The Space:

A stylish, modern holiday home set on an elevated site in Western Heights, with sweeping panoramic views over Rotorua city and the shimmering Lake Rotorua - an enchanting outlook by day and by night. It's a private, peaceful spot, surrounded by grazing land and small pockets of native bush, and you can even take a walk up the hill behind the house to meet the neighbours: a mob of friendly alpacas. The heart of the home is the open-plan kitchen, dining and living area, which opens out to a wrap-around deck with outdoor furniture and a private spa pool - a lovely place to soak up the view. There are three bedrooms, a full bathroom plus a handy second toilet, a double garage, and a laundry room with a table tennis table for a bit of family fun.

Guest Access:

You'll have the whole house and grounds to yourselves - all three bedrooms, the bathroom and second toilet, the kitchen and living area, and the wrap-around deck with its BBQ and private spa pool. There's a double garage and free parking, and you're welcome to wander up the hill to say hello to the alpacas.



The Neighborhood:

The Lookout sits in Western Heights, an elevated neighbourhood on the north-western edge of Rotorua, surrounded by grazing land and native bush - so it feels private and rural, yet town is only a short drive away. Skyline Rotorua and its gondola and luge are about 11 minutes away, Te Puia and the city centre around 12 to 13, and the Redwoods Forest roughly 19. It's a peaceful, scenic base for exploring the region.



Getting Around:

A car is the easiest way to get around out here, with free parking on-site including a double garage. By car, Skyline is about 11 minutes away, Te Puia around 12, the city centre roughly 13, the Polynesian Spa about 14, the Redwoods around 19, and Rotorua Airport about 23.



Other Things to Note:

The Lookout sits on an elevated, private site on the edge of town, surrounded by grazing land - part of its charm and the reason for those views, with a mob of friendly alpacas on the hill behind. The private spa pool is out on the wrap-around deck. WiFi runs at around 119 Mbps, fine for browsing, streaming and a bit of work if you need it.



This property has a Minut sensor in the living room that monitors noise and smoke. It never records audio - it only sends our property managers a decibel reading if noise stays above acceptable levels for a sustained period.
