Paihia Waterfront Lodge, on the Waitangi River

A peaceful setting at the Waitangi River well off the the main road, yet only 5 minutes away from Paihia.
A great place for family groups to enjoy.

Relax in the alfresco dining and lounge area, play sports on the lawn, explore the river by kayak, launch your boat from the private tidal ramp or hire our kayaks & 12ft dingy with motor to go for a play, check out the Haruru waterfalls or fish in the stunning Bay of Islands or just chill out on the couch watch Sky TV and wi fi available. We have it all on offer and so much more..


Our large lawn area also offers plenty of room to play sports & for kids to run around.
No Pets, please do not ask if we make exceptions,

Due to new terms with booking sites, we no longer allow large gatherings such as weddings/birthday celebrations etc to be held at the property, This place is for the exclusive use of guests paying to stay at the lodge and not to be used as a BBQ gathering/hangout meeting place for others who you may know on holiday in the Bay of Islands.
No parties allowed regardless of how small or large.
Please do not consider this place if you have intentions of inviting visitors over for socializing & being loud, this is not a party house & is exclusive to the guests staying.

Beautiful location and spacious house with lots of space indoors and outdoors for our family to play and relax. This home catered to our family’s comfort during both the hot and wet days as there is a huge sheltered area and lovely seating areas around the huge property with beautiful gardens. All these fantastic features provided a private oasis of country and riverside magic. It was an expensive but very memorable and enchanting stay for our large family. Thank you

This property provided everything our family required for a quiet, relaxing holiday! The location and surrounds are spectacular. Great place with an amazing outdoors

We really enjoyed staying at this property. It has an amazing outdoor area with beautiful views and plenty of space. Only cons were, the toilets are outdated (flush buttons gets stuck), no door on the upstairs en-suite, no heaters in any of the rooms. Other than that this place is highly recommended.

We pushed the toilet flush button multiple times without it sticking , other than the air conditioning & fire place in the main area available we did also provide oil heater when asked if was available with extra blankets for every bed , the middle of July is considered our low season rate winter time, good to hear you still enjoyed your stay.

Best mid week work stay away

This is the second year we have booked and stayed at this property. Our team head a way for a mid-week break before Xmas each year. Great time to bond, have some fun and let off some steam. The property caters to a larger group, and grounds are beautiful. Karl the owner is a delight to deal with.

Great location, grounds lovely.

Location was great and the grounds were lovely, we enjoyed the outdoors. We did find the house a little uncomfortable for our large group (11 people) with only two bathrooms (one bathroom is an ensuite) and bedrooms very hot at night. Leaving windows open was the only option but meant bugs coming in as no bug screens. Overall was a great stay.

Peaceful secluded spot on River

For a small family reunion - this spot was perfect! Loved the location on the river to kayak down to the falls or upriver to the ocean. Big yard for all sorts of yard games, small pond for fishing with kids and catching some eel, close to town, large covered outdoor area with grill and fully stocked kitchen. Home was clean and the service was excellent. Thanks for a great holiday Karl. Happy new year!

Great place to stay with a big group of people. Basic consumables like milk and coffee would have been appreciated. The interior lighting by the TV area does need a bit of an upgrade.

The property was lovely overall, a fantastic location and a great size. The grounds were immaculate and the bbq area functional, even in the rain. The allowance for pets was good, it was great to have our dog with us. My family and I did have two small surprises which weren't ideal. First, the owner is located on the property (with a dog which visited often) which meant regular traffic on the drive way. Second, the house is for sale and we had a number of unexpected visitors wandering aroun

Firstly thank you for leaving the house immaculate, my appologies for the unexpected people looking at the property there were not supposed to cone until the next day once you had vacated the property, the fact that I live in another house on the property has never been an issue to anybody in the past, its a 4 acre property with heaps of privacy, thats why we allow people to bring pets in there holiday, thanks again Sean.

Just Perfect!
