her town, and was easy to talk to.

Great House in a nice small town

The house was everything that was promised. The pool outside was great, the sauna as well and the rooms were nice as well. It's a very short way to the beach and there are two supermarkets in walking distance. The best part was that Simonetta is extremely helpful, gives great recommendations and always assists with questions. The only downside is that the bikes that you can rent are not the best. That's not Simonettas fault, there is only one bike rental shop in town and it just doesn't have the best bikes. I went with some friends (20-25 years) and we had a great time.

A little gem by the sea

A thoroughly pleasurable experience from start to end. The property itself is very lovely, clean and well appointed in a quiet residential area. There is a supermarket and cafe and beach with restaurants within walking distance, although we did hire bikes to get about, which was a lot of fun. We took a trip into Rome one day, which Simonetta (the villa owner) was very helpful with organising, including sorting out for us to be collected from the local train station by her Gardner, which was much appreciated. The highlight of our stay was when Maurizio Guerrazzi (& Roberto ) came and taught us how to make and cook pasta, gnocchi, sauces and tiramisu. It was a hands on experience where we learnt lots, ate loads and laughed even more. So much so that they came again on another evening to prepare homemade pizza and fritta for us. This is a MUST DO experience if you’re staying in this area, they were such lovely people who made the whole experience such a fabulous memory. All in all we’ve had a fabulous stay where the host couldn’t do enough for us.

Wir waren mit neun Personen in der Villa Simonetta für zehn Tage. Es gibt alles, was das Herz begehrt: genügend Schlafzimmer und Betten (der ein oder andere Schrank wäre hilfreich) und Bäder (wenn auch in sehr unterschiedlicher Größe und Ausstattung), ein geräumiges Erdgeschoss zum wohnen, essen und kochen, eine Terrasse zum frühstücken und faulenzen und genießen, ein Pool (mit leider etwas kaltem Wasser). Die Lage des Hauses ist ideal: in fünfzehn Minuten zu Fuß zum Strand und ins Zentrum von Fregene, in zehn Minuten am nächsten Supermarkt, in fünf Minuten an der nächsten Bar und immer zu Fuß! Der Bahnhof ist mit dem Auto in 10-15 Minuten erreichbar und von dort geht es express nach Rom: 15 Minuten bis St. Peter, 25 Minuten bis zum Bahnhof, aber auch Stationen in Trastevere und Porta Ostiense. Kurz: für Familien und solche, die Strandurlaub und Stadtbesichtigung verbinden wollen das ideale Haus mit sehr netten und unkomplizierten Gastgebern.

Amazing Holiday in Fregene

Simonetta thanks a lot in helping to get our holiday off to a great start. We appreciated you driving us around the resort, pre-arranging bike hire for all the family and also providing lots of tips on what to see in Rome. The Villa is superb with ample room for everyone, it is ideally placed and all amenities are within easy reach.. For anyone who wants to combine a Villa/Beach holiday with day trips into Rome then this is a perfect place

A great place to stay close to Rome

We were 5 adults and 4 children (10 - 14). We biked to the grocery, the beach, and restaurants. Easy bus ride to Rome. The villa was very comfortable and the pool was great with 35C+ temperatures. A very nice home away from home. Thank you Simonetta!

Perfect Rome suburb retreat..

Our extended family had the pleasure of staying at Simonetta's lovely villa this spring. Perfect home for a large group. Simonetta was a wonderful host and ensured we had all we needed to be comfortable and welcomed. The home has all the amenities one would need. We cooked most of our meals and the kitchen provides most of what you need. The location is ideal. Quiet with lovely outdoor spaces. One can take a 20 minute train ride to Rome (short drive to station where you can park) , take a short drive or bike ride to the sea, a short walk to town for needed supplies. A car would be necessary but parking is available at home and on street. The location makes day trips easy. We spent a day at Ostia Antica (a must), a day in Orvieto and Frascati, plenty of time in Rome proper...The best of all worlds...

Avevo organizzato un fine settimana per L addio al nubilato di mia sorella sono inciampata per caso tra il sito di questa villa!!!! La padrona di casa è stata gentilissima ci ha portato a fare il giro di fregene e ci ha indirizzato verso i migliori posti, la casa è semplicemente stupenda curata nei minimi dettagli e rispecchia perfettamente i padroni!!! Siamo state lì in 12 donne e si sa che che accontentarle tutte insieme è difficile, dico solo che è bastato aprire il cancello!!! Complimenti!

Splendida villa piacevolissima vacanza

Siamo stati per una settimana in 3 famiglie presso Villa Simonetta che si trova in una tranquilla zona residenziale vicino a negozi e a pochi minuti dalla spiaggia. La villa e' dotata di ampio portico, bel giardino con barbecue, piscina privata; la casa e' molto accogliente , pulita, spaziosa dotata di ogni confort immaginabile, compreso vasca idromassaggio e sauna. La padrona di casa Signora Simonetta e' molto disponibile gentile e cortese . La cucina è molto funzionale. A disposizione anche la biancheria per cucina e camere da letto. Comprese anche 6 biciclette. Che dire di piu' ...... da rifare!!!

My villa is an oasis of peace at only 5 minutes walk distance from the beach and about 20 minutes train ride to Vatican City and the center of Rome.
It is the perfect place to relax but also to have fun because Fregene is a lovely village plenty of little restaurants, bars and entertainment where you can easily bike and forget the stress of driving.
