The Balboa vacation of your dreams is right here! This gorgeous 4 bed, 4 bath beach house on charming Balboa Island is the perfect spot for a getaway or family vacation. Equipped with all the beach gear you could ask for—boogie boards, beach chairs, umbrellas—you’ll have everything you need for the ultimate experience! Look no further!

Please note: We have a VERY strict no pet policy. Do not inquire if bringing an animal—no exceptions. Thank you for understanding.

**A $200 cleaning fee will be charged for excess sand in the home (including on furniture/beds). Damaged towels or linens incur a $20/towel and $50/sheet fee.*

This beautiful home was recently refreshed and is ready to enjoy. Just 6 houses from the water (a one-minute walk), it features a private front patio perfect for chatting with neighbors and a second courtyard with a large dining table and natural gas BBQ—ideal for al fresco dining. Inside, warm hardwood floors and a large open-concept living space welcome you. The spacious family room has ample seating, a flat-screen TV, DVD player, fireplace, and Wi-Fi—perfect for cozy nights or family game time.

Adjacent to the family room, the formal dining area and kitchen offer a large table and bar seating. With white cabinetry, tile countertops, and stainless-steel appliances, the kitchen is fully stocked with everything you need for meals—from everyday breakfast to holiday dinners. Appliances include refrigerator, dishwasher, microwave, gas range, and both traditional and Keurig coffee makers. A Dutch door leads from the dining area to the private courtyard.

Off the kitchen is a main-floor bedroom with private bath and French doors to the courtyard. This room includes wine storage, a comfy queen bed, and a bathroom with outdoor access—perfect for beach days.

Upstairs, the spacious master bedroom features a plush king bed, vaulted ceilings, natural light, and a smart TV. The en suite bathroom includes dual vanities and a full bathtub with shower. The second bedroom has a cozy queen bed and en suite bathroom, while the third has two twin beds, closet space, and its own bathroom—ideal for kids or friends. A den with built-in desk, TV, and queen sofa bed completes the upstairs. This home comfortably sleeps up to 10 guests.

Enjoy central heating, a cozy gas fireplace, and full-size washer and dryer with laundry essentials. One garage parking space is also included.

Beach gear including boogie boards, chairs, umbrellas, and towelsis provided. You’re just a 5-minute walk to Marine Avenue’s charming shops and restaurants.

Fabulous beach house!

We had a lovely stay at this beautiful home on Balboa Island. The property manager, Jordan, was responsive to what we needed. Beds and bath were clean, comfy and updated. I would definitely stay here again. It is just a few steps to the beach and there were even beach cruisers for us to ride over on the Newport boardwalk. A perfect place!

Relaxing week on Ruby Ave

Great house and location! Plenty of room for the our family. (4 adults) Since we had beautiful weather during our stay, we loved the option of sitting outside on the front patio or sitting outside around the table in the back patio. The kitchen is well stocked with all the amenities you would need. Miriam was very attentive and easy to work with.

Family Fun!

We had raised 3 children on the island for about 15 years. We wanted to give our grandchildren the Balboa Island Experience😁 Riding the ferry, riding the Farris wheel at the fun zone, beach time, Balboa bars downtown and best of all trick or treating on the island. We had an amazing time and created wonderful memories.

Perfect Island Home

This home is perfection. Larger than expected and every room is decorated in a clean beachy vibe. Bikes were a big plus. Front patio perfect for the six of us. Neighbors were incredibly nice. The locks were easy and very convenient. Quick note: Someone needs to take trash can out to the alley on trash day. They were overflowing. Thank you for having us. We will be back!

Charming island house with a great floor plan and location

We had a wonderful stay at this adorable cottage style home on Balboa Island which we regularly visit. The down stairs bedroom/bathroom had a door to the courtyard was very much appreciated. Upstairs has a loft with a pull out couch, and each bedroom having an en suite bathroom really made it perfect for our family to stay comfortably! We loved having a courtyard to dine in, a garage space to park in, and so many beach essentials handy. We had great weather so I don’t know how it’d fare without AC but the front porch is covered part of the day by the shade of a neighbor’s tree. It’s close enough to be a short walk to the ferry and Marine Avenue but not too close to where street parking is filled up by overflow from those two busy areas. I couldn’t have found a more perfect house to rent for my family off the boardwalk, we hope to return soon!

Love It!!!

This is an absolutely gorgeous house and very close to the harbor (which can be seen from the front bedroom window). Six houses from the small harbor beach. A private outdoor courtyard made for very pleasant meal times. All the beds were comfortable. It gets a little warm in the front of the house with no a/c, so just open it up with fans in the morning and it stays comfortable most of the day. Walking distance to both the ferry (to the peninsula with Balboa Pier, Fun Zone, boat rental, etc.) and the main drive (quaint shops, small eateries, groceries, etc). The house comes with bikes and helmets, beach chairs and boogie boards, full kitchen accessories, even shampoos, lotions, and soaps! Great communication from Stephanie, which made everything even more relaxing! We will definitely plan to stay here again.

Lovely spacious home in a quiet area

The house is beautifully situated on a quiet street, just a short 7 minute walk from the main street (Marine Ave), and four houses in from the walking path that encircles Balboa island. All four bedrooms are neat and clean and nicely appointed. The kitchen is well-equipped. The indoor dining room is nice in winter, as is the indoor gas fireplace, and one can eat outside when it is warm (front porch or to the side of the house, where there is an enclosed small courtyard with table and chairs and nice plants, if more privacy is desired). We used the washer/dryer in the garage, and we loved the 4 bikes, which we used across the ferry along the beach. Never used the tv or cable, but the house has two screens. We would definitely come back to this house again.

(2 grandparents, 2 couples, 4 kids) The furnishings were clean and comfortable and the kitchen well equipped. A big plus were the bikes and beach chairs and toys. We enjoyed walking to the local beaches everyday to play or kayak and taking the ferry to the peninsula for bike rides. We recommend Ciao for pizza and Pine Gardens for Chinese, and the Balboa Baking Company for cinnamon rolls. All walking distance. The neighborhood is quiet and parking was not a problem. You will hear airplanes from SNA, but not between 10p-7a. Management stayed in contact to make sure all was well and even sent someone to fix a bike flat for us. This place has all the charm of Balboa, you'll be sorry to leave!

We've been trying a different one every year, because something always falls short -- either the gathering spaces inside the home can't comfortably seat all seven of us, or the location isn't close enough to the beach and/or town, or someone's bedroom has no bathroom, etc. But this time -- it's all there, and we are planning to return! What a charming, spacious, well-located and thoughtfully laid-out vacation home! And Newport Beach offers so many activities (like the arcade and paddle boarding), all close by. Also: since I'm the one planning it, I particularly appreciated the timely updates and reminders from the property managers, which I forwarded to everyone,so we all knew exactly where to go and what to expect. Mixed Bag

This is a well maintained but old property with a 2nd story that is beautifully done. If you need the downstairs bedroom it is much smaller, older and darker. Unfortunately, that is where we stayed. The rest of the family loved their upstairs rooms. The kitchen is a good size but could use a refresh. The living room is a nice size but could use a refresh. The location is terrific.

Fabulous location

The house size and location cannot be beat. Close to the water and shops on adorable Balboa Island. The room configuration and bathroom for each bedroom make it an ideal stay for friends or family. The living room has ample seating and a great big cozy gas fireplace for Fall and Winter stays. Private courtyard with dining table is great and open porch in front to hangout too. The downsides were stained rugs, horrible smell from kitchen faucet, sink and dishwasher. Not sure if house specific or the area but I don’t remember the smell from other stays on Balboa. It was chilly, so we had to turn on the heat and furnace was super dusty smelling. The house was ‘vrbo’ clean but could use a deep clean for dust and surfaces.
