-There is no Air Conditioning. Our proximity to the ocean renders it unnecessary on all but rare occasions.
-Demand for our cottage as well as our turnover team's time are HIGHLY SEASONAL which requires us to employ a strict cancellation/refund policy in order to operate effectively.
-Once booked, guests will not be refunded for:
--Inclement weather forecasts except when extreme storm warnings are in effect and/or extended power outages are expected.
--Neighborhood noise: landscaping, nearby home repairs, tree trimming, children/family noises, trucks idling for propane/fuel oil deliveries, general deliveries, septic pumping, etc.
--If you book the wrong dates and fail to request cancellation within 48 hours, our cancellation/refund policy will firmly apply.
--Lack of cleanliness. Our turn team now takes photos/video between each guest. If you have a legitimate cleanliness complaint, there are always clean spare linens/towels/couch cover on site for immediate use and if assistance is needed to take care of something overlooked, our turn team is local and can generally be back on site quickly during reasonable hours.

The property is small but very clean, with lots of extras like a selection of spices, a variety of towels, and a fabulous private deck. It has a washer and drier and a dishwasher - all bonuses in my book! I would definitely stay there again.
Had a wonderful weekend - a great place to stay for close access to downtown Falmouth and the island ferries.
Cottage was super clean with a great deck to chill out on. Host was super supportive and had an easy check in/out process.

Great space for a couple to relax. Well laid out use of the space - nothing feels cramped in <500 sqft. The porch extends the living space nicely. No A/C, but windows and fans gave a good cross breeze. (Not sure it would be great if the weather were in the 90s, though.)
Great location for 'base camp'! We biked into Woods Hole at least daily, did the entire Shining Sea bike trail, and used the trail to get to beaches - all easy peasy.
Responsive manager/owner gave helpful local info on finding beaches (with parking!) for kayak launching. We hope to be back!
Loved the cottage. It was just right for our little getaway. Rhys was responsive to our questions and gave us good suggestions for the area restaurants and places. Appreciated the use of the bikes. Great location for a bike ride into towns, beaches, and a day trip to Martha’s Vineyard.
This cozy hilltop cottage served as a wonderful retreat for my mom and me for four nights over the Labor Day 2024 weekend. We loved how clean, bright and quiet it was; its simple unadorned charm reminded us of cottages of yesteryear and its proximity to Woods Hole Village was ideal. With my help my mom, age 88, managed the 16 stairs going up to the property, but as the listing notes this place isn’t for people with mobility issues. The owner Rhys was very good at communicating with us and we greatly enjoyed our vacation at his cottage.
I rented the “cozy” cottage to work on a book, had to leave 2 days early because of unbearable noise. The neighbor was essentially building/rebuilding a house 12 ft away. The owner of the cottage claimed not to know before renting it to me. There were safety issues: The toaster was old and a hazard. Every time I plugged a device into the wall in both the bedroom & the desk area, the socket emitted a spark, so didn’t use the outlet near the bed. A chirping smoke alarm woke me at 3 am on one of the nights. I had to search the cottage for batteries to change it. The owner left no spare garbage bags in the cottage. Luckily I'd been travellng with one. The futon cover in the television area was dirty. There was slight ammonia smell in the cottage when I arrived. It dissipated when opening windows was an option. Unfortunately for most of my stay I needed to keep windows closed (for noise mitigation) and was unable to use the outside area during the day due to noise. from the building site, noise which was audible from 2 blocks away. The owner of the property was grandiose, insouciant, dishonest, and unhelpful in his responses and took 21 hours to respond to noise complaint. I travel often and have never had a negative experience. Photos below show the construction site, & proximity of it to cottage.

We’ve hosted ~100 short term guests in our home over 6 summer seasons, and are proud of the overwhelmingly positive feedback and many repeat customers we have received to this point. This experience left us feeling violated. The guest could not be reasoned with and seemed intent on trying to complain their way into receiving a free 8-night stay at our expense on account of something completely beyond our control. Fellow hosts beware, they initiated a chargeback without even requesting a full or partial refund directly or through VRBO support first. Their bank did eventually side with us, but fending off the chargeback required several hours of work to present our case and caused many sleepless nights.
In terms of variables we can control and improve on:
1) Response time to their initial complaint. I apologized and explained to the guest that I caught a debilitating bug while flying BOS – SFO solo with my toddler the morning they complained. I did respond as soon as I was somewhat functional again at 04:29 am local time the next morning. I'm human, I get sick like everyone else, and in this case the timing was inconvenient for my guest
2) The toaster was new in 2020 and worked great for my family a week before this guest arrived. It is an old style toasted so it’s important not to stuff oversize items in there or indeed it may become a hazard. We'll consider an upgrade this offseason.
3) Smoke detector chirp, My bad. I replace the batteries each May but concede that this year I used “new” batteries that were left over from last year so if this complaint is legitimate they didn’t last as long as I expected. Fortunately, I made sure to leave spare batteries on site so this was a quick DIY fix.
4)Trash bags. I left one lining the bin in the kitchen, and did remember to order replacements for delivery a few days into this guests stay without prompting from them.
5) Futon cover was laundered after my family’s stay, but the guest’s complaint is noted as it is a five years old so I will go ahead and replace it for summer 2026.
Nicely done cottage. Clean and quiet. Close to ferry, beach and "downtown" Woods Hole - walkable half mile away. Owner provides extras like bikes to ride.
My husband and I stayed here with our 1 year old son. It was perfect base for us to take day trips along the cape. The best part was the walking access to the ferry to Martha’s Vineyard. This was great Bc we didn’t have to deal with the process of parking at the ferry lot 2 miles up the road, taking a bus to the ferry etc. we just walked .7 miles from the cottage and walked right into the ferry! So convenient.
Woods hole is a really cool place in cape cod, it’s still filled with locals and has a ton of research facilities which makes it a little more low key than a place like chatham or Dennis etc which was perfect for our style.
Cottage was very clean and host was very easy to communicate with.
If you have young kids or an elderly person just note you do have to walk up stairs built into an embankment to get to the cottage. We placed the baby’s pack and play in the office as there was not enough room in the bedroom for the bed and the pack and play, but that was not an issue for us.
Cottage is in a quiet neighborhood which was really nice. Comes loaded with all the cooking spices!
We would stay here again for sure!
This was my first experience with a home rental through Vrbo. It was very easy to communicate with the owner, not only about the practical things but about what to do and see while I was there. The cottage was perfect for one or two but there was futon for the kids. It was well-furnished, tastefully but not over-done. Very much a Cape-Cod feeling.. Great base camp for biking and kayaking.

I moved to Woods Hole for scientific work after college and fell in love with the area very quickly. While my career has since taken me off Cape, I still get down to the "Hole" as often as I can to swim, fish, cycle, barbecue with friends, bird watch, etc.
Why they chose this property
From great fishing to swimming at Stoney Beach after an evening of pickup volleyball, this area has lots to offer anyone who prefers to spend their time outdoors. This cozy little cottage is close to everything and has all you need to cook great meals and relax before & after a long day on the water or at the beach. Still have some energy? Hop on a bike or stroll on down into the village for an evening meal, outdoor concert, drinks, and/or dancing.
What makes this property unique
Proximity to both Buzzards Bay and Vineyard Sound Beaches means you'll almost always find a sandy spot on the water to relax comfortably no matter what direction the wind is blowing. Only 0.3 miles to Church St, the start of one of the most scenic driving/jogging/bike riding routes in the State of Mass. The diversity of colorful birds visiting the feeder in spring is impressive, and the sound track they provide in the mornings and evenings is simply divine. Don't be surprised to see wild turkeys grazing in the yard while you enjoy your morning coffee.
