This house has an absolutely amazing view, and is a great layout to spread out a larger group. We were thrilled to watch whales from the patio. The kitchen was well stocked. The property managers were responsive to inquiries prior to arrival and during our stay. Unfortunately, the house has not been well maintained - multiple screen doors were unusable, showers didn't drain, lamps were broken, and there were a lot of dead bugs throughout when we arrived (we appreciate that bugs can pop up in this climate but it was an excessive number compared to other locations I've stayed in Hawaii). We intentionally chose to pay more for a house with a hot tub, which wasn't working on arrival. The property managers were responsive and sent someone to repair it the next day, but the repair men didn't arrive until after 5:30 so we weren't able to use the hot tub 2 of the 3 nights we stayed. The hot tub repair folks also indicated that more significant repairs were needed, and they weren't sure how long their temporary fix would last. Overall we enjoyed our stay, but found it frustrating that a house in such a beautiful location wasn't more proactively cared for.

TL;DR: If you can overlook large cockroaches, serious maintenance issues, many things that do not work, & uneven cleanliness, this spacious house has amazing views and a well-appointed kitchen.THE GOOD: Amazing views, spacious house, well-appointed kitchen.THE BAD: We encountered 12 large cockroaches in the house during our stay, including one dead between the bed sheets. (We know there are bugs in Hawaii, but this was on another level.) The primary shower is unusable because the bottom is peeling off & plugging the drain. The lanai is so rotted in one place that you might put a foot through it. A bathroom has a water leak in the ceiling that drips brown liquid when it rains. One sliding glass door cannot be locked, one is jammed shut. A power plug is held in the wall with athletic tape; the same tape covers a hole through the drywall. The floor tiles aren’t glued down so they move as you walk. Screen doors are off the rails, the refrigerator leaks. THE UGLY: The windows are dirty and pitted. The bottom of our feet got dirty quickly because the tile floor had not been mopped. THE RESPONSIBLE: This house is rented by Princeville Vacation Rentals/Kauai Vacation Group/Kauai Real Estate Group. Rather than taking full responsibility for these issues, they said, “the home owner is responsible for property maintenance."FULL DISCLOSURE: After much back & forth, we were given a small discount for the “inconvenience” and a team did a minor cleaning of windows a floors.

The home was not cleaned when we arrived, despite their assuring us three days before that they were expecting us. We had to wait until 10 PM to enter the home. One of our guest families had to stay in another unit because they had a young child who needed rest. Her mother was pregnant, and she needed a place to rest also. Then, we discovered there was no A/C or windows. Instead, the house had louvers and screens. The screens let in bugs, and not having A/C did not allow us to control the inside environment. We left because we got tired of the bugs chewing on us. We cannot recommend this property until the problem (no windows or AC) gets fixed. It is a lovely layout in a spectacular environmental setting. But, we would never return as is or recommend it.
