THE SPACE:
Welcome to our beautifully appointed home, just a short 6-minute drive from Kierland shopping center and North Scottsdale. Enjoy the best of both worlds, as we're only 20 minutes away from the vibrant Old Town Scottsdale. Plus, award-winning golf courses are just minutes away!
Inside, our 3,530-square-foot home offers a seamless blend of comfort and luxury. With vaulted ceilings, an open floor plan, and designer furniture, you'll feel right at home. The master suite boasts a king-sized bed, a double walk-in closet, and a spacious ensuite bathroom with a huge soaking tub and a step-in shower.

EXTRA SERVICES AVAILABLE:
• Both pool and spa can be heated for the duration of your stay for $75/day
• Pool can be heated for $50/day
*When heated, the temperature will be set to 83-85 degrees but may vary depending on ambient temperature. To ensure the pool is heated for your arrival we require a minimum 3 day advance notice.
NOTE: If you decide to take advantage of the optional pool/spa heat it is required for the entire duration of your stay, it cannot be turned on and off daily.

• Concierge services, including pre-stocked fridge, housekeeping, catered dinners, event decor, restaurant reservations, specialty packages (fees vary, contact us for details)

ADDITIONAL INFO:
• Weekly pool and landscaping services are scheduled (Thursday) and will require access to the backyard.
• Discounts for extended stays (7 days or more) are available.

HOUSE RULES:
• No smoking inside the home (penalty: $500/day)
• Pets: non-aggressive pet breeds allowed with a $50 fee pet pet/per stay; no
pets on beds, furniture or in pool
• No eating or drinking in the bedrooms
• No moving of indoor/outdoor furniture
• Registered guests only; no additional people without permission
• NO parties; fines for unauthorized events (see below)
• Eco-friendly requests
• Deposit and additional charges may apply for rule violations

GOOD NEIGHBOR POLICY: our neighborhood is a lovely, quiet residential area. Quiet hours (9pm-8am) are strictly enforced as per city ordinances. NO outdoor noise is permitted during this time and music/noise inside the home cannot be loud enough to be heard outside. Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times.

NO parties. Any evidence of party or unauthorized event, including camera footage, excessive garbage or other evidence will result in a fine of $5000, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event.

Deposit will be revoked and additional charges may apply if house rules are not followed. We will charge for excessive cleanup, trash and broken/damaged items so please make sure to follow the checkout instructions.

GENERAL RULES:
• Check-in: After 4 PM
• Check-out: 11 AM
• Late check-out penalty: $50. Guests will be charged for any lost revenue
due to late check out.
• No drugs or firearms allowed
• No illegal activity on the premises
• Excess trash/recycling fees. DO NOT overfill garbage/recycling bins. Any
excessive garbage requiring extra pick up will be charged $100-$199.
• No street parking; our property has plenty of space for parking- 2 car
garage, RV gate and LARGE driveway

BOOKING RULES:
• Guests will receive door code and check-in instructions 24-48 hours prior
to check-in.
• Biweekly house cleaning required for longer stays (more than 28 days)
• Written exceptions must be approved in advance.
