About this property

Quiet Luxury Waterfront Sanctuary: West Coast Family Escape with Private Dock

Coastal Elegance Meets Oceanfront Adventure!

Perched on a rugged, mossy rock face and sheltered by Pacific Northwest evergreens, this 3-bedroom oceanfront home in East Sooke is a true West Coast retreat. It balances modern comfort with cozy coastal character. Equally suited to quiet mornings by the fire and full days out on the water.

From the front door, your eyes go straight to the floor-to-ceiling windows and the marine views beyond. Launch a kayak from the private dock, gather around the living room fireplace, or settle in on the massive deck with a glass of wine as the sun drops behind the hills. The indoor-outdoor flow here is genuinely one of the property's best features.

The Space:

Main Living & Dining: Warm vaulted cedar ceilings, crisp white walls, and a mid-century modern feel set the tone. The living room centers on a brick gas fireplace with a custom live-edge mantle and a large flat-screen TV. Great for movie nights after a long day outside. The dining table sits right up against the window wall, so meals come with a front-row view of the tides, boat traffic, and whatever wildlife happens to pass through.

Kitchen & Coffee Station: The open-concept kitchen is both good-looking and practical. Sage green lower cabinets, white uppers, live-edge floating shelves, gold hardware, and brand new appliances including a dishwasher and slide-in range. The coffee station is stocked with a retro Smeg drip maker, matching electric kettle, and porcelain mugs. A truly perfect way to start a morning before heading out.

Bedrooms (Sleeps up to 7): Three thoughtfully styled bedrooms, each with quality linens and its own character.

Primary Bedroom: A king platform bed, reading nook, and a private sliding glass door onto a balcony with ocean views. A genuinely peaceful place to wake up.

Queen Secondary Room: Bright and comfortable with warm wood accents and neutral textures. One includes a desk and smart TV, handy if anyone needs to do a bit of work.

Bunk Room: Designed for kids or groups, with a Twin XL over Queen natural wood bunk, vaulted cedar ceilings, a deep green accent wall, and round porthole windows. It has a lot of personality with a nautical vibe.

Bathrooms:

Main Bathroom: Located off the living room, this bright and modern bathroom features a clean vanity, a deep soaking tub and laundry area.

Primary Ensuite: A private bathroom off the master bedroom with a sleek double-sink vanity and an oversized walk-in shower. Plenty of room for two to get ready without getting in each other's way.

Outdoor Living: The terraced grounds are where this property really shines.

The Deck: The main deck flows out from the dining/living rooms through glass sliders and is set up for group entertaining. Outdoor dining, a stainless BBQ, and a separate lounge area around a propane fire table. Glass railings keep the water view completely open.

Backyard: The backyard sits on a natural clifftop of mossy rock and grass. Wide open views across the Sooke Basin and the rolling hills beyond. Arbutus trees cling to the rocky outcroppings and the terraced grassy areas make it a peaceful spot to just sit and take it all in.

Dock: Concrete steps lead down the cliff to an aluminum gangway and private floating dock. The water is calm and clear. Perfect for swimming, paddleboards, kayaks, or pulling up a small boat.

Front Patio & Garden: A fenced concrete patio with a secondary dining area is tucked away into a serene oasis of manicured flower beds, and gravel paths. Follow them far enough and you'll find a cedar Adirondack bench beside a mature pink rhododendron. A genuinely nice spot with a book or cook the day's crab catch.

Front Lawn: A flat, open grassy area that is perfect for kids to run around or an afternoon game of bocce or croquet.

Amenities:
Smart thermostats, pre-set for your arrival
Keyless smart lock entry with individual access codes
Ample gravel parking plus a covered carport (4 vehicles maximum)
Stairs with sturdy railings down to the water

Location & Neighborhood: The Wild Side of the Island

Situated on the tranquil southern coast of Vancouver Island, East Sooke is affectionately known as the "wild side" of the region. It is a spectacular, sparse peninsula where the rugged Pacific coastline meets ancient, moss-covered rainforests. Far removed from the predictable bustle of the city, this community is a preserved haven for nature lovers, artists, and outdoor enthusiasts who crave a true off-the-grid feeling without sacrificing modern comfort.

1. A World-Class Hiking & Wilderness Paradise

You are situated right at the gateway to East Sooke Regional Park, a massive 3,500-acre wilderness reserve widely considered one of the premier day-use parks in Canada. With over 50 kilometers of trails, there is a route for every pace:
The Famous Coast Trail: A legendary, windswept 10-kilometer route that challenges experienced hikers with dramatic cliffside scrambles, rocky bays, and panoramic lookouts across the Strait of Juan de Fuca to the snow-capped Olympic Mountains.

Aylard Farm: Just a short drive away, this family-friendly park entrance features historic apple orchards, flat meadows, and paths leading to pristine white-sand pocket beaches, sand formations, and fascinating tide pools perfect for children to explore.

Ancient Heritage: Discover a rich cultural connection to the land at Alldridge Point, a designated Provincial Heritage Site featuring ancient rock petroglyphs carved centuries ago by the Coast Salish People.

2. A Wildlife & Marine Hotspot

Life in East Sooke is dictated by the rhythms of nature. Look up to see bald eagles, red-tailed hawks, and hundreds of turkey vultures soaring on the coastal thermals. Walk down to the rocks in the early morning or quiet evenings to watch playful river otters feeding along the shoreline. The pristine waters directly out from your private dock are frequented by seals, sea lions, and migrating pods of Orcas, Humpbacks, and Grey whales.

3. Coastal Adventure & Local Flavours

While East Sooke offers total privacy and isolation, you are never far from local island character.

On the Water: The region is a world-class destination for sports fishing, with local charters setting out year-round for trophy Chinook salmon and massive halibut. Sheltered coves make it an elite launch point for sea kayaking and paddleboarding.

Sooke Town Centre (20–25 mins away): Head across the basin to visit the main town corridor for artisan bakeries, microbreweries (like Sooke Oceanside Brewery), local galleries, the historic Sooke Region Museum, and excellent waterfront dining at the legendary Sooke Harbour House or Wild Mountain.

West Coast Exploring: Use the property as your ultimate basecamp to explore further west up Highway 14—stop for world-class coffee and treats at the famous Shirley Delicious café, photograph the Sheringham Point Lighthouse, or watch the storm-chasers and surfers at Jordan River and Sandcut Beach.
