OUTDOOR LIVING
The expansive backyard is the heart of Bermuda Paradise. Swim beneath the mountain views, unwind in the luxury hot tub, challenge your group to pickleball or basketball, or enjoy soccer and badminton on the grassy lawn. Guests can also play bocce ball, horseshoes, and other outdoor games with equipment provided.

When it is time to slow down, gather for a BBQ, enjoy a meal in the shaded dining area, relax beside the firepit, or spend the evening together beneath the desert sky.

GAME ROOM
The private lower-level game room gives kids, teens, and adults a dedicated place to hang out and have fun. It includes:

PARKING AND EV CHARGING

FAMILY-FRIENDLY FEATURES
The private pool has a permanent safety fence, and baby gates are provided. These conveniences do not replace attentive adult supervision. Children must be supervised at all times around the pool, hot tub, stairs, sports areas, and recreational equipment.

CHECK-IN AND CHECK-OUT
Check-in is after 3:00 PM. Check-out is by 10:00 AM.
Early check-in or late check-out may occasionally be available for an additional fee, depending on the booking schedule and cleaning requirements.

POOL AND HOT TUB HEATING
Pool heat is available for $100 per night and can be set to a maximum of 84°F.
Hot tub heating is included at no additional charge and can be set up to 104°F.
Pool-heating fees are paid through the PoolPilot website/app. Once activated, PoolPilot schedules heating to begin the day before arrival and gives guests access to pool controls during their stay. Additional platform, processing, or service fees may apply.

OUTDOOR HEATERS
Outdoor heaters may be available to rent for $75 per heater, including one propane tank. Please message us before your stay to confirm availability.

DESERT WIND NOTICE
Desert winds can become extremely strong with little warning. Umbrellas must be closed whenever unattended and overnight. Guests may be responsible for damage caused by leaving umbrellas open during windy conditions.

PETS
Well-behaved and trained pets are welcome with prior approval.
A $100 non-refundable pet fee applies to the first pet, and a $75 non-refundable fee applies to a second pet. Pet fees are collected after booking. Unauthorized pets may result in a minimum $500 charge.
Pets must remain supervised, sanitary, and well-behaved. They should not be left unattended for extended periods and must be kept off furniture and beds unless properly covered by the guest. Guests must promptly clean up after their pets and are responsible for pet-related damage, odors, excessive cleaning, landscaping damage, or disturbances.

FESTIVAL CANCELLATION POLICY
Reservations for Coachella Weekend 1, Coachella Weekend 2, and Stagecoach are non-refundable after booking.

SAFETY, AMENITIES, AND GUEST ACKNOWLEDGMENT
The property includes optional-use amenities that may include the pool, hot tub, sports courts, outdoor recreation areas, game room, sports equipment, games, kitchen supplies, cookware, utensils, appliances, children’s items, pool toys, flotation devices, yoga mats, and other household or leisure items.
All amenities are provided as-is for optional guest use. Guests are responsible for following posted instructions and house rules, using all amenities safely, and supervising children and all members of their group.

No lifeguard is on duty.
Swimming, soaking, sports, fitness activities, games, and outdoor recreation involve inherent risks, including the risk of serious injury or death. Guests assume responsibility for the safe use of the pool, hot tub, backyard, sports courts, game room, recreational equipment, and related amenities.
Running, diving, unsafe behavior, intoxicated use, and unsupervised use are prohibited. Minors must be supervised at all times.

FOOD, CONSUMABLES, AND ALLERGY NOTICE
Kitchen or pantry items may be left for guest convenience. The owner and host do not guarantee the freshness, labeling, suitability, or allergen-free status of consumable items. Guests are responsible for reviewing ingredients, avoiding allergens, and determining whether any item is safe for their use.

RELEASE, INDEMNIFICATION, AND HOLD HARMLESS
To the fullest extent permitted by California law, guests agree to release, waive, indemnify, defend, and hold harmless the property owner, host, property manager, listing platforms, marketing agencies, affiliates, employees, contractors, vendors, and agents from claims, losses, liabilities, damages, injuries, costs, or expenses arising from or related to:
• The guest’s stay at the property
• Use or misuse of any amenities
• Pool, hot tub, sports, fitness, game, or outdoor recreation use
• Consumption or use of food, spices, oils, pantry items, or supplies
• Pet-related issues, damage, or injury
• Acts or omissions of the guest or members of the guest’s party
• Failure to supervise children or other guests
• Property damage, personal injury, illness, loss, or death during the stay
Use of the pool and hot tub constitutes acknowledgment and acceptance of all applicable rules and risks, including swimming, soaking, slipping, diving, running, intoxication, child safety, unsupervised use, and use of pool or hot tub equipment or accessories.

This acknowledgment is intended to be as broad and inclusive as permitted by law. If any portion is found invalid, the remaining portions remain in effect.
