Your adventure begins as you enter through the front door, and the foyer welcomes you into a massive living area and kitchen. Please make yourself at home, put your bags down, and take it in as you make your way into the living and dining area. This space gives way to breathtaking waterfront views of Cinco Bayou, tons of space and comfortable lounging amenities, numerous sleeping arrangement possibilities with pull-out sofas and air mattresses, and the comfort of home your family deserves.
The bedrooms are located on the East and West sides of the common areas. To reach Tranquil Tides (the master suite) and the Sea Haze Suite, you will enter through the door in the foyer labeled "The West Wing."

The first floor's West Wing of suites, Tranquil Tides and Sea Haze are a duet of relaxation and comfort with all the space and amenities you deserve. Tranquil Tides, the Manor's master bedroom, boasts a large living space within the suite, a huge dressing area, a day-bed with trundle bed, a Pinterest-worthy reading nook, and a king bed with a waterfront view. Sea Haze is directly across the hall with its own private bathroom, sofa sleeper, and enough space to make yourself at home.

The Tranquil Tides Suite will be on your left, the Manor's master bedroom. The suite can host up to six guests with a super comfortable king-sized bed, a day bed with a trundle bed, and the option of the use of an air mattress. The large dressing area has two sinks and a massive closet for storage, as well as a farm door to make the area private. The private toilet and shower room has a stand-up shower and an additional sink. The reading nook makes for the perfect place for rainy day naps and relaxing with a good book after a long day on the beach. The desk/workstation makes work/play visits more effortless, and the 55” television, mini-fridge, and coffee station might make you never want to leave the room at all!

The Sea Haze Suite is directly across the hall with its own private bathroom, comfortable queen bed, sofa sleeper, mini-fridge with coffee station, and a 55" smart television. This suite also has the option of an air mattress making it suitable for up to six guests.

Across the house, on the Eastside, there is the door for the Aqua Oasis Suite, a treasure of the main house. With a waterfront view and super comfy digs adorned with the cooling tones of tranquility, this is the place to post up for some serious relaxation. A fridge and coffee station are also included to make your mornings bright and easy. A private bathroom is connected and stocked with the essentials.

Weddings, Gatherings, and Events
The primary permitted use for this property is as a vacation rental, licensed under Florida law Section 509. This means that the property is designed for overnight stays, and any gatherings or events that occur are considered incidental to the vacation rental. We welcome guests to host weddings, corporate events, family reunions, church retreats, or other gatherings during their stay, provided these events are approved in advance and comply with all City of Fort Walton Beach codes and regulations.

Event Coordination and Approval
To ensure a seamless experience, all gatherings must:
• Be approved by the host before your stay.
• Comply with city ordinances, including noise, parking, and occupancy limits.
• Adhere to our house rules, ensuring a safe and enjoyable environment for all guests.

Event Fee and Policies
A $1,399 event fee applies to cover the additional manpower, services, and logistics involved in hosting events. This fee is waived for bookings of five nights or more.
• Sleeping Capacity: The property accommodates up to 44 overnight guests.
• Event Capacity: Gatherings can host up to 60 attendees.

o Addressing neighbor concerns or any city compliance issues directly, ensuring your event remains stress-free.
Important Compliance Notes
• Gatherings are considered events if any non-overnight guests visit the property.
• Events must comply with noise ordinances and respect neighborhood quiet hours.
• We maintain a great relationship with local law enforcement, and while the police have been called for noise concerns in the past, we have never received a violation or citation. Our on-site presence ensures compliance at all times.

Boat Dock Use
The property includes boat docks that are available for guest use only in conjunction with a vacation rental. Guests may bring their own boats or coordinate rentals through third-party providers, such as Boatsetter.com. The docks are never rented separately from the vacation rental, ensuring they remain a value-added amenity for our guests.
