nestled in the charming Mandarin neighborhood. Whether you’re visiting for

business or pleasure, you’ll love the blend of tranquility and convenience,

with easy access to everything Jacksonville has to offer.

room with stunning water views. Perfect for gathering and relaxing, this space

the picturesque scenery. The spacious, freshly updated interior features all-

new furniture and modern touches throughout.

One of the true highlights of Pondside Perch is the birdwatching! From vibrant

cardinals and majestic great bald eagles to our resident Muscovy ducks,

Señorita and Sebastian, you’ll be treated to a variety of local wildlife right

from the back deck. Spend quiet mornings watching mallards, egrets, and more

as they visit the property or find a serene spot to "perch" in the surrounding

landscape.



Feeling adventurous? Take our paddleboat out for a gentle workout on the water

(adults only, at your own risk please).

**Extra amenities to make your stay more comfortable, like spare computer

monitor, robot vaccuum, rice cooker , coffee grinder and accessible rails in

walk-in shower. Each bedroom has a FULL, WALK-IN CLOSET!



**House Rules & Policies**



* **NO smoking/vaping/e-cigarettes** inside **or within ten feet of any structure at the Property, including any garage** \- $500+ fine per property agreement

* **NO pets** allowed (strictly enforced due to owner allergies & HOA restrictions) - $750+ fine as defined in property agreement

* Commercial Vehicles prohibited from property due to HOA

* Please be mindful of noise levels, especially after 10 PM

* Please treat our home with respect - we appreciate your care!
