Public Beach Access (6th Block West) is directly across the street; quickest beach access on Folly!
***Please Note*** the upstairs flex space is not "technically" a "bedroom" because it does not have it's own private doors. It functions as a bedroom, and it is plenty spacious to sleep 2-3 guests, but I cannot call it a "bedroom" because it does not have privacy doors.

We had a great experience--everyone felt right at home. The house was clean, spacious, and perfectly located just steps from the beach. And, not surprisingly, the hot tub and tree swings were a hit the kids. Would definitely stay here again.
The perfect rental for a cozy beach trip! Steps from the beach, a short stroll through pretty neighborhoods to downtown for food snd drinks, and a clean, comfortable home for a night in. It was a perfect balance and we really enjoyed the stay. The home had a great vibe and the hottub was an hit on our rainy beach days. Every detail was accounted for, and communication with the host was reliable, friendly, and proactive. Would give more stars if I could!
Very well kept home and well appointed especially for being older. No TV by the hot tub but expect that was a temporary situation. Hot tub is newer and worked great! Access to beach is awesome, just a walk across the street.
Perfect cozy house for our girls’ getaway! Easy access to beach and city. Large dining table for games. Nice kitchen with lots of coffee and tea selections. Sparkling hot tub. Comfy outdoor areas for hammock and fire pits (propane and wood). Very responsive host, with easy check-in/check-out.
Wonderful house! The owner thought of everything to make an enjoyable stay for guests. The yard and area under the house are a fun space for children and adults alike! We had a great time and would stay in the house again!
Great beach house. Clean, nicely decorated right across the street from the beach access. Beds were very comfortable. It was a little too buggy to use the outdoor fire pit and hot tub but I imagine they are both great when the weather is cooler.Loved all the extras including the water cooler, espresso and fresh flowers.Great vacation in a beautiful beach house.
Super experience from the inside appointments, comfy beds, laundry and kitchen equipment, the layout for gatherings, the hot tub, the Solo fire pit, hammock, swings, bikes and other toys to the location and the beautiful, shady oak. Everyone could find something to do when they weren't on the beach. Fun place to stay!
The walk to the beach and pier was easy. The walk back on the street took dodging some vehicles. The porch and yard were very spacious, my daughter wanted to sleep in the hammock. The kitchen was equipped with everything and the coffee bar was exquisite!
This was a beautiful, charming house to stay in that was across the street from the beach. The view from the front porch through the oak trees was beautiful! The kitchen was well stocked and a haven for coffee drinkers. We drank coffee on the beach, watching the sunrise every morning! There was plenty of room for 6 adults.
This house has everything you need. It’s a 1-2 minute walk to the beach and a 15 minute walk to the shops and entertainment on Folly Beach. We are a family that likes to cook and the kitchen was well appointed. The deck is large with plenty of seating for all. The fire pit and hot tub were a hit. Michael was very responsive to our questions. Would definitely stay here again.
We had an amazing stay. Mike was a great host! The house was very roomy, clean and a very short walk from the beach. Mike also provided beach supplies and cute bikes for a fun and relaxing experience. When we were checking out we were already discussing coming back!
The house Sonos was great. We were able to listen to music anywhere in the house. The outdoor bar and front yard were top notch. Really enjoyed the home.
Great location- steps to the beach!
Each bedroom has a bathroom. Comfortable beds. Kitchen well stocked. Lots of beach chairs, towels, beach toys/games for all ages. We left a 10x10 tent to add to the collection. Owner, Mike, was very accommodating to all of our needs.
We just had a wonderful stay! This beach home is so lovely and comfortable, from the private front deck with the large dining table, rocking chairs and comfortable seating. It overlooks the beautiful live oaks and palm trees in the front yard. Set back from W. Ashely it provides ultimate privacy on the deck and a spacious front yard. It is especially peaceful in the evening with the night lighting.
This home is well appointed with interesting artwork everywhere. The kitchen is updated and easy to work in. The beds are luxurious! Everything about this home is well done with comfort and convenience in mind.
The proximity to the beach is easy access... out the door, across W. Ashley and onto the 6th street beach access. There is a playground nearby for the children, walkable to Downtown restaurants. Just a great property! We can’t
wait to return for a week during the summer.
The website painted a very different picture of the reality of this place. Some rooms have been remodeled others are in great need of some major attention. It looked as though a golf cart was available - not so!!! There were 4 bicycles there which would have been wonderful, had they not been chained with no apparent access to the keys to the locks. I believe it was a wonderful place at ONE TIME but it currently is need of much renovation inside and out. In addition some of the furniture needs to be trashed and replaced. We did have an amazing week at the beach! Great location! Great weather! Wonderful Family time! However it seems we were charged too much $$$$ for what we actually received.

Dear Mary: I am so glad to hear you and your family enjoyed your stay at my Folly Beach house. I am glad to hear you had amazing weather and that you enjoyed the location. The amazing proximity to the 6th block beach access is certainly one of the most exciting features of my home.
I would like to please take this opportunity to note that, of 30 reviews from past travelers on this platform alone, yours is one of the only reviews that did not receive a 5-star rating. I do make every effort before every single check-in to ensure guests will be astounded by the beauty, tranquility, quaintness, and the beautiful interior and exterior design of my home. This is certainly a 5-star property.
As past guests have overwhelmingly emphasized, the website paints an extremely accurate picture of my home; many past guests claim the pictures do not do my home justice because it is even more beautiful in person. Every photo on the listing is an actual photo of the house itself; there are no camera tricks, wide angles, or exaggerations of any kind in my listing; it is 100% accurate. Every single wall within the interior of the house has been freshly painted within the past year and a half. While my Folly Beach home does feature some rare and unique antique furniture, most of the furnishings are from Pottery Barn, West Elm, and various other high-end retailers.
I tried to review our messaging history to better understand your concerns and what I could have done better to suit your needs. I realize now, however, that you did not contact me at any point whatsoever with regards to anything you found to be unsuitable from the time of booking, the time leading up to your stay, during your stay, or thereafter. I did provide my cell phone number both on the listing itself as well as on the Welcome Letter you received when you checked in. I did politely request that you please contact me if you have any issues, questions, or concerns. You did not contact me once, so I was hopeful you and your group were simply pleased with the property and enjoying your stay.
The combination locks to the bicycles is exactly the same combination as the front door keypad code. This was clearly stated in the Welcome Letter as well as on the check-in instructions. If you were not able to unlock the bikes, you certainly could have called me or sent me a message, and I would have gladly assisted you in your efforts to unlock them.
I find it unfortunate that you expected there would be a golf cart available for your use; I do not know, however, where you got that impression aside from a single photo on the listing with a golf cart in it. I do not advertise a golf cart as being available for guest use; additionally, you did not ask me at any point if a golf cart would be available for you to use during your stay. Had you asked me the question, I would have told you no, a golf cart is not available. Additionally, I would have provided a recommendation for a golf cart rental company on the island so you could reserve one in advance.
To any potential guests, please know that a golf cart is NOT provided for guest use. There are, however, multiple golf cart rental locations on the island where you may rent a golf cart for your use during your stay. I strongly recommend this to any guests who require the use of a golf cart during their stay; please reserve one in advance from one of the many rental companies, especially during the busy summer months.
Additionally, please note that you were not “charged” for more than you agreed; I did not submit any reimbursement requests, and you were aware of the cost for the rental before you booked it. Accordingly, you were not “charged too much $$$$ for what you actually received”. You chose to rent my home for the listed price, and I accepted your booking request. You were not “charged” any more than the amount to which you agreed. Had you made your concerns clear prior to posting your review, I would have certainly made every effort to offer a credit back for any inconveniences you may have experienced, but you did not communicate any concerns whatsoever, so I was not aware you were displeased until I read your review.
I am strongly sympathetic to the concerns you outlined in your review, however, please know I would have remedied all your concerns promptly had you communicated them to me. Rentals on Folly Beach are beach houses; the charm of Folly Beach is the rustic nature of anything and everything on the island. My home is a classic example of a well-maintained, highly appointed beach house, and all other guests who have stayed at my home tend to appreciate the charm and hospitality I provide.
Thank you for your notes; I’ve taken each one into consideration and I will adjust accordingly as needed. I do think that you may be better suited to staying at the Ritz Carlton rather than at my beautiful Folly Beach home. Kindest Regards, - Mike C.
This house is in a great location, right across the street from a public access to the beach. The owner is incredibly responsive and accommodating. There are a lot of great amenities, such as the jacuzzi, a fabulous sound system throughout the entire house, and every coffee gadget you could want. The kitchen has been updated and is really usable, and one bathroom is updated. The downside is that many of the basics have been neglected. The house itself has not been maintained like an older home needs to be. There is a hole in the ceiling in one spot, and you can see damage from other leaks (but no current leaks). One of the couches is literally shredding apart and needs replacing. The other two bathrooms need updating. The biggest disappointment is the lack of usable outdoor space, which is critical at the beach. Despite the pictures showing nice outdoor areas, none of it is protected from the rain. The area under the house with the hot tub and big TV is under the deck, and the rain leaks through. The cushions and rug stay wet, and the entire area is musty and dank. We couldn't use it. All the other cushions on the deck and in the yard by the fire pit are constantly damp, buggy and moldy, and clearly haven't been replaced in awhile. The home has great potential, but needs a good bit of work.

Hi Johanna, I'm sorry if my Folly Beach house fell short of your expectations. All others who have stayed have given the property 5 star reviews, but I've taken note of your comments and I have since handled most of them. It was unfortunate that the weather wasn't in your favor the week you stayed; it rained every single day, which is not ideal for a summer beach week. This is likely why much of the outdoor space was not usable, but I do want to emphasize that there is no mold anywhere in the entire house. The outdoor furniture was certainly damp due to the rain, but it was not moldy. We were the smart group of people who booked a beach house a week after a major hurricane- although we didn’t plan that, it was just one of the many surprises on this trip. Mike was incredibly responsive, helpful, and made sure we had the absolute best time. The house was comfortable and cozy, every amenity you could need was available (there’s never enough towels in a beach house and somehow we barely made a dent after using the hot tub every day). We Could not have asked for a better time, thanks again Mike, see ya next year! Sorry about our friend Dan.
We had the best time on our family vacation at this property. Mike was a very accommodating host, very responsive, and you can tell he truly cares that you enjoy your stay at his home. The location was perfect, right across from beach access, which is great when you have young children. The house has everything: unbelievable sound system (I'm getting a Sonos now), every coffee option you could ever want, plenty of seating areas inside and out, accommodations for young kids like baby gates and a crib, tons of beach accessories like wagon, chairs and toys.
Outside does not disappoint either, plenty of usable outdoor space including a large table, very nice hot tub, and tree swings that the kids loved. There were several bikes to cruise around on and other outside activities like bocce ball, pin pong, and corn hole.
His house is right around the corner from a cool playground, a short golf cart ride to to the main strip for shopping and restaurants and down the street from Sunset Cay Marina. We love Folly Beach and will definitely be back again!
Mike's property is a dream. We had 5 kiddos and 4 adults; everyone was super comfortable. With steps from the beach, it is ideal for any group. The house has everything you could ever imagine from a full kitchen, laundry supplies, and most beach items including sand toys, a wagon, chairs, umbrellas, etc. There is bug spray, sunscreen, light medications in a drawer, spices, condiments, a PLETHORA of coffee options, plus more.
I have back issues and the beds were incredible. The pillows were unbelievably soft and the linens are high quality. There are board games, plenty of indoor seating, tree swings, two hammocks, fire pits, hot tub, TV's everywhere (literally every room of the house,) a dart playing area, a continuous gas BBQ/grill on the deck, and tons of spacious living space outdoors.
It is a super quick trip to Folly's main hangout area (roughly 3 min on a golf cart.)
IT'S JUST A DREAM. We can't wait to return to Mike's home and enjoy many more family/friend trips.
We spent two weeks with our kids and grandson and had a great time! House was perfect for our needs and right across from the entrance to the beach. House is less than a mile from the restaurants and shops. Mike is a great host. We would definitely stay here again!

The listing states I don't allow pets; this is to deter folks who are traveling with a pack of Rottweilers from thinking my home is an option for them.
I love dogs; I have two (non-shedding) goldendoodles who live with me at the house half the year.
