400 sq foot amazing location for a quintessential New England getaway. This is a free standing not attached to other home studio apartment.
Watch sunsets from the deck or private beach. There is a mooring for boaters available and dock to swim to or park jet ski at. The Thimble Islands are a quick boat ride, kayak or paddle board away. The house is 75 miles from New York City, 2 miles from the center of Branford and 10 miles from New Haven. Take in beautiful sunsets, walk on the beach or fish off the rocks. Kayak, paddle board, swim or just chill on the private beach just steps from the studio house. Many restaurants also available a short distance away.

Cutest Studio w Great views!

Had a great time - perfect stay for a weekend getaway! The well appointed studio has everything you need and very convenient to restaurants & shopping in town.

Both hosts, Lizbeth and Adam, were available for any questions and gave lots of great restaurant recommendations as well as other things to do in the area. They loaned us bikes and made sure we had everything we needed.

Great getaway spot!

My wife and I stayed here to celebrate her birthday and it was perfect! The owners thought of everything!! The house was clean, had a great view, a comfortable bed and LOTS of little things to make our visit special. The pool and hot tub were amazing! We will definitely be back!

An Awesome Getaway

My wife and I had a wonderful stay in a location we have not previously visited. Liz provided some extremely helpful tips on places to dine or visit. Our weather was great and we took full advantage of the property. The homeowners were very welcoming and personable and would not hesitate to return!

Close knit family time

My husband, my toddler, myself and our 3 dogs stayed 3 nights and had a wonderful relaxing stay. We especially enjoyed watching our toddler and pups enjoy the little beach area. We hope to book again next year.

Our stay was absolutely perfect here! Not only were Adam and Lizbeth extremely accommodating and communicative, the place was stocked with everything you could ever need. Amazing Getaway!

Adam and Lizbeth were fantastic hosts! Our trip was a great quick getaway, and the amenities were fantastic. The studio was extremely clean (the cleanest of anywhere we stayed). The pool and hot tub were great, and our hosts welcomed us with chips and salsa, smores stuff, and a bunch of great soft drinks. They made us feel right at home, and we would definitely stay again in the future. Thanks for a great experience!

Absolutely wonderful place!

We went down to spend the last weekend with our dogs, one of which we knew would be her last visit to the beach. Owners were incredibly thoughtful and accommodating, location was absolutely beautiful with the sun shining, birds singing, and water views. Every amenity you could think of was included along with welcoming drinks and snacks. A++ could not recommend any more highly.

Relaxing getaway

This was lovey property. The host provided a detailed list of amenities, and nearby sites and eateries, and graciously provided snacks and everything you could have needed to start off you vacation and make you feel welcome. Although the weather did not allow me to utilize all the features, I will definitely return when it gets warmer.

Birthday getaway for two

I took my husband on a small vacation to celebrate his birthday. The property was everything we were looking for and more! We had some much needed relaxation time. We were able to kayak, sit by the fire pit, go for walks, soak in the hot tub, visit restaurants, and tour the Thimble Islands, all without driving very far. The views in this area are breathtaking! Will definitely be recommending the property to others. Thank you for providing such a special experience.

Beautiful and peaceful beach

We had a wonderful time staying at this beach cottage. It was quiet and restful…which is just what we were looking forward to. We enjoyed the private beach most! The tandem kayak was fun and there were so many other amenities available if we wanted to use them. (Paddle boards, bikes, a hot tub) The property hosts, Adam and Liz, were lovely. The extras they include (champagne, a few drinks in the frig, snacks, s’mores) are thoughtful and were appreciated. The reviews for this cottage are spot on!

Relaxing long weekend!

Was looking for a coastal retreat to enjoy a couple days with my daughter who lives near this location. This property had everything from a super clean, cozy studio with fridge and counters filled with surprising treats, incredible hot tub with lights in the trees, pool to cool off and little private beach to launch a paddlleboard and kayak, or hang out at night with a burn pit. If you are just a beach person and want toes in the sand and to swim in the ocean, this area is not for you. Otherwise...it is perfect for 2 people.

CT Beach vaca

The property is exactly what you see advertised and much more, beautiful setting in Branford, CT with private beach, pool, hot tub, paddle boards and bbq grill. The house has a wonderful kitchen stocked with all equipment needed for cooking, the living area is cozy with beautiful water views, the outside seating is very comfortable with a gas fire pit near the house and another fire pit on the private beach. The private beach association swimming area is beautiful to hang out or swim and dive off the spring board. The owners are accommodating and responsive! We’ll be back!

Couples Getaway Paradise!

My wife and I had an amazing stay at the Church’s guesthouse. The backyard is gorgeous and offers many options: Boating in the bay, two firepits, pool, hot tub, corn hole, numerous lounge chairs… The guesthouse is modern and well-stocked. The walls facing the backyard and bay are floor to ceiling glass doors that offer a great panoramic view. It also has a nice little porch where we ate our meals with the great view. If you have any hesitation about staying on someone elses property, don’t. Adam and Liz were incredibly warm and gracious hosts. As Adam put it, he wanted us to think of it as a five-star resort: and we did. Beyond the amenities above they were really detail oriented on making our stay amazing. They offered suggestions of places for activities and food, made sure the tiki torches had enough fuel, gave us their fishing rods, stocking the fridge, helped make the bonfire, etc… They were available if there was anything we needed without hesitation. If you are looking for a great and relaxing getaway it’s a must stay!

Best gift We Ever Received

I booked this amazing, fabulous, beautiful studio for my son and his wife for their anniversary. I wanted to give them a getaway that they would never forget. This lived up to everything that they ever imaged. First they couldn’t say enough about Lizbeth and Adam. My son said what first class hosts they were and couldn’t believe the extras they had for them. Everything was not only perfect but just added to their dreamy getaway. My son and daughter in law traveled to the neighborhood towns and again said the winery and the eateries were excellent. Having the beach and hot tub added to the magic.They are definitely returning next year. - My son’s final words were he had to keep reminding himself that he was still in Connecticut. If you have any doubt-don't -This is the wisest choice.

Amazing Dog Friendly Anniversary Stay

Stayed for our anniversary as we wanted a spot we could enjoy with our pug, this was the perfect choice. It’s rare to feel you are enjoying your surroundings even when in the comforts of air conditioning but that was the case here with panoramic views of the beach, cove and yard. The space had everything we need plus cute touches which made it feel like a vacation home. Our hosts even included a multitude of snacks/drinks which meant we didn’t need to search for coffee/breakfast each morning plus enjoyed celebratory snacks, drinks and smores! The highlight for us was the neighborhood saltwater swimming area which included a diving board beach which felt completely unique. There are plenty of restaurants nearby to enjoy (including some of the best pizza in the world in New Haven), though we minimized how much we left as didn’t want to miss much time enjoying all the property and neighborhood had to offer. The heated saltwater pool, hot tub, yard games and firepits kept us from ever feeling bored, plus having the option to kayak and paddleboard meant that we didn’t even get to everything we wanted to do when visiting for our 4 nights. Adam showed us around the property upon check in and made us feel like we could make ourselves at home. Watch out for bugs when outside in evening, torches provided and bring bug spray. We have stayed in many waterfront property rentals throughout New England and this one has quickly moved to the top of our list and one we plan to return to again!

Lisbeth and Adam were just the friendliest hosts that we've ever experienced! Everything we needed we had or asked for and gotten. They even left snacks, breakfast foods and drinks to start us off! Home is very cozy although small. But adequate for me and hubby! We stayed for a week and just mostly relaxed! Just to mention there are steps to get into the home. Both pictures were taken from the deck.at the house. Best places for dinner were the Dockside Seafood and Grill restaurant and Jalapeño Heaven. We also did the Thimble Island Tour..it was beautiful!! We swam in the pool 2 days and used the swings....AWESOME TRIP!! Would definitely go there again!!

Property is on a peninsula. The studio is located on the calm side of the sound on the back side of the property. The front of the home allows for beautiful walks or bike rides along the Long Island shore. You can see some of the beautiful Thimble Islands from there as well.
