+Please use the grey towels in the laundry to take to the pool or beach, please remove all sand before coming back into the building- there is outdoor shower in the pool area and a foot washing tap near the beachside enterance.

***Please look after my furniture, mostly Brand new and very expensive, I don't want you to need to pay for anything as it will be costly.
As this building is beachfront and exposed to the weather from the ocean, high winds can heavily impact the building, this may cause rain to come in the windows and balconies if left open or in extreme cases even with the doors and windows closed, please make sure to close all windows and door if winds are blowing or it is raining. As this is outside of our control we cannot provide compensation or refunds due to weather conditions or any results of the weather, please plan your trip accordingly to avoid bad weather.

The superior facilities in the building offer a perfect retreat after a long day exploring local areas. You will have full access to all the facilities including:
- BBQ facilities, guest lounge, and backyard
- Outdoor swimming pool and spa.
- Fully equipped fitness center
- a Suana room
- a Kid pool
- a basketball court and A Tennis Court (reservation with the building management)
All of them are on the ground floor
Please abide by the Body Corporate by-laws while using the facilities in public areas. We cannot always guarantee access to the facilities due to occasional repair, maintenance, or any other issues conducted by the Body Corporate.

Surfers Paradise is the perfect idyllic destination for anyone needing a little R&R. Long sunny days, beautiful, modern architecture, and great shopping in one of the nearby shopping villages all add up to a great way to get some 'me' time done in style.
Lounge near the pool or play a round of tennis during the day, and enjoy a glass of wine overlooking the ocean by night. The only important thing is to chill out and not have to move a muscle while you're there.
If you'd much rather get out there and see the action, the Gold Coast is jam-packed with sights and activities. During your stay, you'll have the ocean mere metres from your door, and the shops, pubs, clubs, and restaurants of Surfers Paradise just a short stroll further.

There are so many easy transport options but the best has to the tram which stops just 50m from our door! Buses, taxis, trains and mopeds are all within easy reach!

***Please look after my furniture, mostly Brand new and very expensive, I don't want you to need to pay for anything as it will be costly.
*As this building is beachfront and exposed to the weather from the ocean, high winds can heavily impact the building, this may cause rain to come in the windows and balconies if left open or in extreme cases even with the doors and windows are closed, please make sure to close all windows and door if winds are blowing or it is raining. As this is outside of our control we cannot provide compensation or refunds due to weather conditions or any results of the weather, please plan your trip accordingly to avoid bad weather.
• We kindly request that you respect our property and leave it in a clean condition upon your departure. Please do not move any furniture, and report any damages or breaks that occur during your stay.
• Please note that an additional cleaning fee may apply if the room is excessively dirty or messy upon checkout.
• We kindly ask that you refrain from consuming strongly scented foods, such as durian or curry, inside the room. This helps us maintain a pleasant environment for all our guests.
• Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise.
• Strictly no smoking is allowed inside the apartment or on the balconies. You must go outside on the street. If you smoke inside or on the balconies, you will be charged $500 additional cleaning fee & your stay will be terminated without refund (Minut devices monitoring smoking).
• No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $900 will apply for any evidence of such gatherings.
• We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors.
• If you find yourself locked out and require assistance from the manager, a $50 fee will be applicable between 9 a.m-5 p.m, a $100 fee will be applicable between 5 p.m-10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day.
+For your information the dining table is worth nearly $6000AUD, if it is scratched or marked, replacement will be at the guests cost.
• In case of a lost set of keys, These special building keys may need to have locks changed on doors, a $300 fee will be charged for key replacement.
• The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees.
• Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally. We kindly ask that you adhere to the rules and available times posted on-site. Thank you for your cooperation.

Guest Requirements
• Age Restriction: Guests must be 23 or older to book. Guests under 23 must provide passport identification (except those under 18) & Approve a "refundable security deposit".
• New, newish or Low-Rated Guests: Guests with minimal or no OTA (Airbnb, Booking [dot] com, Vrbo, etc.) reviews, new to short-term rentals, or with less than a 5-star rating must pay an AUD 1,000 security deposit upon booking confirmation. The deposit is refundable after checkout, provided the property is in satisfactory condition and all rules are followed. A manual charge will be sent upon request to proceed.
• Maximum Occupancy: Only the number of guests listed in the reservation is permitted. No external visitors are allowed.
• Infants: Bringing infants is at the guest’s discretion and risk, as the property is not specifically infant-friendly.
• Guest Responsibility: Guests are responsible for their own safety and the safety of all others on the property. Treat the property and its contents with care, as if they were your own.
Booking and Cancellation Policy
• Non-Flexible Dates: Bookings are non-flexible, and date changes are permitted only at the host’s discretion, including for travel restrictions, lockdowns, or personal reasons. Guests are strongly encouraged to secure comprehensive travel insurance.
• No Refunds for Early Departure: No refunds will be issued for early departures or unforeseen events.
• Cancellations: The cancellation policy applies regardless of external factors, such as travel restrictions or lockdowns.
Check-In and Check-Out
• Standard Times: Check-in is after 3:00 PM, and check-out is before 10:00 AM. Complimentary early check-in may be offered if the property is cleaned & available early, we will notify you in this case.
• Early Check-In/Late Check-Out: A fee of AUD 95 applies for early check-in (from 1:30 PM) or late check-out (until 12:00 PM), subject to availability and cleaning schedules. If cleaning is delayed, guests may store luggage at the entrance but may not enter until cleaning is complete.
• Direct Booking Benefit: Bookings made directly through our website include complimentary early check-in at 2:00 PM and late check-out at 12:00 PM, subject to availability.

• No Pets: Pets are strictly prohibited due to the landlord’s allergies.
• No Smoking: Smoking, including vaping, is prohibited inside the apartment or on balconies.
