Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Winter Driving Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Be Bear Aware Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes

We had a great stay at this lovely property. Clean, well stocked and very comfortable. Great outdoor area and lots of visiting space. Couple of minor issues (broken window lock and the stove top vent doesn’t work) but manager sent someone out immediately to look at and try to repair. Would highly recommend for a large group or family reunion.
From the moment we walked in the front door, everyone wanted to buy this property. The decor, the furniture, the view…. We cannot wait to book our next vacation here!!
As amazing as this place is, there are a few things we wished were thought out just a little more. When you cook on the island stove, there is no hood/vent, so we had to get floor fans (which there were plenty… they really equip this place amazingly!!) and opened the sliding patio door and surrounding windows to vent the kitchen.
The other thing I wish was a little better was the kitchen sink faucet. The water pressure seemed quite lacking. However, I think it’s just something that could be easily rectified by changing out the faucet head to a different style hose/head.
The pros FARRRRRR outweigh the couple little things that could be done a little better, though. Don’t let the couple little things deter you from this incredible property. The game room downstairs was epic. We had 7 kids in tow and they LOVED having their own little sanctuary where they could play pool, chess/checkers, and watch TV. And to them, it felt somewhat secluded from the adults, even though they were still super close. They looooved it. :)
Having breakfast/morning coffee on the patio overlooking the lake was so relaxing and beautiful. The hot tub was so nice, it’s in a great spot with a great view. There were plenty of towels, blankets, cookware, utensils… literally everything you could need or want.

Great 3 story house with a view of the lake. Comfortable fireplace where we all could gather.
Plenty of separate places to tuck off and relax.
We had a great time cooking and using the kitchen with the great view out the window.
We stayed here recently for a yearly gathering with our friends. This property was so beautiful, the view was breath taking. There was enough space to accommodate all of us. Town is very close by if you forget anything. Currently at home missing the view.
We loved our stay!! We enjoyed the playground, the bocce court, the spa, the fireplace, the gorgeous balcony and views, the extremely well stocked kitchen, the privacy this gorgeous lot provided us and the access to the beautiful Lake Tahoe area. This house had everything we needed especially all the sitting areas. Everyone had their own space Great Kitchen. Pool Room was fun! The view of the Lake was gorgeous!
Our family rented this house for our vacation and had a wonderful time. There was lots for the kids to do and the proximity to Kings Beach was ideal. Would definitely recommend this property to any families looking to rent in Tahoe!
There is no reason to leave this home, the views are gorgeous, plenty to do whether you want to read with a lake view, BBQ, Bocce ball which is an absolute blast, pool table and games (we brought our own games but noticed there were board games after we arrived)

Family getaway
This home was perfect for our family getaway. Everyone had their own bedroom and bathroom. We were not aware however that one of the ‘bedrooms’ was actually a bed in the same room as the bar and pool table. The bbq took awhile to figure out how to operate. I would recommend better instructions on that. Overall we had a good visit and fid not need to leave the property at all. Sledding was right outside the door!
Perfect location for my adult family to bring all our spouses, kids and our family dog for a weekend tahoe retreat. The property had gorgeous views of lake tahoe and was large enough for us to feel like we were at our own mini resort. The kids even did their sledding in the backyard. We throughly enjoyed the property and would love to come back and see it in the summer time!
We enjoyed this large home immensely. We had plenty of space for the family and our friends to stay and enjoy Tahoe. The hot tub views at sunset are spectacular and the house is perfectly set up for everything we wanted to do.
We had family from 9 months to 77 years and we were all not only comfortable, but also able to find our "niche" within the house. Highly recommend for family gatherings!
Lovely 3 level home with plenty of beds, plenty of space, and very comfortable and cozy (despite the 3700+ sq ft). Kitchen was filled with everything we needed (and more). Hot tub was clean and super easy to use, with a fantastic lake view. This property is perfectly located: the 2+ acres gave the feeling of being nestled in the mountain and surrounded by trees, yet a gorgeous lake view, and less than 1 mile from the main road through King City and stores, restaurants, beaches. The property manager (Tahoe Luxury) was beyond helpful, accommodating, and made our entire experience beyond expectation.
