Whether you are traveling for a rejuvenating holiday or a relaxing retreat, this peaceful property has everything you need. With tasteful interior design, open indoor/outdoor flow and a variety of recreational toys provided, including kayaks and a SUP board, you can enjoy a fun and adventurous holiday.
This gorgeous, fully-equipped house is situated on a quiet cul-de-sac right across the road, on the water`s edge, overlooking the estuary. With direct access to the water, you can use the provided recreational toys to explore the beautiful surroundings.
The house features three bedrooms, including a large mezzanine bedroom upstairs with angled, sloping ceilings and a side skylight. The open plan layout of the living spaces makes it perfect for entertaining. A modern, well-stocked kitchen, comfortable dining area, and cozy lounge provide all the comforts of home. A Smart TV is provided, but guests will need to access their own accounts to watch their favorite shows.
The bathroom facilities include a main bathroom and a mini-ensuite (toilet and basin). A heatpump/air conditioning unit and a ceiling fan provide heating and cooling for your comfort.
The large deck with outdoor furniture and BBQ is the perfect place to relax and enjoy the stunning views, with Mt Karioi in the background. The property also offers direct access to the `Kaitoke`s Walk` walkway, which follows the inner estuary.
Please note that there is a minimum stay requirement of 2 nights, or 3 nights on long weekends, and 5 nights over the Christmas/New Year period. The property is suitable for mature guests of 30 years and older.

TERMS OF CONDITIONS
Cancellation by OWNER/MANAGER: If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.
Change of Dates: If you wish to change your dates and you are within the 5 day cancellation policy period, you must do so 72hrs PRIOR to your original arrival date in order to receive full refund. If less than 72hrs, we will not refund due to last minute change.
Booking numbers: Your booking has been `accepted` with the stated number of guests as per your enquiry. Please note number of guests applies to full duration of your stay, we do not allow for additional guests/visitors at any given time whilst staying at holiday home unless you have notified property manager prior to your arrival. Failure to do so may result in immediate termination of your stay, should this clause be breached. Numbers are placed on properties to ensure that the facilities are not stressed and the said property can cope with number of guests. If you could also please confirm whether couples or singles if you require linen, as this helps preparation of bedding configuration. Please note the guest name stated on enquiry is the person solely responsible for making enquiries, following through with emails and may not be transferable to another person at any given time.
Pets Policy: Sorry, we do not allow any pets across any of our properties (this includes visitors).
Noise: We ask you are respectful of your neighbours and keep noise to a minimum after the hours of 9pm.
Strictly NO PARTY policy, we are very strict with this rule, if you breach this rule you may be asked to leave. Neighbours are very good at letting me know if noise levels are excessive through the night.
Smoking: All of our properties have a non-smoking policy inside of holiday homes. We have supplied ashtrays under the kitchen sink to be taken outside. Please no open fires at any given time.
Safety: We ask that children are supervised at all times across our properties. Our properties have either spas, ocean front, raised levels or are not children proof. Your children are your responsibility and we will not take any liability due to unforeseen acts of misconduct. PLEASE KEEP CHILDREN SAFE WHERE SPAS ARE IN PLACE.
Breakages: If at any given time during your stay there is damage caused or any breakages PLEASE LET THE PROPERTY MANAGER know straight away. If you have broken an item from the kitchen please leave a koha towards replacement ie wine glass, if a platter please leave appropriate replacement cost. Should further structural damage occur to property, excessive cleaning on carpets we will ask you to pay for this.
BBQ`s: All of our bbq`s/webbers are cleaned pre your arrival. We do ask you leave bbq`s in same condition as you found upon leaving property. If we find the bbq has not been cleaned pre your departure we will email you requesting $50 cleaning fee.
Linen: We will supply full bedding, towels, face cloths, hand towels, bath mats, tea towels and complimentary soap. Please note we do not supply beach towels.
Rubbish/Recycling: Raglan has a strong focus on waste and recycling, we ask you conduct your waste/recycling into categories:
• Prepaid blue bag = all rubbish from kitchen bin • Green Caddy (on kitchen bench) = when full place into larger outdoor green caddy • Green recycle bins = if you could separate your recycles please; glass in one, plastics separate; cans, tins, cardboard (no loo rolls) and paper in the other.
We appreciate your concerted effort to help out with regards to rubbish/recycling as it is not pleasant when we need to sift through your rubbish to sort recycling!
Upon leaving holiday accommodation: You have paid a compulsory fee for cleaning, however we do ask guests leave holiday home as you found it, in particular wiping down kitchen benches. We ask beds are stripped of sheets and pillowcases and placed in laundry/bathroom areas and dishwasher (if provided) has been turned on before you depart.

Beautiful spot along the estuary. Be sure to check tide times and enjoy the kayaks within 1 hour of high tide for the easiest entry/exit from the water.
What a fantastic location, with a picture perfect view. House was also very clean and had everything we needed. We loved the use of the kayaks and SUP’s.
Perfect family location, short drive I to town. This place has everything you need for a great family stay. The kids loved sleeping in the mezzanine, watching stars through the skylight.
We also enjoyed the use of the kayaks and paddle board, a great location which is kid friendly.

We had an idyllic stay; by the water, very accessible bush walking tracks, an open airy space, close to town and very kind use of the kayaks. Thank you :)
We enjoyed our three days having out in Raglan at property (down from Alaska). We made use of wetsuits and foam-top boat to introduce our kiddos (7) and (10) to some winter surfing. I highly recommend house.

Very clean well appointed house with lovely water view. Comfy beds, good heat pump and close to Raglan town. But unfortunately the deck doesn’t get sun as the view is South Facing.

Thank you for your feedback, much appreciated. I would like to point out over winter months yes indeed the deck does get less sun than what we get across the summer months however I feel your comment of "no sun" is not justified as the deck certainly gets periods of sunshine in the afternoon when the sun comes around (again this depends on entirely if the sun is shining, or not?) Due to open plan living of huge bifolds and skylights the actual living is light and airy, as shown in the photos. Again, thank you for your valued feedback.
Nice, light & airy, tidy, clean, private. Excellent location, just walk across the road with the paddleboard or kayaks straight into the water. Perfect.

Bush walk outside of property and 15 min walk into Raglan township PLUS use of kayaks, SUP board, surfboard (learner), boogie boards and life jackets.
