The River Run is a boutique and curated bungalow, one block from the fabulous Brazos River walk and entrance to gorgeous Cameron Park and its 20 miles of single track trails. Only a few blocks from downtown eateries, The Silo’s and the zoo, the home is ideally situated in a quiet little transitional neighborhood close to everything. Take a jog in the morning down the Brazos River walk and see the famous Waco Suspension Bridge and get a bite at the many food trucks and small businesses close by. Evening walks by the river reveal lovely views of the water and beautiful animal sculptures line the way - a perfect opportunity for your next selfie:)
The home is so darling, curated and considered for your enjoyment. Two bedrooms and one bath will comfortably house your party and the kitchen is fully stocked and functional with all necessary appliances and cooking utensils, should you desire to stay in.
Relax on the full-width front porch or chill out in the very secluded and fenced off back yard in the red Adirondack chairs, under the string lights.

The house has been a multiple years labor of love for us, as we took it to the studs, and took our time putting it back together. We feel that it is finally ready to release into our vacation rental fleet, and we can’t wait to host you here! The River Run is a perfect home away from home and a launching pad to all things Baylor, Waco and Magnolia.

It was a nice stay for our mini vacation

Wish we stayed longer
Needed a one night stay in order to make a trip to Dallas/Fort Worth extra special with a quick stay in Waco. We found this gem of a home that allowed a one night stay and it was so cute and perfectly placed in town that we wished we had more time to enjoy the town and the ammenities of the property. From the front porch to the cute backyard fire pit area, there are so many ways to enjoy the home. It’s so close to the river and easy access to downtown. The neighborhood felt perfectly safe and we had no issues.

Perfect location!
We had an amazing time staying here. Josh was so kind and responsive and gave GREAT recommendations for our time in Waco. We were close to the Silos and to other attractions downtown. The beds were so comfortable and my friends and I enjoyed our slow mornings drinking coffee and visiting on the porch! Would definitely stay here again and would highly recommend for others to stay!

Cutest little house with everything you could possibly need. Excellent host and the best beds ever! Close to Magnolia Market, eating and shopping. Perfect for a getaway.

Our names are Josh and Jill. We run a hospitality company called Hospitaller Homes here in Waco.
Josh started the company back in 2006 flipping homes and buying long term rentals, etc. His family is well established in Waco with over 100 years in the community. His lover for Waco will show when he does everything he can to show you what Waco has to offer. Look for his favorite restaurants and activities, sent to each guest prior to their stay!
Jill is from Scottsdale and went to Baylor. In 1994, she started the famous Common Grounds Coffee shop on the campus. Her goal was to find a place for people of all types to come and feel at home and find community. Her sense of design and style shows through in every home she curates for Hospitaller Homes. She has since sold Common Grounds, but her legacy lives on in a Hospitaller Home. See our Facebook for all the homes we have.

Why they chose this property

We LOVE this little home. What is not to love? Huge full porch, quite neighborhood with little families. Joe, our neighbor across the way, told us he has lived on this street for 60 years and has never had a problem and loves how quite the area is. Walk out the front door, take a left down David Street and you are follow a tree lined back street straight to the Brazos River! You are then on the River Trail. Go left into the gorgeous Cameron Park and Zoo area, or go right and in tenths of a mile, you are at the Waco Suspension Bridge and down town. We have walked to the Silos Area before and it is a little over a mile. The Zoo is about 5-6 blocks away, also. Bikes would be ideal. There is so much to do!

Josh just bought it and surprised Jill with it. He had a vision for a little home that was in a transitioning neighborhood, but close to everything. Jill saw the home and instantly knew what she wanted to do with it. She added a HUGE full length port, vaulted the kitchen and living areas and updated the bathroom and added beautiful landscaping. Everyone who sees it loves it and people stop in the street to tell us how much they love our little home and thank us for making the little neighborhood even better.

The home has been used as singe family as well as long term rental and even as a home for women coming out of addiction and back into society. The home has experienced a revitalization and we feel has met her true potential of making many people happy and comfortable on a daily basis! Whenever we stay in one of our homes, we look for this one first because we just love the zen feel and easy and quite location of our little gem.

What makes this property unique

I think this is the closest vacation home to the Brazos River and a block from the Park Trailheads. There is nothing like the unique location. You are near the City Center without the hustle and bustle of the City and sounds. The little park road a block away turns into University Drive and leads straight to Baylor and fine dining. We feel completely save in our little neighborhood and all our neighbors are glad we are there. Our cleaning crew and our company's maintenance man both have families a block or two away on the same street.
