Private Hideaway above Little Palm beach

This property is truly a special hideaway situated on over 3/4 acre (3,400 sqm) above Palm Beach, the property offers a charming and private setting with views of the beach.

Upon entering the property, you will be greeted by a stunning panorama of the gulf. A boardwalk from the ample parking area takes you through a lush landscape, which winds down to a lower plateau where the cottage is pleasantly situated, creating a delightful surprise . Note. There is a substantial access boardwalk of approx 33m elevation and approx 77 steps, not suitable for anyone but the fit to access the house, children will not enjoy the walk..

Unique is the word for this beautiful property.
This property is a small private tucked away bach, it has 1 double bedroom upstairs and a double bed downstairs, which is NOT internal access and not suitable for children under 12, The bach has a TV cabin with reclining couch.. TV is accessible via internet streaming only. Total privacy , hence the House has no curtains, as they are not required. If you need to sleep in consider bringing a Eye mask, as only the master bedroom has blinds.
Access to the bach is for the reasonably fit, walking down a boardwalk which mianders down the hill to the surprise that the little house is. Privacy is high, and the walk down to the beach is also for the fit.
NOTE NOT SUITABLE FOR THOSE NEEDING ACCESSIBILITY DEVICES SUCH AS WALKERS AND WHEELCHAIRS.

Best you have very limited luggage due to the walkway down.. Also if you have a bike, you will not want to take it down the hill to the house, so make sure you bring a lock to lock it at the top of the hill, there is no power at the top of the hill so a removable battery if an e-bike would be an advantage.

There is a quick access to the public walkway to little palm beach, This beach is known as the best nude beach in NZ, so if you like to swim naked, this is the place to stay. however it is reasonably steep, and through council reserve. Please wear firm treaded shoes for the walk, as it is quite steep.

This property is not a good fit for children under 12

I was a little surprised at the access to this property. I had expectation of at trail and I did take my head torch thankfully. But a 250mtr path made up of steps, boardwalk and dirt, dropping down a 35mtr elevation was a surprise.The property itself is the perfect Waiheke Bach, however the hike in and out which took 5mins one way did put a dampener on my stay.

Im Sorry the stairs were more than you expected, We have added a Topo plan to our advert which shows the distance and steps required for access. We thought our messages by email before your booking and that we mentioned the access several times in the advert was enough, however realise that was not enough.

Sadly a very disappointing stay & ultimately only stayed 1/5 nights booked & paid for. Overall house was smaller, more tired & far less comfortable for a family of 4 than we had expected based on the photos & description.Palm Beach is great spot & the walk to the house was as described although later parts of path/steps have deteriorated since the photos were taken & would benefit from maintenance. House itself differed significantly from expectations, felt smaller than in photos & overall condition was tired rather than the fresh appearance presented. The downstairs bedroom was very small, dark, damp & had a leaking dehumidifier. The kitchen was also small & looked directly onto a toilet. The dishwasher was broken & full of dirty water, the shower had mould which we cleaned ourselves & bathroom sink handwash almost empty. The bifold doors were difficult to open & the balcony view was diminished due to overgrown bush compared with the photos.Prior to arrival the owner flagged steep walk & later noted lack of internal access to 2nd bedroom. We chose to proceed but weren't expecting how small, damp & unsuitable bedroom would be for kids who ended up sleeping in lounge.TV in separate outhouse made it impractical for family, as was lounge layout which did not match the photos.Positives - comfy beds, clean linen, prompt comms & dishwasher fixed day reported. Overall felt expections from listing & photos did not reflect layout & condition & would not have booked had we known.

Sorry you found it unsuitable for your children, I have altered the advert to reinforce that the property is not suitable for young children. The house had been recently painted and modernised the lighting. so dont understand that you think the photos are different from the reality. We do change the layout of the property from summer and winter, so that will explain the different photos.
