ON THE GROUND FLOOR
- The entrance is through a majestic door that leads to a living space of 134 m² bathed in light thanks to large openings that allow the landscape to invite into all rooms. You will enjoy a fully equipped kitchen with central island, a dining room, a table football, a piano and a large living room with XXL television
- A cellar allows you to store various small appliances and groceries
- You can make yourself comfortable thanks to the huge 36m² dressing room with storage on both sides, which can also accommodate visitors thanks to the additional sofa bed and a TV
- Wake up facing the mountains in the 22 m² master suite with whirlpool bath and shower open to the outside
- 2 separate toilets

ON THE FLOOR
- Stairs lead to 3 bedrooms each with a double bed, dressing room and shower room. Each offers breathtaking panoramic views and access to the roof terrace.
- The roof terrace, with a surface area of 167m², is particularly pleasant at the end of the day to enjoy the sunsets facing the mountains as far as the eye can see.

IN THE BASEMENT
- If you feel like exercising, go to the gym. In this 71m² space, you can enjoy a large sauna, as well as plenty of weight training and cardio equipment (bench and rack, trampoline, fitness mat, sports bag). A sleeping area has also been set up with two sofa beds and an XXL TV.
- In the secure garage, you can accommodate two vehicles and play several around table tennis.
- A washing machine and dryer are available in the laundry room.

OUTSIDE
- The swimming pool with a total area of 100m² is a real gem. While the 25 m² submerged beach will delight the little ones, the 75 m² infinity pool and the integrated heated jacuzzi will delight the older ones. The depth varies from 1 m to 1.70m.
- For total enchantment, a second 7-seater jacuzzi overlooks the cliff.
- The terrace will immerse you on all sides in the singular setting of the island, between the mountains and the Indian Ocean. From the sun loungers and outdoor lounges, you can relax while watching the ballet of French puffins and strawtails.
- Finally, the 85 m² pool house houses a bathroom and toilet as well as a large covered area to meet around the dining table and enjoy good meals cooked on the barbecue or plancha.
Cooking enthusiasts will be spoilt for choice as Villa Phoenix features an Ofyr brazier, Weber BBQ, gas griddle, and wood-fired kitchen.
- The private car park secured by an electric gate can accommodate many cars.

SECURITY
The swimming pool has protection systems (alarms), but it is not supervised and remains under the full responsibility of the tenants who will have to ensure supervision, especially that of children.
The property is located on a cliff edge. For your safety, a removable protective barrier is installed for the duration of each stay.
